Hello, At the beginning of December, we started applying for apartment rent. One of the places was Glenmore Gardens located at 2105 90th Avenue SW Calgary, AB T2V 0X5. They were offering one month FREE plus a $1000 signing BONUS if you move in by the end of December, which attracted us to them. After we applied we were rejected with one phrase: "Due to one or more reasons we are unable to procced with your application." We asked them what was the problem since we know that our credit score is perfect, our income is very good and none of our references were contacted to ask about us, not the previous or present employer not even the previous landlord. We did not get any explanation except the words "it is confidential". We have asked them for their manager's contacts to discuss what issue but they told us that nobody is in the office and that they will contact us later. Since then 3 days have passed and nobody contacted us. Taking all this into account the only things we can think about are: The BONUS they declare offering is a fraud and just a method to attract more clients. They are discriminating against their client's race, nationality, sexual orientation, family status, physical appearance, age or gender.

NEVER RENT THIS APPARTMENTS!!!! The worst experience of renting ever!!!! I’m a renting an appartment in Calgary - 620 67 AVE SW, T2V0M2. Since October 2019 they repair balconies and drilling 9am- 5pm. It is not possible to stay in the appartment. I have to stay all day with a baby outside in any weather. It is not acceptable. We contacted our office. They said that it will finish soon and we hear this answer almost 1 year. We really very dissatisfied with our staying in this building. We cannot use the balcony as they locked it since October 2019. What should I do? For what are we paying rent if we cannot live here. I HAVE TO STAY OUTSIDE WITH SMALL BABY ALL DAY!!!! It’s ridiculous.

I lived in this place for a year. The staff is small but absolutely amazing. I had sent in a maintenance request for my fridge and had a new one in by the end of the day. Anytime I'd request for anything small it was done by the time I was home from work. Cleaning service for moving out was super easy and convenient since they have their own lady in the building that does it once you pay her. The building is very clean overall. The gym has all band new machines which allowed me to save some money on canceling my membership.

Really awful. Was interested in applying for a unit and noticed that they increased the rent by $300 overnight for the suite I was interested in. I contacted them and they said they had lots of interest in the unit so decided to just increase the rent. Never seen any other property manager increase the price on the spot just because the unit was getting some interest. Such a money grab.

Most properties from the QuadReal Property Group are pretty nice, at least those in Calgary. They provide some incentives, like first month free and low security deposit. However, when you apply for the apartment with incentives, you find out that the incentives are a little bit of a trick. In my case I applied for one with the first month free and $700 for security deposit. But after one day, the management requested 3 months up front. The value of the rent is $1375. What happened with the incentives? The QuadReal could be more honest in their listings, saying "only Canadian citizens can qualify for the incentives.” This could have saved the time for everyone involved.

I moved into Glenmore Gardens as a tenant, My aunt was on the lease. She came into town once a month for work and thought this was a better way for her to commute and I was move into a newly renovated Apartment. First we were told we could move in May 4th at the last minute they contacted My Aunt said there was a problem with flooring. We had to store my things at a Storage rental, and find accommodations in a motel for 5 days. Finally we move in! May 9th. Sadly completely unrenovated apartment! The floor is opening up because it is not installed properly, with staggered joints.The kitchen cupboards are from 1980 and all fixtures. One electric socket upside down. So, after much negotiations, they reemburst me for the move and hotel. A Promise made to me when the apartment next door renovations were done, and would be made availible to me. They rented to someone else and offered one 4 floors up from me. My health is poor. I have have Refractory Asthma and Lupus and other health issues. In June of 2019 my Aunt sent quad real a letter stating she would not be renewing the lease and the reasons for not wanting to renew lease. They just had all staff but manger walk out of office. I could not get a response from QuadReal as to lease for myself till that September and my rent in my still un renovated suite as the offer of living up 4 floors while receiving Treatment was not duable. They will no longer offer a renovated suit as well. No Mortar in kitchen tile under cupboards, part of floor making it not water sealed any more. The bathroom is needs a new toilet, sooooo much more all photos sent to QuadReal. January 2020 after serval mistakes on there part involved with payment of rent had completely come to a stop. I became very ill in January was served to go be evicted for non payment of rent, of one month being, June 2019. I had a family member attend the first hearing as I had to been hospitalized. QuadReal accused me of faking some kind of seizure, and that I was not sick but just couldn't pay. It was held over till February 4th 2020 on the condition I pay rent to February 1st. I did pay January and February but refused to pay June's as they lost the payment not my responsibility. The Court of Queen's Bench found in favor of myself. They asked for Court fees and were denied. In fact they received a lecture on being a Large enough management company to have have debit iterac,and should as there were two prior residents with lost payments they proved paid prior to my hearing all QuadReal. Now the present time. My lease was due to expire on September 1st 2020 because of my health and the pandemic I was advised by my physician to stay put as I am at very high risk of getting sick and dieing from covid 19. They told me I would not have my lease renewed like the other folks no explanation was given or to date was given. I did get legal advice and was able to extend my lease to February 2021. I must leave no explanation, no complaints from anyone about myself in my building. The staff on the other had with one exception are rude, brief and not professional. I have been told that I cannot talk to staff for any reason. I must only deal with the manger or the area manager neither of witch are helpful but rather treat you like a child. I am not surprised by the rating given the treatment of the tenets especially the older or sick is discrimination and hypocrisy of the Corporation that is QuadReal.

Past dealings with Calgary commercial property management by me and several other tenants with the commercial leasing group and property management has been the worst experience in my long time as a small business and tenant. Undermining my business with shocking changes, evictions and not disclosing their plans at our cost and without regard to us as a tenants. There are plenty of other good property managers. Think twice before dealing with QuadReal management. They might just have other plans for you!

Although we didn't end up renting from this company due to our very specific needs, both Tim and his colleague, (who's name I unfortunately do not remember), were outstanding. They wen't above and beyond to try to help us out. It was so nice to deal with two caring and understanding individuals.
