The only reason I gave them one star is that zero is not accepted Do not rent with this company as they will judge you guilty till you prove your innocence on any ongoing issues. Just ended a one year lease at Tisbury with many issues due to the constant turnover of staff and bookkeeping incompetence and am still fighting for the full return of my damage deposit. Their company motto should be " We are not happy till you are unhappy " To anyone considering renting here, there are many better options in Sherwood Park with ethical landlords. To anyone thinking of buying shares in Killam Reit, I would question their management culture and commitment to their biggest asset, their tenants. Alister Nicoll

Please disregard anything “button bean” reviews, they are obviously someone who works for the building... this is the worst place to live probably in the world.. every review is 100% legit in the fact that the building is horrible. Over priced, nobody gets any deposits back.. ever! Forced to pay for carpet cleaning when the carpets are spotless. Noisy neighbours with complaints to the managers never being dealt with. Garbage all over the grounds and in the halls. If you value how you live at all, never live there!

Killam Reit is a seriously shady company to rent from. Extremely overpriced suites and very poorly constructed. Cheap materials used, the paint can’t even withstand the steam from the shower and peels away easily. Very noisy neighbours and an incompetent, inexperienced group of staff. Nothing is done to rectify any complaints, the weekend staff doesn’t understand enough English to do her job. Snow and ice piled up on walkways and stairs in the winter, fire alarm goes off every few months with no warnings or drill postings. Dirty building in general, unsure if they even have any cleaners working there. Lots of criminal activity and scuzzy people hanging around, robberies from the “secure and safe” underground parking including stolen vehicles. There was a police chase and an arrest made right outside my window. Parkade door is always broken, doesn’t close most the time even in below 40 weather. Dumpsters are always overflowing, allows trash to blow all over the property. They’ll tell you everything you want to hear, and nothing is ever done. They’ll do your move out/walk through and tell you everything looks perfect and that you’re getting your entire damage deposit back, sign the paperwork, and then only send a fraction of it back to you, then make up excuses when you ask about it. Don’t take any chances because head office is also useless. They don’t return your calls and provided me with a nonexistent email address to forward my concerns to. Just don’t bother with this property or Killam Reit. Horrible company to rent from.

I really wish I could didn't have to give a star. That is how much I don't recommend this place. Killiam is a nightmare.. It is a nice building and I didn't have any issues while the time I was there. But Dec 27th, our pipes burst in our suite, as a result of a serve cold weather snap we were having and the heat was off in the suite next to us... Which caused the lines to freeze next door and the ice build up came down the line and cause it to burst in our suite.. This is as per the responding plumber who repaired the pipe in our suite. He and the building manager at the time, had to turn the heat on next door.. We were told early that morning it was not our fault (ex having window open a long time or heat off in our suite). They had a suite become available that morning as there was a tenant moving out. We thought perfect we can move whatever belongings that were not ruined by the hot water into a different suite so the belongings would be safe. There must not have been an walk out inspection done for the newly empty suite as when we went to look at it, the suite was dirty. Like urine on the toilet seat, carpets stained and just gross. We then advised the building manager and she said she will contact the cleaners to come and clean the suite. Once again we thought okay no big deal we can wait. After being told all day different times the cleaners would come, we were finally given the time of 5pm.. They showed up at 6:30pm after we had to run out after being at the building all day. We told the cleaners to come back tomorrow or contact the building manager to be let into the suite.. We had to stay somewhere that night expecting to at least be in there the 28th. All of our belongings were still in our original suite where the pipes burst, as we had no where to store them. We had locked our door and put our phone number on the door as we were staying 10 mins away and if the contactors needed to get in at least we could supervise to ensure no further damage was done to our things. They did not call us and were let into our suite, they started cutting walls and ripping insulation out of the walls to start the restoration process. The contractors did not cover our things and had placed the insulation on our bed, like really? Any professional restoration company would have properly covered our things.. The next day the 28th, we were not offered the suite or any updates if it was ready. We weren't given any updates at all. We kept asking and no answers. We requested to break the lease at obviously we were not being taken care of. Still no answers, so I'm assuming we are out.. We had to find somewhere else to live, we could of been living in our truck for all they know.. Good to know they take care of their residents.. We requested our damage deposit back and keep being told it will be sent. It's been 4 months and we still don't have it back, even though the landlord and tenant board advised they had 14 business days... It was terrible try to deal with Killiam Reit and I do not recommend moving into any building they own..

New finishes and modern colors - we have the dark cupboards but the white were really nice too. I like that its so close to walking trails and behind us is all green space. Its is only minutes to work in Edmonton and hook ups to the Henday. We really enjoy our new home here! No complaints at all. My suite has laundry in a huge pantry room right off the kitchen, and the kitchen is so wide, a definite upgrade from the standard cookie cutter apartments we looked at before we came here.

I resided at 200 Salisbury Way, part of the Tisbury Crossing property, for two years. I would strongly recommend to anyone thinking about moving into this property, to look elsewhere. Tisbury advertises the complex as a family/professional complex. Unfortunately, the tenants I found myself residing next to were definitely not- I lived underneath a young (likely still teenage) man that had the audacity to pee off his balcony and host large, loud parties frequently. I complained to the management team and he was never evicted. Smoking in the building is supposedly not tolerated, but my next door neighbors smoked all the time, and it wafted into my apartment. Again, this behaviour was never dealt with by their management team. Overall, the management team can be described as unrealiable, disorganized, and extremely dysfunctional. I had major issues setting up my Telus services as the property team failed to submit the proper forms, and when there was flooding in my building due to a burst water pipe, they did absolutely nothing to assist residents in moving their things out of the path of the water- they actually just stood outside in the hallways and walked around looking at the damage. People that were less lucky than myself, (I happened to be home and was able to move my furniture before it was damaged) had significant water damage. On top of that, they did not attempt to contact me before entering my suite for an assessment of such damage, and as a shift worker, I happened to be home and told them it was not allowed. They attempted to do diffuse my concern by telling me it would be quick to assess and deal with. They had no respect for the fact that I was attempting to sleep for my work shift. The apartment complex has also proven itself to be unsafe. There were numerous vehicle break-ins, with one truck being stolen from the underground parking garage. That meant that someone had to access the locked building in order to steal it- someone had a key to the garage and stole another tenants vehicle. Furthermore, there were issues with the single entrance to the underground parkade breaking, and keeping tenants from being able to exit the garage. I had to call the emergent after-hours line on one occasion when the door broke and I was unable to exit the parkade, and nobody ever returned my call. The management team left the door broken for a weekend, and it was residents that ended up having to lift a mechanical garage door to gain access to the garage exit. When I finally decided to leave Tisbury after the abundance of issues, I continued to have issues. I set my final walk-through for almost three weeks early, at the beginning of September 2018. I am still waiting for my deposit at this time, despite numerous phone calls to the Tisbury office and Waybury Park apartment group. I have never received a call back when I have been told that the management team, or leasing office has been “looking into the issue”. Tisbury is a terrible complex based on the management team, the building is unsafe and there are serious mechanical issues despite being a brand new complex. Do not waste your time and money moving here.

Not a good place to think longterm with. They have great incentives to start but rent will go up heavily if you look to renew. They send out warnings without ever hearing you out and management seems to be very hard to get ahold of. A partial working underground door thats been on the fritz during my full term that you pay $75 monthy for. Judging by past reviews im assuming a damage deposit isnt within reach with this company ( which is a full month of rent). Cheaply made units (from a builders standpoint) Very money hungry and not interested in loyalty of those whove been there long. Highly DO NOT recommend!

NEVER MOVE HERE READ ALL !!!! The rent in a 2 bedroom is close to $1700 a month for NOTHING. Paint peeling damage on walls (we were first in our unit even) the buildings are made SO cheaply. The younger neighbors in the building don’t care about noise and if you complain to the manager who is to deal with complaints she’ll say call bylaw and then hang up. She barely understands us because she can barely speak English all she knows is “call bylaw” The management doesn’t do their job seriously. They don’t take complaints seriously and will even go as far as to think you’re lying. Dogs bark all day cooped up in rooms. Vehicles get stolen from the parkade. The fire alarms have gone off 7 times to the point where the whole building was evacuated sometimes at 2am and we never got any explanation just say in the cold for an hour (all times happened in winter twice in spring)In minus 35 the garage door was broken and they neglected to fix it for almost a week. They’ve changed ownership and don’t care if people stomp around in units above you.
