We have a good experience overall. But the property management team isn't the best, and the utility bills are unreasonably high compared to Toronto Hydro.

This building is pretty bad to be honest. I have put down my reasons below and here are my two cents for those that are considering living in this building: 1. Moving in and out was huge pain in the butt: Can you imagine changing multiple elevators to just move stuff to your unit? This is on par with 12/14 York St type of inconvenience and bad design if you know what i am talking about. Long pathway to go from the moving elevator to the residential elevator. To make it even worse, another set of elevators for getting to your lockers, SERIOUSLY? To make it even worse, you are forced to pay for a security guard ($120 for 4 hours) to be present when you move. Just when you thought that was the end of this madness, oh no, wait for it. The security guard chose not to show up during the four hours you booked. Now you are not allowed to use the service elevators. Which brings me to my second point. 2. Uneven quality of staff: I have had really good experience with Del Property Management in other buildings in the past. But some of the ones that work in this building are straight up rude and awful especially some of the senior staff. Deal with your menopause somewhere else dude. 3. Overly dependant on tech gadgets: Does it sound cool to be able to access every part of the building with an app on your phone? Not really. Guess what? There are multiple spots in the building that do not have any signals which would in turn prevent you to use your app to open doors...... On top of that, i have had multiple issues with the central console that controls the temp in my unit. Think about the potential consequences yourself when you live in TO. 4. Utility costs are unjustifiably high: i will keep it short here. There was a month in which I was away physically and I had turned off all water, appliances, and every single power switch including the main switch in the circuit breaker. Guess what? My electricity and water bill came down to $70 for that month for a one bedroom unit. Nice one. To make things even, i will mention a few pros of living in this building: location, free guest parking if available, and no presence of airbnb. But guess what, there are far better options out there in this area with much higher ROI. Still thinking about moving into this building? It’s a no-brainer come on.

Concierge is good but Extremely rude and unhelpful people at the property management office. Had called them for a parking ticket issue.

I absolutely love this building (made by famous Tridel construction), it's a beautiful building inside out in a prime location of downtown and the waterfront. If you're lucky enough to get a high rise unit facing south, you're in for a treat visually as it faces the waterfront and it's splendid! The high tech technology keypad, readers, website bookings etc. Are super convenient for Guest parkings and makes picking up packages and mail really easy. It's nice to not juggle keys anymore. I've never dealt with rude staff, they have always tried to assist and help me to the best of their ability. The management office is quick and prompt to reply to my inquiries and needs. I personally find most services here to be very reliable and VIP. There's downside obviously too: -You have to pay a security guard when you move in for four hours (120$). -Utility bill is much higher here than most places. -If you live on the lower floors, you get pretty much the gardiner view which isn't great.

I lived here with a roommate and had a very terrible experience, to say the least. Property management left a lot to be desired, and their building policies were wildly inconsistent. The building was very hot in the summer. Ultimately, I chose to move to more friendly confines, with a building staff that actually communicated with me. I absolutely would not recommend living here.

The property management is terrible. They are always making mistakes and the residence pay for those mistakes. It’s terrible service and overall laziness and carelessness. This management office will go out if their way to charge you for nonsensical repairs that have nothing to do with you but the contractors errors when building this building. They will never answer your emails or calls when you need help with something. It’s the most frustrating experience and we can’t wait to never have to deal with them again. The building is so insufficient. Bills are high because they control your heat and air conditioning. They make using the amenities a terrible experience. The building is new yet we can never use the pool because it’s always under repair. I have never seen a building that has so many problems with automatic doors, garbage shoots and parking garage doors. They never work. Buyers beware. The contractors made a lot of mistakes. The entry door is not installed properly and the air from the elevators create a wind tunnel in the hallways putting pressure on the doors, this makes for very loud wind noises in the apartment all day long. Everyone on our floor has complained about this. The windows will never be clean. There’s just so many problems.

Lived here for about 1.5 years now and honestly dont have much to complain about. The concierge is pretty helpful, Laura and the property management team are pretty quick in resolving problems and generally stay on top of things. Airbnb’s are not allowed so that’s a huge positive - elevators are easy to call and it’s fairly quiet (the building has really good soundproofing). The courier system is extremely convenient too. The only one downside is that the second half of March to late April the units get very hot because the building hasn’t yet switched to central cooling. Other than that, it’s a pretty good building to live in. Edit - Had to drop the rating because units are extremely hot (27 degree inside with all windows open 24/7 in NOVEMBER). The building is too quick to turn the heat on and far too late to turn it off. This isn't an isolated incident, at least 15 other residents feel the same (based on people who've complained on building portal, real number is probably way higher)
