Aspen Properties is a privately-held, boutique real estate company that owns and manages commercial office space in downtown Calgary and Edmonton. Aspen focuses on creating welcoming work spaces where people feel connected, get inspired, and know they belong.

About Aspen Properties

Scott Hutcheson co-founded Aspen in 1998 and immediately acquired a handful of promising Calgary properties. One year later, Aspen’s portfolio comprised close to 358,000 square feet of downtown commercial property.

In 2000, Scott was joined by Greg Guatto and the partners continued to add to Aspen’s portfolio, including buying and privatizing a significant block of shares in the publicly traded company Consolidated Properties Ltd. This added 42 more commercial properties to Aspen’s portfolio that ranged from office, retail and industrial to residential—in locations all across Canada.

Soon after, Aspen began divesting its non-Alberta assets and, by 2005, the company was solely focused on what remains Aspen’s specialty to this day: providing value-add downtown office space in Calgary and Edmonton.

In January 2005, Aspen entered into an investment partnership with a Canadian pension fund that endures to this day.

Since its founding, Aspen has bought and sold a total of over $2.6 billion in properties, has acquired and privatized two publicly traded companies, repositioned numerous properties through value-add initiatives and, in 2018, launched a 440,000 sq. ft. building in Calgary - called The Edison—the company’s first highly amenitized, 'love where you work' office building.

Aspen’s development work focuses on both infill properties to bring development within the current footprint of downtown projects and the redevelopment of existing properties to bring new life and longevity to existing buildings.

Aspen has established and nurtured strong financial relationships offering solid capital support. With blended yields from existing operations, new acquisitions, institutional financial support and new office property development, Aspen's financial platform and management integrity has positioned us for strong, disciplined, properly capitalized growth over the long term.

Aspen Properties has been a fantastic landlord and property management company from the signing of my lease, navigating my land use designation and surviving the Covid-19 pandemic. They're management team has been extremely supportive and committed to the long term success of my small business.

Property management companies can often be a bit of a headache to deal with but this was not the case with Aspen Properties. They have shown tremendous commitment to responsiveness in terms of communication and issue resolution. I appreciate their ability to make my busy work life a little bit easier.

Coming to work with Aspen was the best decision I have made in my career to date. Culture is incredibly important to me, as is an alignment with my values, and I have found that (and more!) here. From the very first interaction in the interview process through to the day to day environment in the office, people are kind, respectful, warm, and easy to work with. It is fun to come to work, and I now look forward to it again for the first time in a very long time. Management is supportive, empowering, and seems to genuinely care for their employees and partners. People are fair, and I’ve been given opportunities I’ve not had before in my career – and this group is one of the most fun I’ve had the pleasure of working with. New people are welcomed in fast, and made to feel like a part of the team from day one. Your work, presence, and personality will be valued here. Not only is the culture and work environment best in class, the properties are too. It’s so apparent Aspen cares a great deal about their buildings and tenants, and does whatever possible to offer the most comfortable and professional experience. The benefits are the best I’ve ever had, and a healthy work life balance is encouraged (and lived!) by all members of the organization. Further to that, I am a minority (and a woman), and have not once felt an ounce of discrimination or misogyny here – which is very unique given this industry. This is honestly the best place I’ve ever had the opportunity to work, and I can see myself happily being here for many, many years to come.

Very rude staff! I was asked to leave and was removed from the building because I had my personal scooter with me. Even though I’m an employee of one of the tenants and I had to find somewhere else to park my scooter. Very disappointed with the lack of professionalism!!!

Converted our building's amenities access from fobs to "Mobile Door Access" through their Aspen android app. Not sure if this is a marketing scheme but obviously the app hasn't been fully tested. Now tenants are having issues accessing amenities (that were advertised to be open 24/7), due to their glitchy/faulty android app and broken "MDA" access. We are resorted to calling security each time we need access to an amenity. Unbelievable! Feels quite unprofessional, forcing tenants to install their app in order to access amenities that used to be covered using fobs. Overall, poor experience, lack of professionalism and embarassing management of our building. Just keep everything on keycard fobs! If it ain't broken, don't fix it... Another issue!! I booked to use an amenity a week in advance and on the day of my amenity usage, they cancelled my booking because there was a function in the lobby. This is absolutely abysmal. Give me further notice if an event like this was happening. I can't understand how this company can do any worse at building management...
