They are the worst. So many deficiencies in their new built. They also got rid of the 2-3 people who were good and replaced them with younger, cheaper but less qualified people. Definitely avoid them.

Worst development company ever ! Never responds to emails, phones and especially in case of emergencies. The room in ubc was also built in a rush so the paint job was horrible too. They never bothered fixing it. Elevator was always broken too. So glad to be moving out.

Set an appointment for a viewing of an apartment. Day of, they emailed me asking for my phone number. I emailed back to confirm the appointment we had set days earlier, never heard back from them, so I showed up at the apartment at the scheduled time. Nobody showed up, so I called their office which was closed, emailed them, and nobody got back to me on that either. Had to rearrange my entire day to accommodate this viewing. So unprofessional.

I was looking forward to moving to their 3525 W. broadway location until the day of the move, where everything until the end of my tenancy was a horrible experience with Bastion. I told them I wanted to move a week before the end of the month and I have agreed to pay rent for that week. Getting ready to move, I walked into an apartment with burger buns left in the oven, black tarry paste inside the kitchen cabinets and tortilla chips and other crumbs in them. The cabinet’s paint was peeling off, and many were water damaged. The carpet was pure black wth dust, nails, screws in it, burnt patches and red stains. The double sided windows had moisture stuck in between and was one of the worst views. Basically they did not clean my unit. I contacted them and rescheduled the move until the beginning of the month. That day came, I walked inside the unit and all was the same. Nothing was touched or cleaned at all. Solution? I had to clean the apartment alone for 4-5 days, paying for the carpet cleaning myself. I was not re-imbursed. BUT THATS NOT THE PROBLEM. They had done it to many people before me too. The problem was that everything was so old and about to break and they knew if they would clean it or try to play with it, it would break. The carpet lost most of its cotton/fluffiness over the years that they did not want to touch it. During my tenancy, and after carpet cleaning/vacuuming for regular cleaning, a 4 inch rip happened to the carpet. During my move out, they decided to keep all my $800 tenancy deposit to replace the carpet. My fault? No. This company needs to renovate all their units at that location as everything is old. They keep increasing the rent by 200-300$ after each tenant but they give nothing in return. Save your money and headaches go look elsewhere. Edit: to show you how greedy they are, they charge $100 move in fee and they do not even lock the elevator for you. They just want to fill their pockets. Bad real estate company.

They deducted my deposit for damages already existed before I moved in (black marks on the wall, etc.) Apartment is the worst quality and most expensive in the neighbourhood. Super tiny bedroom with no window (which is not even allowed in Vancouver, I think they cheated by not building a door for the bedroom, so technically it's not one. but it doesn't affect them advertising as one bedroom apt). It targets at people who can't find a proper apartment and have to pay a lot for this last resort choice.

I have had positive experiences with Bastion. My property manager, Kelsey Kassautzki, is absolutely amazing. I needed to lease an apartment shortly before I immigrated to Canada in a pandemic--in short, I had a complicated situation, and she was highly accommodating. My building is located in a great area and has gorgeous views. The building is concrete, which means I cannot hear neighbors (thank goodness). The building is always clean and well taken care of. Maintenance has always fixed issues that arose in my apartment. Overall, I recommend Bastion.

I would never recommend anyone to live at Kits Court. I have found there to be VERY poor sound insulation across suites, it is impossible to not hear your neighbors every move above. There are rat droppings on the ledges above parking lot which link to windows of the units (no screens) and total inaction on this rodent issue by Bastion. There are also no security cameras at front door or entrances. This does not feel entirely safe. The suites themselves are very old and outdated feeling, things snap off or break constantly from use. I have found the 'slow to act' landlord administrative response to be extremely less than satisfactory. They also leave maintenance requests for weeks or months on end. Not worth the rental price at all. Avoid at all costs. Edit: my landlord was Kelsey.
