We were one of the initial tenants to move into the building when they originally opened. We chose to live here even with the premium price point due to the amenities and reduction in vehicle costs while most of the amenities were not open yet. Initially in our first month, we raised issues regarding the heat in our unit. During the day in September it would sit in the upper 20s and at night may drop as low as 20… with the door open. This was raised to management at the time, we had trade workers come and validate that our heat wasn’t running; which we had previously clarified and provided temperature readings throughout the unit. Management stated they would try and cool our unit down. In that time we had been promised multiple times a fan or way to cool our unit down would be provided. 9 months and 4 building managers later, we still have no resolution beyond β€œopen your door, we will try and get you a fan”. Fairly disappointing to be paying nearly $2500(!!) a month with no ability to cool down our apartment. With covid the amenities we had been paying a premium to have were unusable. When it came time to renew our lease, we were provided with a whopping $10 a month discount but only if we signed another 12 month lease. We requested a meeting with management but we’re provided with a meeting with the administrator, at which point we were brushed off in requesting our heating be addressed and a discount for the inconveniences. Here are some other negative points of the building: - extremely poor handicap accessibility, no handicap accessible doors to amenities or to the parking lot - if management isn’t in the building you cannot buzz someone up to your floor, you will have to go get them and let them in - if management isn’t available, you cannot have visitors into the visitor parking and they must pay for parking - management is unresponsive and has had a high turn over rate (4 building managers in 9 months) - multiple follow ups and reforwarding emails to not have tasks completed in a timely manner - charge for absolute everything, want parking? Pay. Want storage? Pay. Here are the positives: - the maintenance manager Todd is the absolute salt of the earth. He has been nothing but helpful where he can and is the shining light in the management of this building - convenient to access transit - convenient access to save on and the mall I would not recommend living here, management is uninterested in having happy customers, but instead squeezing that premium dollar out of every single tenant.

DO NOT GIVE YOUR MONEY TO THIS PLACE! This is my first apartment I’ve had for myself, the area was new, management was friendly ( at first ) and everything seemed well kept together except how pricey it is. I took a chance on them and since I moved in and even AFTER I left it has been hell. Before I signed my lease there was an important notice from myself to Management that I only needed to rent the place on a 8 month lease due to moving after. They continued to offer one month free with moving in & sent over my lease. Months later I find out that they sent me the wrong lease that is 12 months. As frustrating as this is I get in contact with Jillian Cunningham & Bianca Bowie and they tell me I’ll need to pay a full month rent payment for THEIR mistake. This is already enough for me to say the company has poor management. As I try and figure out a solution, I asked that instead of me coming out of my own pocket for this, maybe they could just keep my security deposit. They do end up agreeing so at this point I already can’t wait to leave. A few days before I move out, Bianca Bowie sends numerous emails questioning why my lease is being broken. Keep in mind I’ve already communicated this multiple times that I was only going to be here for 8 months. After that I mentioned if they could do the walk through with me before I leave, Bianca and Todd (maintenance) assured me that they are able to without me there. This was the worst mistake I made. After I leave the apartment, out of nowhere Bianca Bowie is to get in contact with my co-signer at the time. She send over a report with an abundance of fees that I need to pay over $3500. Not one phone call or email was sent to me regarding any of this. So I email Bianca about this report and she never responds. I called the front desk many times, she never responds, same with Jillian. I wait and wait for a month, later to find out SHEENA ISSAC replaces her position. So of course I reach out to her explaining that these charges are extremely out of pocket and unfair. To get a second opinion I asked a commercial law lawyer that I know, he agreed that it was completely absurd. After emailing Sheena Issac she NEVER responds. I wait a few weeks, then find out the report got sent to collections, HA. Clearly I don’t need this on my credit so unfortunately I had to pay another whopping $1900 for something that was completely bogus. All they care about is the money you’re giving them. The whole Management is responsible for this & till this day I haven’t got an email back. DO NOT GIVE THEM YOUR MONEY !!!! GO SOMEWHERE ELSE.

Been living here for little more than a month. The interior is okay, appliances are a bit of older models. The amenities are great and it is very pet friendly. Also Todd, the facility manager is a great guy. The location is also great and vert desirable. The reason this is getting a one star is because I am paying $1700 for an apartment that shakes every few hours due to people dropping weights (writing this at 11:30PM with someone dropping it every 5 minutes), has no A/C (I wouldn't call this luxury or premium without this), and a few flaws in my unit (like the balcony door doesn't really close. Worried about the winter). I also sent about 10-15 emails easily to management, but the only thing they did was put up signs that says don't drop it. It wasn't really enforced as I still hear and feel the weights dropped every few hours. I also messaged management BEFORE I signed multiple times in person, on phone, and on email will I hear the weights drop? They reassured me β€œit is cement, you will not hear anything.” Obviously they will lie as much as they can to sell. Would I recommend this place? With how much it costs and waking up middle of the night or early in the morning because some person drops a weight, I would say it is better living somewhere else. EDIT: Since I don't know how to reply to the response by the owner, I'll post it here. If you did read the review you will noticed I said I sent 10-15 emails easily to management about it. Still waiting to see if they will eventually put extra padding on the floor or not (per my recommendation). 2nd EDIT: Finally solved the issue and got moved to another suite after a long period of complaining and waiting. Going to up it to two stars for solving my issue but taking forever to do so.

I was excited about this building and wanted to lease 3 units for hopefully 3 years between my family and I. We loved the location and the building looks very nice. It's a newer place with everything we wanted nearby. My view of the building changed after dealing with the building manager. She's rude, cold, talks down to people and that's only after you finally manage to track her down. She avoids contact with people at all costs. She ruins a building that has potential to be great. I believe her name is Shina (or Sheeba I forgot sorry). She seemed very upset by even being on site so hopefully once she's gone we will return and have a positive experience! There are many people that would have the customer service skills for this position!

Here's a question: when the back patio area is supposed to be CLOSED at 11:00pm, why are there young adults and teenagers partying, having fires and drinking until 1:00am? Why is this a common occurrence and why is the 11:00pm rule not enforced? Some of us have units directly facing the noise, and it makes it impossible to sleep. Do not advertise 24/7 security, and charge tenants exorbitant fees for random acts such as off leash dogs, or calling the emergency line, when, as a management company, you cannot enforce and uphold the rules you have allegedly put in place. What an arbitrary joke. Instead of chasing petty cash from tenants, how about you make the building enjoyable for the people paying top dollar to live here, and enforce the evening curfew so people can sleep. Management asks for money all the time, instead, maybe do your JOBS and earn the salaries you already get paid. 1/5 stars

Spend your money elsewhere!!!! Management is a blackhole where they will not address or help with any concerns until earliest 4 months (that's if you are hounding them down with constant phone calls and emails) I wish the manager that I signed my lease up was still here. Other than the pet friendly aspect of living here there is really nothing special. Super overpriced for what you get and I feel ripped off

DO NOT MOVE INTO THIS BUILDING. I currently live in the building, I would not recommend anyone to live here. Walked past upper management in the hallway and they were laughing talking about how much money they are making and how successful the building has been. The appliances are horrible. They ask for money constantly, have heard other residents mention they have been β€œ caught β€œ on the security cameras. The management only cares about money. That’s CLEAR in there behaviour, but don’t get caught bragging when there are clearly problems. Sheena Isaac is extremely rude and has very bad communication. Todd on the other hand is the only helpful person in the building. He’s super easy to talk to and exactly what you want out of management . Overall, the building has such potential given the location and the dog park but management makes it difficult to enjoy anything. We’ve heard it’s had a high turnover, however, it is much overdue once again as the management is horrendous and honestly a joke.

Disappointing. We were promised nighttime security, that was cancelled with absolutely no information to the residents. The amenities have been closed since September for covid despite all other buildings having their amenities open. Get locked out of your apartment? 200$ bill for someone to come let you in despite the promise of night time security. Have a question for management? They will email you back in between 3-7 business days. Elevators out of service? Their will be absolutely zero communication to residents. The fire alarm goes off at least once every 2 weeks with again, zero updates to residents. Want to have guest over? guest parking stalls cost 15$ a day. If someone else has the parking pass their is no guest parking so they will be paying insane street parking fees. Building completely changed owners? No updates to residents.
