A local family owned and operated business, Urbanlife has been managing Residential & Commercial Rental Properties in Edmonton since 2002.  While the roots of the official Management Company may not yet run very deep it grew out of the business of housing Albertans for almost 50 years.  All Residential and Commercial buildings under our management were built under the direct supervision of our principals or forefathers.   This means we know our buildings intimately and are invested in providing long term and quality premises for both our residents and business operators.

ULM will be friendly and helpful right up until the day you decide to move out. We were GREAT tenants (not to brag) for 2 years and referred a few families to them. We thought the rent was a little high for size and the fact that they are super old and not in great condition… but still chose it for location. The maintenance staff was friendly and relatively fast. But I am SO disappointed in the office staff. Not only did they try and make move out as difficult as possible, they were SO rude and short with me every time I came in. Not only did the force us to stay a month longer than we wanted, they FORGOT we were moving and got me a ridiculous cleaning list the WEEK before moving out. And after reading other reviews I am pretty nervous of how much of our 1400$ deposit they are going to keep. I am guessing all of it… even though this place was in pretty poor condition move-in and I have tried to keep it pretty immaculate. SO so angry and how we have been treated and have left the office in tears on multiple occasions. Will NOT be rented or recommending ULM ever again.

Eww. Just...ick. Absolutely zero professionalism. Extremely over priced. Homes not even remotely as pictured in the ads. Renter beware! We were shown 3 units that seriously should have been condemned. We felt like we had to take showers afterwards to wash the filth off. Wow. Just...how can you even show these places with a straight face? Dodged a bullet but regretted ever wasting our time to view. Also, managers should wear a mask, as they expect all visitors to. Simple courtesy in these times shouldn't be beyond you.

This place causes extensive damage to your private property and hides behind "not liable" clause. Their staff is unprofessional, hostile and one employee tries to cause physical fights, mocks and stalks/harassing tenants. Contact me for supporting info, would gladly share the evidence we are gathering.

If i have the option to not rate this place i would because they do not deserve it. I approached to let them know because of this pandemic, I will be leaving at the end of my leasing date and cannot continue. On the agreement it said i had to let them know two months before but it did not come to mind due to everything that has been happening. I had told them i cannot afford it after May. Not only did they say they refuse to help me, they RAISED the june rent from 1490 to 1720 because the incentive was done for May. I have told them to at least do the diligence of helping people as i had missed 20 days to notify them but they up rightly said no they won't be able to do anything. I have to now take matters into my own hands and take it further whether to more social media platforms or let the news have a nice story to tell because that's no way to treat a tenant. You should be doing what you can to help your tenants because that is how you would get real, loyal future tenants and have good reviews. The office seems to be selective in the people that they help and i clearly see that its not right especially when people are going through this rough time. When i previously worked in property management, i made sure i had a relationship with my tenants because that builds connection and shows loyalty. I made sure that i could help anyway i could and exercised all measures to ensuring that my tenants will be good. A few woman in the office don't know how to better assist and I'm sure if it was their own family that was in jeopardy, they would be quick to find a solution. Would never reccomend this place and will be leaving more reviews from me on updates on what's been done.

Bad experience. From 1 245 $ security deposit they kept more then 1000$. Steam clean the carpet for 190 $, what we agreed too. Everything else was good to the inspectors satisfaction. I had no pets, no kids, no visitors or parties at this home. Even when I was cleaning the house for a couple of days, every window from the inside and outside a couple of times, they charged 3 hours for cleaning. 200$ for maintenance repair and labour (for what?), 300$ for gas and electricity, even when I cancelled it already and payed the last amount to the gas and power provider. Disappointing. And makes everyone angry, when trying to keep as much of the money as possible with a deceitful behaviour. Deceptive, because even when asked specifically, Urbanlife didn't mention they would charge for all of the above mentioned. If you want to avoid anger, disappointments when moving out, avoid Urbanlife at all costs.

What a terribly greedy organization. We had a payment arrangement to pay on the 20th of every month because of me being laid off and us depending on child tax to help with our rent. Iona said it was no problem, then when I went to pay the rent andlate fees. she said she sent a notice out stating late fees were being applied to suites again but we did not receive a letter and she even said she knew we did not receive one. I will be pursuing ending my tenancy immediately. Do not move into these places until you've had a health inspection confirm that this is a suitable home, they do not clean their suites before moving in. My window is falling out of our bedroom and we pay a fortune for heat because these places aren't sealed and haven't been serviced properly in years. We will be posting our attached health inspector results as well as the many things that they back on on the deal. Such as glass on patio when moving in. Termite infestations, mouse infestations, and a terrible matience team that has no clue what they are doing. Stay away go rent somewhere elese

For what you get, the price is right. Our place is nice and big for our needs, we have new appliances, a lovely fireplace, and a small yard that is nice to relax in during the summer. Our neighbours are all friendly and inviting so we lucked out there. I love that we are close to everything like major roads, groceries, shopping, and food. Management has been accommodating and friendly throughout our entire stay. They also do all of our snow-blowing/shovelling, as well as grass cutting which is excellent especially for people with limited physical abilities. Maintenance men always come and fix whatever we need fixing and they are polite and professional. We love it here. My only issues I have are that the online payment system didn't work for us so we have to go into the office every month to pay rent. Additionally, our unit could use updating with the baseboards. They seem cheap and they are falling off so we had to nail them back in ourselves and they do not align with each other when it comes to the smaller cuts. Not a huge deal but just that little extra something that could be fixed for the next tenants! I would recommend staying here, especially with the incentives.

Been living with this rental company for three years. Expensive rentals. But good up keep of property and units. Great stepping stone.
