★ ★ ★ ★ ★ Building is managed by a great manager, neighbors are friendly. When I moved out, I left some stuff in the fridge and when I came back for it the next day, all the alcohol was gone but everything else was there ? otherwise great place to live!

★ ★ ★ ★ ★ This was the first hi-rise residential apartment in Edmonton, named after the house that was originally part of Fort Edmonton. Amazing view of the river valley from the east side of the building. Surprisingly well maintained, and in a perfect spot south of the busy area of downtown. My BFF has lived here for almost two years and loves it. Awesome place, great history, check the attached photo. Make sure to visit Rowand House in Fort Edmonton park!

★ ★ ★ ★ ★ Clean, great place with amazing building managers - Dorothy and Debbie. Everything works well, the management is prompt and honest.
Management might seem like hardasses at first, but honestly they’re warm and considerate on the inside. I was relocating to Toronto and had to leave on short notice due to the pandemic. The management did everything they could to make this smooth and easy for me. They promptly mailed me my deposit and other documents as well. Kudos to them!

★ ★ ★ ★ ★ I can only review suite 211 since I don't live in in any other suites. Other suites may or may not have the same issues.
1. 24/7 motor noise from improperly installed heating and ventilation machinery disrupts sleep. The level inside the suite is 55dB(C) measured with a factory calibrated sound meter. This is 500% over and above the WHO's safe guideline for sleeping rooms. According to the WHO this level and duration of noise disturbs sleep patterns - inhibits deep sleep with the substitution of shallow and superficial sleep stages. The sleeper never gets a good night's sleep and suffers chronic fatigue impeding general functioning and immunity to disease. I can attest to this!
2. The noise is ugly, like a motorboat with a superimposed waa-waa-waa. Continuous, monotonic and without relief, it is psychologically trying. Interferes with reading, writing, thinking, listening to music and studying. Essentially your life is shut down.
3. The "motorboat" sound is during the winter, the "waa-waa-waa" all year.
4. Mandatory 1 year lease. If the noise and/or other adverse condition "gets to you" to the point where you have no option but to leave, you still have to pay rent for the remaining portion of the lease year even if you no longer live there.
