Anyone can park anywhere. No security and nobody from Boardwalk care. Even people who doesn't live there can part the whole night and no one cares.

Stay far far away. You will be lied to through and through to string you along then be told nothing is going to be done. My "brand new" fridge wasn't working the day we moved in. It took numerous complaints and 3 and a half months before someone finally fixed it. I lost hundreds of dollars in food in that time frame and was promised by the call center it would be paid back. The manager continued to tell me he wasn't getting our information they needed to reimburse us, then when we were finally moving out told me he "did not believe we had so much food go bad and they were not going to reimburse me" - he also mentioned I had to prove with receipts (6 months later keep in mind) that I had even bought said food? Because people don't eat right? And I was not told this by the client care rep that told me they would reimburse. I was told to write a list of what we had lost and that was it. No mention of any receipts, and I would have gladly shown bank statements showing the grocery store purchases, but that was not acceptable in their eyes. I eventually gave up after months of trying to be reimbursed because I was sick of being lied to and given the run around. On top of all of this, they promised to have my mail forwarded to me after I moved out. Finally was able to get in touch with someone to find out this is not the case and they cannot speak for what has happened to my mail. The new reno's can't cover up the terrible customer service. Avoid this company by all means.

tl;dr: Very poor management, won't see the same person, standards keep changing as a result, do not expect help unless it affects Boardwalk's profits. Lived here from May 2016 to Mar 2019. The bedroom heater in the winter would occasionally start up in a thunderous wake-you-up-at-4-am slamming noise. Toilet has a tendency to not properly close the rubber stopper despite maintenance repairing it a few times. Annoying, not deal breakers. So, trend with the other vocal reviews is this: the management. I don't know if this is usual but for the near 3 years here I think I've seen about four to five different people in the lease office. There is no continuity of care here. Likewise each new face promised to assist in problems that I had with people constantly parking in my paid parking stall. I do love how they ignore me for three years but the person next to my stall gets the entirety of Boardwalk banging on my door one night because I had to park in the stall next to mine. Because some random person parked in my stall. Again. Gee, thanks. Speaking of the parking situation. The stall number has been broken for about a year and a half now during the time of the renovations to the exterior to the building. By the way, the male manager at the time assured it was only going to be in the summer of 2018. They didn't start the reno until about november 2018. Loved that. Speaking of reno and constructions, when they were working on the building next to the one I live in, the construction crew placed a storage crate on my parking stall. Didn't tell me. Didn't move it. Left it there for the 6-7 months I believe when they were renovating the building NEXT to the one I lived in. Boardwalks' solution was "uhhh, so how about you just like...we move you to a different stall?" Thanks. I sure didn't pick my parking stall because it was next to the entrance to the building. As a sidenote on the parking stall number, it was taken or just broken off during one of these construction periods. I've told the lease office about it, the most recent person in the lease office from the start of the year said it should be fixed, the maintenance man with him said it was 'just a piece of plywood and spray paint' and easy to fix. That was about two months ago. Pet policy has also changed over the course of the 3 years here. When I applied dogs were allowed. When I renewed my lease a year later the new female lease person vehemently wanted to throw my dog out and/or me and the wife too. At the time since I was renewing my old lease I could show them the accepted dog on the lease so it must've tied her hands. Didn't stop her from having Boardwalk management from a high rise down the street phone and 'offer' a lovely place for us. Okay, so one star off for the parking, one star off for high turn over and lack of quality management, one star additional off because of someone trying to either lie or 'convince' me to do things. The last star off is why I'm writing all this. I'm trying to move now. I'm not on a lease anymore. Because it would not save me any money to be on a lease with Boardwalk. I give my notice to leave on the 4th of march 2019. I'm told that's not enough time. I'm now 'breaking a lease' except I'm not on a lease. And I'm charged a thousand dollars. That said, the lease person did try to talk to management on my behalf, so I appreciate his efforts. But he said it was unlikely. Apparently the management guys are counting from not the start of the month but another two weeks on top of that. Great. Where do I get a thousand dollars? Guess I don't have to pay my taxes or contribute to my pension anymore. But as you'd expect, why would Boardwalk care if I can't pay for something petty like taxes or pension contribution.

I was a tenant for 2.5 years are was VERY satisfied with the apartments, maintenance and resident managers, both at the building and head office. Abiy (resident manager) was always available for issues or just a genuine chat?. Would definitely recommend!!

I have lived at Boardwalk Varsity Place for just about a year. I have been super satisfied with the service I receive from Abiy as I am able to reach him by phone, text, email or there new app 24/7 for any of my needs or requests. Maintenance requests are addressed ASAP. Landscaping looks amazing. Our building is also very quiet. Everybody is super respectful and friendly, also kid friendly. I highly recommend Boardwalk Varsity Place if a quiet clean, safe home is what you are looking for.

I am a Canadian Forces veteran officer. This place caught my eye due to the proximity of amenities nearby. Was amazing experience finding an apartment here. Staff were so knowledgable and secured me in my place within a week. Abiy must be given credit for his hard work, ongoing care & assistance and even went above & beyond his duties to help me when I had a flat tire in the parking lot. Great community and family there! Friendly apartment to live in; Aiby and other staff were very helpfu and friendly. Quite neighborhood close to amenities but please note that it can be sometimes difficult to recieve deliveries - best to include detailed instructions for FedEx/skip the dishes etc. It can get a bit hot in the summer time on the upper floors of building B since it is west facing. Also, there is no wired connection in the upper floor and i noticed that connectivity is brought down (I was paying for 150 mbps download speed but realizing ~80-100 mbps without using a range extender).

If this place fits your budget, look no further. Well maintained building, excellent management, safe and secure while being in one of the best neighborhoods in town, we thoroughly enjoyed our time here. Lived there for only a year, and would have stayed on had we not bought our own place. What everyone seems to miss pointing out is the fact that this building is literally 10 metres away from what has been voted Canada’s best natural park (Dale Hodges park). Every single sunset and sunrise was a sight to behold here and it truly was the most fulfilling experience of our lives. Abiy takes care of everyone in the building like family and he definitely deserves all the kudos that he gets.
