Don't do it. No matter why you're considering moving in here, DONT. Building was just bought by corporation and construction is from 9to5 nonstop, and will be for next few years. Balcony doors shuttered. Management doesn't approve any repairs. Stolen packages. Very sketchy neighbours, and everyone here has a dog. Just don't.

Owners have very poor regard for the people living here. Like stated in the other reviews, CONSTANT noise throughout the day. The type of noise that will cut through headphones from 8am to 5 and sometimes 6pm. Balcony doors went from being closed for a couple months to being closed until "next summer" and then closed again all next fall/winter/spring. The large balcony was the only reason we moved into this building but now that its closed we lose out on 1/5 of our rented space. No offers for compensation. Power is shut off often for construction. Very poor communication, sometimes it says power will be shut off from 9-4 but they don't shut the power off. Working from home so I cant do any work in case my computer loses power. So entire day of work wasted. Water is shut off frequently also. Old building so no fibre-op internet. No compost and very poor recycling program. Worst part is none of this was communicated when signing the lease a few months ago. Very sneaky. Construction noise from day 1 of living here. If there was no construction the building would be manageable but that wont be the case for the next few years.

Run dont walk away, save your money and your stress. You will be moving into an active construction site while the balconies are done for the next year (hammer drilling, banging, chipping 8+hours a day). Old units are also being renovated as the previous tenants move out which also means the potential for 8+hours every day of hammering and drilling directly above, beside, or below you. They also often do construction on weekends even though they tell tenants they don't. To top it all off, they are planning to build 3 new buildings on the property which means even more construction, dust, dirt, and noise for the next few years. The only good thing about 500 duplex is that it is a rent controlled building, but I cannot over emphasize how little you will get for how much they expect you to be paying.

Constant construction, most of it for little to no purpose. Every month you can expect building staff to enter your unit for some variety of "mandatory" inspection where they will wander around with their shoes on and not wear masks yet not actually inspect anything. It's unlikely you'll ever see all 4 elevators working at once, it's usually only 1 or 2. 3 in service is a good day. Oh and I almost forgot the bi-weekly water shutdown to some, or all, of the building for "maintenance" or "emergency repairs". I'm not exaggerating, we've probably had at least 10 "emergency water shutdowns" in the last 6 months alone. Would give zero stars if I could

The management in the building is not caring for residents' welfare at all. Many people are still working from home, but the loud construction noise doesn't let them and the managers do not care. When we asked for reimburse because the of the swimming pool closure, and the fact that they didn't spend anything for the pool maintenance, they didn't accept. They have closed balconies and when we ask them about reopening them, they do not provide us with exact date. They think that they are managing a TCH building. They send condescending letters to the tenants. The management is horrible in this building.
