Italo, the new building manager at the Lotus condo in Richmond, has been fantastic since he's been here. He's professional, diligent, and responds to requests in a timely manner. He has increased the security and bylaw enforcement to help make Lotus much cleaner and more secure. You can tell he really cares about his job, the building, and its residents. Definitely the best building manager Lotus has had in the 12 years I have lived here

The service for Adera building is professional and in detail. Especially for the security Gurmeet, he is the most responsible people so far since I moved to here. He helps with every request in detail and follow up in quick response. I am the owner of Adera unit and we really appreciate Guemeet and his team! I recently purchased a unit in the Hensley building in Coquitlam. I am more than pleased with the service of our lead concierge Kelsey. First Service has definitely awarded this building with a top notch individual. She has such a great work ethic as well as a fun and friendly personality. She is dedicated, committed, hard-working, and, above all, helpful. Kelsey has proven to be a definite asset to this building with her knowledge and diligence to a high standard of work. I know from speaking with other people in the building that I am not alone with these sentiments. I truly believe she is a vital part in our buildings community. Salute to the Garden building manager Rafael Ramos. He is a really nice, friendly and efficient residence manager. Very easy to deal with, pretty patient with all of our concerns. He tried his best and he truly did that: to make a smooth move-in procedures for us without any delay. 10/10 well deserved for Rafael！

My husband and I have been long time residents at the Gardens, coming up on 8 years. We've gone through a few building managers and I must say that out of all the building managers we've had the pleasure of dealing with, Rafael has been the best. He's very helpful, always available when we have questions or concerns regarding the building. He's been professional and has great work ethic since day one. Great having you on board as our building manager! Thank you Rafael!

FirstService Residential is not a property management company. If FirstService Residential claims to be a property management company then I am an astronaut (I'm not an astronaut). I have lived in the Victoria Building in Vancouver for over a year and they have consistently shown a lack of care and attention to the building and its tenants. I could write out a detailed list of all their shortcomings but I think I'd eat up my word count. I just want to post a picture of our building's garbage room. Sadly, this is the state it's in every week because of a lack of organized pick-ups. Yes, some tenants throw things in the wrong bins, but there is no accountability from management to keep this room "managed". Many of us in the building have addressed this issue and we are either ignored or brushed off. If you are considering hiring "FirstService Residential" I recommend hiring a rock instead. You'll get the same service but without the cost. People at FiRsTsErViCe PrOPeRtY mAnaGEmEnT, do some managing! Edit to FSR's Reply: Hah, nice try. Our neighboring buildings who use the same GFL service had their garbage picked up with a regular schedule (maybe a day or two delay because of snow). The truth is that the room was so out-of-order that GFL's team could not access the garbage bins. After numerous emails/complaints from the tenants, our building manager finally ordered a junk removal service to remove the overflow. This allowed GFL to do their jobs. If our Building Manager was able to establish some sort of accountability within the garbage room from the beginning, this would have never happened. This is a result of bad service and bad management. So, nice try backing out of this one. You guys have been fired by the landlord! Farewell, and I hope I never have to use First Service ever again. If I could give 0 stars, I would.

Rafael the building manager at The Gardens is amazing! From day 1, he has been so responsive and helpful. He always responds within minutes and gives proper answers to me. There was a part of the unit that I requested fixed for months and the contractor never did it, but Rafael went out of his way to follow up with me regularly and the contractor to make sure it was completed. Any smaller issues I have, like a key fob not working, is fixed the same day. I really appreciate the time and effort he puts in to make sure the tenants are happy.

Very impressed with the Garden building manager Rafael Ramos, his service is outstanding, more than what I expected. At end last year, when we decide to renovate unit, he quickly helped us to apply Strata council for approval, and stay late on new year eve to do the move-in procedure, this is not happening in every strata. Rafael cares every resident in the building, his professional management experience solve residents issues and avoid any delay. Top notch service, highly recommend!
