Building and suites are beautiful and modern, located right downtown. Has gym, rooftop area, and a communal working space making it very livable. Property management staff are also very friendly, to me and my dog!

A building that does not discriminate dog breeds! Was a nightmare finding a place to accommodate our 2 dogs (1 bully breed) but thankfully we found Augustana and can't be happier. LOVE: - Our modern spacious suite with large windows & massive patio - Frequent cleaning done (amazing janitors) - Perfect location for walking/running - Unreal roof-top patio/gym/entertainment room (COVID permitting use) - Secure mailroom - Heated pet relief area with hose Wonderful and friendly staff: - Ashlee (leasing agent), helpful during our entire move-in process - Kelly (receptionist), prompt responses, always spoils our dogs - David (maintenance), quick to solve any maintenance issues Have lived here since Nov. and only a few complaints: - Collapsed sink (was fixed right away) - Crazy pigeons/pigeon poop (they got someone to clean our patio and ward off the pigeons - not a big issue now!). - Occasional construction noises Of course we wish we could use the amenities (gym/rooftop patio), but glad Augustana is following COVID protocols. Overall very happy to be living here ?

Where do i start! The Augustana is the epitome of downtown living. Beautiful suites, roomy parkades, and a pet friendly environment. The strongest asset this building possesses is management. Every minor detail is communicated to tenants and help is only a stroll away. Rent is very reasonable. You feel at home in this building. 10/10 would recommend!

Initially didn’t want to bother with a review but I feel prospective tenants should be aware of what living in this building is actually like. In terms of the mechanicals, the HVAC units used is by far the cheapest there is. Constantly having issues, motor malfunctioning and generating excessive noise. Even when working properly it is louder than the average. Major reliability issues. Will annoy the heck out of you if you work from home and hinder productivity. In addition, the unit I lived in and similar ones from talking to neighbours are incredibly dusty. Dust bunnies build up every three days, so be prepared to vacuum and dust at least twice a week, and we’re talking about going through a swifter duster every time for a 600 sqft unit. That’s A LOT of dust. The garage is very cramped and has no air flow or ventilation mechanism, which makes it constantly smell of exhaust fumes as well. Building looks good from a distance but living here is not worth the premium. All of these, however, is not what irritated me the most as a tenant. What was beyond frustrating was having to deal with the property manager Kelly. Very apathetic and lazy. Boiler stopped working in -30 weather on an afternoon, called to report issue and was told verbatim β€œis not an emergency” and that I need to prove with picture. When pressed further for action, she had the audacity to ask for evidence which required freezing over night to β€œprove” with a picture of my thermostat that the temp indeed is dropping and not going up before action was taken. Will make you do the legwork before lifting a finger herself. Even suggested to turn on the oven and open the oven door overnight. Not a fire hazard at all. Apathetic and lazy. As with regards to the HVAC repair, I moved into a never occupied unit where the HVAC motor was already damaged during construction and had to beg countless times for her to take it seriously, kept telling me β€œthis is normal” over and over again when it clearly was not. When the contractors did arrive to inspect, they replaced it and problem was solved. It should not be this hard to get such important components fixed. Utter apathy. Even though booking anything such as the freight elevator through the concierge is something that actually has to go through the manager first, which is quite an unusual amount of control for a pm, she will still deflect blame on the contractors or on site maintenance or anyone else when things do go wrong. Will at least first try to gaslight you into thinking you are the one over reacting before taking any action or responsibility. β€œWhy do you need heat? It’s only -30 outside and getting colder by nightfall!” Almost verbatim correspondence. You will literally have to beg and fight over countless emails before anything can actually be done. Not sure if it’s intentionally done to not spend company money. I don’t know where they found this woman but she has the EQ of a brick. Advice is to save a record of all issues and interactions to β€œprove” things when requiring assistance, and even then, be prepared to lose some brain cells anyways.
