I have been working with the team at Unit Management for over 2 years, as an emergency restoration project manager and they are fantastic to deal with. Their number one priority is to minimize inconveniences and costs to the people living in the communities they manage. This can be a tough position to satisfy all the parties involved at times but they always ensure that the job is done right and on budget. With rising deductibles and premiums the team at Unit Management are always looking out for the interest's of the condo owners and board of directors without compromising the health and well being of everyone involved. As a contractor working for Unit Management I appreciate that they keep us honest and accountable for our work. They work with us throughout the duration of the projects to ensure that we have the answers needed to minimizing delays.

Unit Management Ltd. have been managing my Condominium in southwest Calgary for many years. I have been a Board member for many of those years and as such, I have worked closely with the owner, office manager and other staff at Unit Management and have high praise for this property management firm. They tick all the boxes when it comes to a property management firm: good value, transparent, responsive, established processes, integrity and honesty.

Worth noting the "5 star" reviews here are generally from people that never reviewed anything more, the lower ones are former owners forced from their homes in many cases. I suppose my biggest concern is how bad the communication skills are, a primary value add of this role. They blame the boards, and say they're just too busy to respond in a reasonable timeline, I'm curious why they feel it's important to have more work than they can handle. Missed emails, calls never works, terrible project management (costs us hundreds of dollars extra a few times now because of their inability to communicate), and generally a terrible liaison for the unfortunately bad board I have. They've even helped our board break the Alberta Condo Act several times now, another key function it seems. I'd recommend going anywhere else unless it's your boards hope to break your bylaws and the condo act. When you read these reviews you'll notice they blame anyone else and never take accountability, a good sign of a juvenile team

I work with AJ and he is absolutely the best Condo Manager we have ever had. They are always so easy to deal with and everything gets dealt with in timely manners. it is wonderful to deal with Unit Management.

I have both been on the board of our condo association and an owner. Pete and his staff at Unit Management have always been timely and informed. I highly recommend his organization. He is someone you can look forward to working with.

I don't usually leave any negative reviews in Google, I just avoid such services anymore. However, being a homeowner, I would have to deal with this company for a long time. That's why, I would love to share my experience and perhaps hear a feedback from Unit management. It seems that their response on Google reviews is much better than to emails or phone calls. Long story short, I found a huge gap between my window trims. This was in May. The plastic trim was deformed over the years and weather conditions, and this process is unreversable. The only way to rectify this is to change the window. I can hear wind whistle, when it's heavy rain the water leaks through, now it is cold and I have tons of frost on window surface. I had 2 contractors inspecting it. After first inspection Pete told me " to leave the window closed and not open it for a long time so it forms back". Like really?? How not opening the window would solve the problem? Plastic never shapes back. And how can anyone recommend keep the windows closed instead of fixing them? Pete, would you do this in your own house, or to your own kid? The second contractor approved job, and said it will take couple month to get the window in stock. Pete told me that he needs approval from condo board. And that's it - his responses finished here. That was in October. Since then I sent him several emails, and never got a response back ( it is Christmas time now). It is -30 now, and all this negligence can cause not only my 7 year old son get sick, but also cause burst pipes, and huge damage not only to my condo, but others as well. I have never dealt with such unproprofessional, unaccountable, ignorant and rude people. FYI: funny, but I have never got a response that quick from you guys. And I am Not missing anything. "The key is" - Pete never follows up with me. "The keys" is - communicate with the clients, give updates, FOLLOW UP, or respond me when I am asking what the progress is, not ignore my emails over 2 months!!

Unit Management has been our condo board representative for over a decade and we like that they are a smaller company that responds to our calls promptly even on the weekend when we are dealing with floods or backups. They don't leave it up to their assistant or an automated system after hours. We like the smartphone app they use to keep all of us informed. We have had some enforcement problems with some residents who regularly defy the bylaws and bully the board as a result, and our Manager has handled these difficult situations gracefully on our behalf. Thank you for everything you do UM!
