Have lived here for 6 months now and the experience hasn't been pleasant... parking in the building is over $250/month and a waitlist for secure underground. Parking in the immediate area is anywhere from $50-$90/month outside and my vehicle has been broken into 3 times. Don't let the pretty surface and finishes of the building elude you into renting here. Between the spotty management of the building (Sherin has been good), constant fire evacuations as well as the surrounding area being ill-fit and un-protected to park a vehicle I wouldn't recommend living here. Proper lighting, cameras and sufficient parking would have done the trick. Hopefully Wexford developments can get it together on future projects!

First of all the apartments are actually quite nice, being in the thick of things on Whyte is great. Be forewarned though, these places are noisy, very noisy, especially those that share a wall with the bars next door. The worst of it though, is the management, and the unrealistic expectations when you move out. You can keep the place immaculate, yet they will find a way to take from your security deposit with little to no explanation. Don't expect them to go out of their way for you, at least that was my experience.

I've lived in Raymond Block for nearly a year. There have been a few hiccups along the way but my overall experience has been great. Below is an honest pros and cons list: Cons: - Vehicle break-ins have occurred semi-regularly for vehicles parked at street level. There was one unfortunate occurrence where someone had slipped into the basement retail/residential parkade and broken a couple windows. - The garbage/recycling area located outside of the building is consistently littered. There have been reports of dumpster divers leaving a mess but I honestly believe that some tenants are inept at the simple task. - North/west facing units can get pretty loud during the summer with the vehicle traffic (especially motorcycles). - Fire alarm system goes off once every while - quite annoying. Pros: - Central location. Extremely high walk score. I usually park my vehicle on Friday and don't need to drive until the following Monday. - Great insulation between units. - Lots of light during the summer months. - Current management (Racquel) is doing an amazing job looking after her tenants. - Uber/taxi to downtown is always available (approx. $12). - Sleek design from lobby to bedroom.

I lived here for a year while I lived in Edmonton, and I would definitely say it's a great place to live. Despite the unit being somewhat small, I felt that the layout made up for it and I never felt like I was running out of space. For me, the counter space alone made it worth the price. The location can be good or bad depending on what you like. It's great being in the middle of Whyte Avenue if you like to go out to bars and restaurants, but it can also be a problem when a show is playing at a bar right beneath you. I really appreciated the landlords at this place. The building was well taken care of and they were very helpful and prompt when our heat pump had issues in the winter. I could always count on Racquel to help me out right up to when I moved out. 5 stars for sure.

Overall, my roommate and I have had an amazing year living in this property, and I would recommend the experience of being central on Whyte to anyone. Pros: - High quality build and finishes in units - Triple layer building security does a good job keeping out sketchy people. - Concrete build and soundproofing keep things quiet between units - Awesome retail amenities below. Many days spent at Remedy Cafe and Five Guys. - We’ve ended up using the peloton bikes a fair amount. Nice thing to have for quick workouts. - Ownership group seems to deeply care about the building, and that issues are being addressed. Cons: - Vehicle break-ins at street level are very problematic. Don’t leave anything in your car. - Expect to have some noise coming off Whyte on busy Friday/Saturdays nights. - Every new building experiences a break-in period of 12-18 months before things run smoothly. RB is no exception to this, but they have done a good job of having maintenance teams jump on issues with heat pumps and other items. - Initial property managers were a challenge to communicate with. This seems to have been addressed. This is a premier building, and an awesome opportunity to be in the heart of the action of Edmonton.

I have lived here for 10 months and I wanted to break my lease only after a couple months of living here. Management is not easy to communicate with. I thought paying a price tag of $2450 for a two bed room, then another 200$ each month for parking would ensure that I would have a pleasant experience. Just recently 3 car windows got broken into in our paid, "secure" underground parking. That was over $400 to replace and the management pretty much said it's your loss. Heating in the some of the units have been broken for days on end, leaving people in a deep freeze. At times the buzzer wouldn't work for multiple days.The garbage area is horrendous most of the time. The building looks beautiful on the outside , but I would not recommend anyone live here. I can not wait to move out.

The property manager, Jen, is incompetent. Expect to hold her hand every step of the way. She never picks up the phone or responds to messages, makes false promises, etc. I moved out a month ago and I’m still waiting on my damage deposit to be returned. Horrible management.

One of the worst apartment ever to rent/live in, lived here for 2 years right from the beginning, have had 5 different manager's to deal with and now a new one is there. They never clean properly, use a home roomba"only one" to clean 4 floors of the building. noise from the street will keep you up at night. home less people doing drugs out the back door and in the garbage area. very small rooms, plus they add the balcony to the square footage of you apartment. the power billing come from a third party company witch you have no control over and the bills are more than a regular house bill. parking is almost nothing with huge rates $200.00 for one spot and some paying $250.00 in the commercial parking. zero incentive to sign second lease with an increase and half a months rent off the sign third year. to little to late. property owner is in Calgary {wexford} called many times over cleaning and management but do very little to help. fire alarms almost every month, drugs being use every night on the balconies, royal management services does nothing once they have you in you lease.
