Assess

When assuming a new management assignment, our operations team begins with an evaluation of the asset through an internal building condition assessment report. This allows our team to strategically plan the direction we will take with respect to the real property. This step also allows us to complete a 5-year capital plan and build the annual budget.

Strategize

After assessing the condition of the asset, we determine the best steps to ensure that the asset is properly maintained to ensure peak performance of building systems. We tailor a preventative maintenance program to best suit the asset. Routine maintenance tasks that are dispatched electronically from our facility management software to ensure that nothing the asset is maintained as efficiently as possible.

Execute

The first two steps in our program allow us to deploy a comprehensive preventative maintenance program which is specific to your asset. After completing the annual operations budget, we can further offer a leasing plan and work with all brokerages to ensure that vacancies are leased and an optimized building occupancy is achieved.

If you're on AISH or on Calgary housing benefits , even both - they will deny you for units under $1500.00 - so dont bother giving them your information if you need something affordable . I make over $3200.00 a month and they found that my income was not suitable to rent from their location at $1480.00 a month. It is expected for you to have around $2000.00 + of spare income after paying rent in order for them to allow you to live there. Which I find to be a bit of an elitist requirement if you're a single handicapped parent - needing a modestly priced place to raise your child in. Why would anyone need thousands of dollers of expendable income after paying their bills, in order to be a part of a rental company's tenancy? It seems a tad strict to me, and certainly not a community friendly standard to have during these times of hardship. I would gladly change my opinion if I had reasons to think otherwise, but I receive more than what most do on government benefits - RAB (Calgary Housing Benefits) and AISH combined more than covers the rental cost, as its designed to prevent the cost of rent from affecting our lives. So why would disabled people with children recieving housing benefits not be suitable for these units under $1500.00? So far it seems biased to me. My disabilities causes me not to be able to drive. I dont have vehicle costs, nor any transportation cost affecting my monthly income either. Why do I need more than my $1700.00+ of spare income (after rent) a month to rent a $1480.00 unit? It's companies like these, why good families end up in worse situations or housing - because eventually they have to take anything they can get at a certain point. Having more money than you need, is now a standard to be a part of something decent for your children when being handicapped in Calgary - thanks to people like ICM Property Services and reps like Kail (Property Management). Fellow AISH clients or Calgary Housing (RAB) - I wouldnt waste your time trying to seek shelter here. Theyll only drag you along to let you down, even if you're recieving the highest of benefit payments. Its not worth the heartache - spend your time elsewhere if you can. Ps. Today they cancelled a viewing on a $1300.00 unit they said I might be OK for with 20min before the showing, I had to reschedule until Monday - The day after Im supposed to move from my current residence, which dosnt line up. And how does the price difference make me anymore suitable? This was a major waste of time it seems.
