Edited to add after Rancho response to my review: I"m not sure how you can say our complaints were treated equally when we were the ones who got a letter threatening eviction and not the other tenant after you didn't even investigate. As for you saying the correspondence went directly to the owner and not to us? How do you suppose we got the letter if that's the case? It came addressed to us at the location we are renting but the letter inside was addressed to our landlord and had her current address so she obviously did not get the correspondence as WE had to tell her about it and send her a picture of it. Just another of your many screw ups. Telling us to go through the owner because that's who you have on file? Really? We had to fill out a form for you with our contact information and you managed to contact us when you gave us little notice on THREE occasions that we made ourselves available for access to the unit that you messed up by once giving us the wrong date, once giving the repairman the wrong unit number and once not ensuring that the other tenant whose unit needed to be accessed at the same time was available too. How hard is it to copy the tenant along with the landlord in email correspondence when you have their information too. I don't appreciate you trying to excuse your ineptitude by deflecting. Don't reply to me again. It's clear from other reviews that you have issues with communication. Water shutoff notices are dated before they are put up to make it seem like more notice was given. I recently saw someone moving out who was beside himself because he couldn't get into his storage unit since he didn't have a key as the lock was changed and he was unaware. We are in the same boat. No access to our storage unit because we weren't told about the lock change. I'm sure you'll try to blame the owners but it's more than one unit and I think landlords would consider that important information to pass on to tenants . These people do not return calls or emails, at least Natalia doesn't. We received a letter regarding an unfounded noise complaint against our unit. They based this complaint on the word of a woman we have history with who lives above us and who decided to retaliate by making up a complaint against us. Natalia also fabricated a story in this letter about us bothering neighbouring units (as in plural). We did not believe this to be true so we took an opportunity to introduce ourselves to the left, right and below neighbours. They all said they've heard nothing from us. Maybe it's not a good idea to lie about something that can very easily be disproved. I believe we deserve an apology over this letter. She went on to say that if the complaints continued we could receive fines or face eviction. I'm pretty sure you actually need to prove complaints before taking this kind of action. Rancho once told us we had half an hour to allow the plumbing/heating guy in or locks would be broken and have to be repaired at our expense because they mixed up the days. Rancho told us they would be here the next day but the guy came a day earlier and we were at work. Another time they gave somewhat short notice and the plumbing/heating guy showed up and said it wasn't our unit he needed access to but the one next door. Another time with somewhat short notice the plumbing/heating guy showed up and said he couldn't do anything because he needed access to below unit at the same time as ours and there was nobody home there. We have to take time off work for these things. If any condo board is desperate enough to hire this company, make sure it's not a long term contract and also insist there is some sort of service level agreement in place where they are required to respond to tenants/owners within a certain period of time. The people who pay them deserve better treatment and service. Rancho, please don't insult me by replying to my post to suggest I get in touch with you via email to discuss as we know that gets us nowhere. That's why I had to resort to posting here. We have a great landlord but Rancho is something else.

Like many people that own units in Chocolate Condos, this management company has been a disaster from the start. The building manager has no idea what she's doing and is unable to communicate effectively about anything. She is abrupt, dismissive and unprofessional - I have no idea why the Board continues to pay these people. They are obviously overworked and care little about the buildings that they take care of. You'll see what I mean the minute you have to take anything up with this particular building manager. I suspect that they also profit on the side from their contractor contacts, because the prices that they seem to always get quoted are outrageous.

Amber Johnson is a very poor representative for Rancho. She is Rude, condescending and does not follow basic guidelines as outlined by the RTA. As a rep for Rancho she is slow and Incompetent to address any real issues, but given the opportunity she will make it her personal mission to try and screw you over. She loves to power trip and pretend like she has any meaningful authority when she does not.

ZERO stars… They manage our community and the ridiculously high resident fees (I’m told) are β€œfor flowers”. This year they have sent a every single residence an official letter stating we are all delinquent with our fees and will be sent to collections - this is ridiculous as most have paid their full fees months ago… and the website for paying resident fees is not user friendly to begin with. They do not return messages. I wish we could fire them and find a friendly company who cares.

This company schedules an invasive event of some kind nearly every month. Weather they are shutting our water off weeks apart, testing our fire alarm systems (alarms constantly going off for half hour or more at a time) every month for 4 months straight, drain cleaners, underground parking clean up, fire sprinkler cleaning. It’s absolutely ridiculous. I feel like anyone with a brain would schedule these things all in the same day or hire company’s that are competent enough to do it right the first time and not have to come back 3x over to do a simple task. Would look into who is managing your condo before renting. If it’s Rancho Reality I’d re think your decision

Rancho is a pretty mediocre company. They do their job but not that well. They are a brutal company to deal with and I am shocked they've been around as long as they have been simply based on the lack of decent customer service. They don't seem to take responsibility for their own negligence. I have waited over three months for my intercom to be set up which we all know takes less than a day typically. I finally heard back and there wasn't an apology of any sort for the delay. There was also an issue with set up and no follow up to ensure everything was taken care of. Rhonda, the administrative assistant, absolutely shouldn't be the first point of contact. She isn't welcoming, helpful or kind. I called in to pay my move in fee of $100 and talked to a sweet receptionist who didn't know the fee. I advised her it was $100 and she took my credit card and processed it without any issues. I received a call from Rhonda the next day and the first thing she says is: "We have a problem" sternly. Apparently because I "told the receptionist it was $100 and it should be $105 because of tax" so I apologized and mentioned that perhaps there needs to be more training for staff. Rhonda went on to 'lecture' me that in small print it says there is tax on top of those fees. You know, it could've been a COMPLETELY different experience had Rhonda said "Hello! I'm so sorry but you owe a difference of $5 because of the GST, can I collect the difference?" - that's no problem! But she was immediately rude, condescending and made me feel like it was my fault. I'm just a tenant trying to move in, lady. Overall, it's great there is an app to see your stuff and I am grateful I don't have to deal with anyone from this company face-to-face. I'd highly suggest they work on their customer service skills and back-end organization.

If I could leave 0, I would. We have been without a functional door intercom/access system going on 5 months, in those 5 months Rancho has provided 1 single source quote for replacement. Hot water tanks were scheduled for replacement and the building was given about 2 hours notice that we would be without hot water for 1 day... 3 days later... we still didn't have hot water and didn't have any communication on what the delay was or an ETA Any issues or questions are given a copy paste "I am looking into it" response with zero follow up, and probably the WORST communication I have ever seen. If you can, replace them Complaining to their email goes nowhere

I prefer to give positive reviews but not this time. After an initial communication regarding a possible leak, I have received no further communication. No response to text, email or phone. No human being to talk to from any of the three Calgary offices. Also, it took over three months to get a storage locker emptied from previous tenants. Update: Since this post things have improved. There has been more communication and some other issues resolved. Updating and communication is still patchy. How hard is it to acknowledge a call or text? So I am upgrading this review from one to two stars and will keep an eye on how things progress. Stay tuned.
