Avoid renting in a building owned by this company at all costs. Absolutely the worst landlords I've ever dealt with.

Building is infested with bed bugs. In the time I lived there multiple people had units treated multiple times. The office is rude and unhelpful. The mailboxes are broken and they do nothing to stop people from smoking inside. I wish I could give negative stars DO NOT RENT!!

My mom has been constantly complaining about her bathroom ceiling being open after a repair but to no avail. They just tell her that they will send someone but they never do. I would like to also note that the heat does not work in the units and you have to use the stove to compensate which gets quite expensive during the winter months. They also have a drug user "managing" the building. PLEASE AVOID THIS PROPERTY AT ALL COSTS.

they have good properties to rent but the problem is they dont listen to their clients they always listen to their contractors and they always lie to them. e.g few days back i complain about insects in the apartment and i went to their office and show the bite as well but later when i call them to follow they told me that the pest control guy said every thing is OK they even didnt check with me is ok or not so its weak management and they have to assign active manager to their building specially Karin Manor in Elwell Street Burnaby

Very dirty apartments I’ve seen bed bugs in suite and rats in basement. Horribly rude staff the second after you sign on the line. They stage the apartments for open houses then couldn’t give a &$@! Bout you afterwards. Broken washing machine for months, water leaks that go unfixed for weeks, just completely ridiculous and probably illegal but they bully you into just giving up and moving out

One star is still too much for them. They don't care about the tenants or the cleanliness of the build. Any one can get into your mail box. You have to travel for almost 2 hours on transit to the office every month to pay your rent. I use to put the rent in the manager mail box an they talk me to stop doing that and i would have to travel to the office..... But they will not tell you until you sign the one year contract. They try to make you set up direct deposit payment, they'll take your money late and take a late rent fee for their own mistake and say , "oh well". & Won't pay you back. That is What SCAMMERS do. Am I wrong? They do not give you notice when they decide to do something. My boyfriend and I were sleeping in the living room and woke up TO A MAN ON MY BALCONY!!!!!!!!! He said the manager told him it was okay for him to climb on to our balcony in the morning to fix something WITH OUT OUR KNOWLEDGE. There was a whole crew outside so it wasn't a crazy guy. They tape notice papers on your door for everyone to see. They notice papers is a lie more then half the time. Cat litter and feces were left on the basement floor for 4 months. That is poisonous & smelled horrible. The building is a hug mess. There's no office in the apartment building itself. If you lose your key outside. You are locked outside until hours after the office opens the next day. They have black mold and don't care. They never show up on time. It's not healthy to live in these builds for you and your children, from them. 7060 Elwell st. Burnaby. Not healthy to live here. I feel scammed ... They only care about the money. Scammers. DO NOT RENT THIS PLACE!!!!!!!!!!!!!!

This place is run by slum lords. Dirty building that is not maintenances by anyone other than the tenants. Extremely rude property management with border line predatory practices. They strong arm you and add small fees with no prior warnings. The building is very outdated and many suites have had bed bugs. If it’s really cheap, it really is too good to be true. Stayed to save a couple bucks, would NEVER go back, even for free.

DO NOT RENT!!! DO NOT RENT!!! DO NOT RENT!!! One star is just to much for this company. They are the worst of the worst renting company I have ever experienced. Am being extremely truthfully in this review just to hopefully save people from them.. you may say “ if the building is so bad, then why did you move in to it” When I came for the open house they cleaned it so well and made it look really presentable. They man who did the open house was super polite and talked a whole lot which distracted me from little things. And when I actually brought up little concerns he will say “ oh we working on this” ••••They are extremely rude to tenants. I used to rent with them and the building is beyond the word dirty. They building has RATS.. yes RATS. When I called them to complain, all they did was to send they building handy man to set traps in my unit. After a day or two the traps actually killed 2 of them but that didn’t help cause I was still hearing this irritating noise close to the cooker. I called again and they sent the handy man back again and this time he told me “Sorry but I can’t really do anything they are in the walls” I was extremely disappointed and upset but I couldn’t do anything cause I was in a contract and didn’t want my deposit to be taken. As I kept calling the resepionist (Debby) was so rude to me and acted like it wasn’t my right to complain about how unconducive the apartment was. ••••Not even to talk about the luandyry room!! During the open house I noticed that one of the washer was broken and had a notice that stated “DO NOT USE” it concerned me cause I was surprised that the whole building survived with just 2 washers and then the manger told me “don’t worry about this it’s going to be fixed by the weekend it just got broken yesterday” i lived in the unit for a year and 2 months and it was never fixed. Called and called for it to be fixed and no one ever came. ••••• cleaningness of the building is a ZERO. They never clean the building. They only clean when it’s time for an open house just to impress the potential tenants. The building smelled so bad like cat litter. And when it rained it was really bad.. •••••• the mail room.hmmm everyone that has left a review says the same it. Someone can easily break in to the mail box. And the room was always dirty.. ••••• payment of rent was always a problem. Initially tenants could but cheques in the manager’s box but it was changed to mailing Cheques, coming to the office in Vancouver, and payments being taken from your account. I picked the option of the company taken it from my account at the beginning of every month which they never do. The don’t take it and then bill you $25 extra for late payment which is obviously not my fault it’s the management. I call to complain got transferred to the lady incharge of that (cathriane) who is extremely rude also. Very unprofessional and never awear of the renting laws. ••• when it was finally time for me to leave the apartment.. they wanted to keep my deposit and I wasn’t having it. I made sure I documented everything from getting a cleaning lady to clean out the unit to the dry cleaning of the drapes to the washing of the wall. They wanted to claim that I staned the bath tub which i didn’t and I disputed that. Finally I got my deposit back after visiting BC housing office several times to know my right. And made them awear that if I don’t get my money back I was going to file and could end up getting paid double. I can keep going but all I can say in conclusion is that Thank GOD an out of this mess.. I will advice you no matter how cheap it sounds cause it’s in Burnaby DO NOT RENT..
