★ ★ ★ ★ ★ I am a very happy, satisfied, long-time tenant of my beloved “Sandpiper”, 300 Regent Street...rents are reasonable...the building and immediate environs are kept very clean, and bug-free, and have seen numerous upgrades over the years since the Springer Group purchased it many years ago...importantly, the other tenants are quiet and friendly, with a pleasant mix of ages...the entire Springer team, including Property Manager Andrew, assistant Property Manager Sarah, maintenance crew Rob, Jim, and Randy, as well as Bernice and everyone in the downtown office, are all very friendly and professional...any and all maintenance, or personal, issues are addressed promptly, diligently, fairly, patiently, and courteously...I honestly can’t speak highly enough of this wonderful team...they are like family to me...so, if you’re looking for a clean, quiet, affordable, and comfortable apartment, bachelor or one-bedroom, with lots of above-ground parking, in a safe, pleasant neighbourhood, close to the Kingston Centre, Queens, and the downtown, with nearby bus stops, grocery stores, pharmacies, physician and dental offices, LCBO and BEER stores, fast-food outlets, and parks, you might want to check out the “Sandpiper”, in the care of a team of people who really do care...in the meantime, I wish you well, and God’s amazing love and peace...stay safe.

1/4 Star if I could give it. DO NOT RECOMMEND!
Do your research and rent from anyone else other than these guys.
NO REMMENDATION AT ALL.

★ ★ ★ ★ ★ I've been doing business with the Springer Group for eight years and never have had a problem getting paid. The management is very good to work with and they are very flexible with time lines. The do everything possible to ensure contractors and tenants are happy with every business deal.

★ ★ ★ ★ ★ I signed a lease with Springer Group 1 month ago and have had an amazing experience as a tenant of a 1 bedroom apartment.
Andrew and Sarah, the property manager and assistant property manager, have been very responsive and have addressed any issues I've had in a timely manner. Sarah was very prompt and professional when I had to complete the initial rental application and contract and was very helpful, answering any questions I had. Upon moving into the unit, I noticed that a few repairs were needed, including a door sweep, window, and mailbox, Andrew responded promptly and professionally and the repairs were completed within a few business days. Another time, Andrew was passing by the building when he noticed I was having trouble lifting a heavy piece of furniture up the stairs. He was very kind and went above and beyond to help me lift the furniture. Andrew and Sarah have been amazing thus far and you can tell they truly care about their tenants--they have gone out of their way many times to help me. Overall, they are great professionals and communicators and I would not hesitate to rent with Springer Group again.

★ ★ ★ ★ ★ 1 star well deserved. Awful, don't care about tenants. Will treat you like complete dirt if you try to complain, even go as far as threats of eviction.
Have been at the 300 Regent building for many years, and would have left years ago if my finances allowed. Lots of illegal drug use (heroin and crack) in public areas (Laundry room, stairwells) which leaves you to see hypodermic needles and burnt spoons daily.
No superintendent here for the last 2 years.
There is surveillance in the building, but as the one picture shows, they tend to be destroyed as well.
Been attacked by a resident more than once, and harassed daily. Constant screaming and slamming doors, and cigarette butts in the halls and stairwells stomped into the floor. Place is worse than a youth hostel.
Avoid at all costs.

As a tenant they work with you to ensure the best interest of everyone involved especially the tenant when things like Covid happen they still have your back. I hope people read this and understand that your needs will be met with Springer. Brian and Adam are the shining stars and so highly recommended for your business of any kind.
