★ ★ ★ ★ ★ Very good experience at this building. Suites are nicely renovated and spacious with no problems during my two-year tenancy. Management is very friendly and helpful while doing an excellent job of maintaining the building and notifying residents of upcoming maintenance. Extremely good value for the location with close access to Grocery, LRT, Downtown, and the University of Alberta.

★ ★ ★ ★ ★ Me and my boyfriend moved into this building about 5 months ago. Nyima and Chantel were very accomodating to our needs/schedules and were willing to make us feel comfortable and the most secure as possible.
At first i wasn’t sure about becoming a tenant for a large building but I swear Nyima knows every tenant and is so intuitive, she always says hi and is very friendly and professional. I havent had any issues with the office and feel confident that there will be open communications if there are any concerns.
The condition of the suite is great considering the age of the building, the only noticeable giveaway about the age is the painting on the doors and ceilings which is normal for somewhere that has been an apartment building for a few years and was built many more years ago. The building in general is well maintained with great cleaning staff and location. It always looks clean and has a professional atmosphere at all times. I would recomend to people who are young adults even students or young professionals (20-30) the price is fair for the size of the units and could picture myself here for a few more years. :)

The great management of Capreit team makes Grandin Tower a wonderful place to live. the suites are modern ( fully renovated) and well kept; and the staff are super friendly and very very helpful. There are monthly building fire alarm inspections scheduled; and the security of the building keeps it safe for downtown living. The atmosphere promotes long term renters to stay-where changes are made to make it a nice home!!!

✓ Uncontrolled silverfish
✓ 1/3 exterior keyfob readers consistently unreliable
✓ Lease incentives repeatedly not honoured
✓ Property managers reading tenants' personal information aloud in public
✓ Bi-monthly dumpster fires
✓ Laundry thefts
✓ Flaky electrical meters and an illegally locked meter room

★ ★ ★ ★ ★ Friendly and accommodating office staff. Lived in bachelor unit for 3 years during school years. Decent size bachelor, new appliances and beautiful flooring. Moved out this month only. Lots of positive changes. Work order requests are done quickly. Bringing new facilities into the building. Issues are dealt with promptly. Only thing I missed being here is having balcony.
Highly recommend this clean, quiet and nice place to anybody looking to call home!

★ ★ ★ ★ ★ Rented for 8 months during the school year. Apartment was in very nice condition, new appliances and cupboards, nice hardwood flooring. Respectful tenants, responsible front office, sent reminders to hand in eviction notice and always notified me a couple days in advance if they would have to enter my suite for any reason. Gave constructive ideas to prevent the dumpster-divers, but hey it’s an apartment downtown, it was inevitable that there would be people looking for cans.
Only minor issues were a bed-bug scare in September that I was never personally affected by, and 1 of the 2 elevators went down for a few weeks. renting here has been smooth sailing ever since those issue got resolved.

★ ★ ★ ★ ★ Management recently changed with no update to the tenants. When my lease was about to expire (1.5 months prior to expiring), nobody reached out to me to renew my lease, nor did they return my emails requesting to renew my lease. I have been a tenant coming up to 2 years and they have always been very good up until new management has taken over. I am very disappointed and feel concerned about living in a place that will not provide me documents to sign a lease. Additionally, they refuse to deal with a complaint I have about the parking stalls. Instead, they just said I should park elsewhere, when I have paid every month/yr for my parking stall. Instead of dealing with the issue, they are telling me to deal with it instead. Extremely dissatisfied. I also think the rent is way over priced based on what other apartments are going for these days with the high unemployment rate in Edmonton.

★ ★ ★ ★ ★ Stephen is the 5 star part of living here. He's great with tenants and truly cares.
Everything is new and nice. I got a follow up call from the head office to see how I enjoyed it here. Maintenance is timely and effective. Only downside is that the heating system is registers so make sure to pull furniture 6inches away from the wall for heat, and there's no ac in units (only in halls). Window ac not allowed. Bring a good stand up one. It gets hot. Also, expect to hear everything happening in the hall from your suit, however you wont hear ANYTHING through the walls which is nice.
