We were clients of VLR for 3 years, Maryam was able to lease out our penthouse in North Vancouver within a week of us taking possession and when the tenant moved out immediately she found us new tenants. I rented a house through VLR, although they asked many documents for screening process however I am a homeowner elsewhere I understand that's what makes them to know they have found the right tenant. Very professional and responsible. The house was received clean and move in process was very smooth. Best company in Vancouver to work with.

The accounting department is very precise with reporting my income and expenses to me and the property management team is very efficient and experienced when dealing with maintenance issues. Have been using VLR for 3 years now for my apartment downtown. Annie and the rest of the team has helped take care of it all every step of the way. They have always found professional and responsible clients to rent to. They have not only helped us get the best rental rates but they also take care of everything else including managing the property, always checking in and all the paper work. I am extremely grateful we have found such a great company that we fully trust after all these years. I would highly recommend them for anyone who doesn't have the time to deal with managing/renting property, great rates rates and extremely hard working.

The WORST rental company I have ever dealt with, full stop. My wife and I lived in one of the buildings they manage for about a year and a half. They treat model tenants like garbage - we had the apartment professionally cleaned every week and we repaired damage to the walls and ceiling that was already there when we moved in. We upgraded many things in the house and offered to leave them in when we left. This included a Smart Thermostat, something that any future luxury renter would appreciate, but boy was that a mistake. Being an electrical engineer, when our furnace broke many times throughout our tenancy, I knew it had nothing to do with the Smart Thermostat we installed. Kiara, the manager for our unit, has tried to blame furnace problems on the Smart Thermostat the entire tenancy. We almost went to the Residential Tenancy Branch for dispute resolution at one point, but ended up negotiating with the landlord and paying hundreds of dollars we had no obligation to pay, just to avoid the hassle and the 45 degree heat in our apartment that summer when the AC broke. At the end of our tenancy, they demanded that we remove the Smart Thermostat and replace the original unit. I did that, and then a few days later the original (12 year old) thermostat failed. VLR is now trying to blame us for this issue and deduct over $300 from our damage deposit because the unit's 12 year old thermostat failed. The entire time we lived there, when anything went wrong that was clearly the landlord's legal responsibility, we were subject to long delays and long battles where they refused to cover costs. They are extremely unprofessional and have no basic courtesy towards renters. They make no effort to inform unreasonable landlords of their duties. They will also hold your damage deposit for unreasonable lengths of time, claiming they don't have your forwarding address when they have your direct deposit info! If you have opportunity to rent from this company, avoid at all costs. If you are a property owner and you want your tenants to hate your guts and regret taking good care of your property, choose VLR!
