The James at Harbour Towers

Never have lived in a building where there is such a strong sense of community and care from management.

Poor management and lack of communication unless you are willing to accept a lot of spam emails unrelated to tenancy such as marketing for external businesses. In my personal experience of having my unit entered without notice, or even a knock, (while I was not dressed; exposing me to people in the hallway) they simply ignored my reasonable requests to address it, were dismissive, and then target me. (There was no emergency justification to enter and the person who entered immediately blurted out that they had the wrong unit. Regardless they should have knocked no mater what before entering) In another instance they made requests to have my human rights respected (as defined under the BC Human rights code) an exhausting nightmare, probably hoping I would give up. Make sure you get everything in writing because one staff will say one thing and another will write you up for doing what the first staff said was ok. At least that has been my experience. If you have pets only 1, out of 6, laundry machine is available for use and not all units have in-suite laundry. I am allergic to cats and many laundry products and typically the machine is coated in both and never cleaned well; it is so bad I can’t even use it. As with most apartments hearing your neighbours is an issue and soundproofing isn’t very good. I often hear my upstairs neighbour walking around, sliding their chair across the floor, and such. My neighbour across the hall often has her music loud enough for me to hear it in my apartment, I don’t mind her taste in music, but I am sure it is not everybody’s favourite. If you are sensitive to cigarette smoke, like I am, don’t be fooled by their no smoking policy because they don’t really enforce it.

I’ve never lived in such a well organized, community feel, CLEAN (I swear the cleaning staff never stops; it’s always SPOTLESS), rental apartment that has a condo feel. The staff are extremely friendly and helpful with any inquiries. Either via phone or email they respond right away. We had an unfortunate situation happen with our washer and the staff were amazing to rectify the situation and supply us appropriate compensation for the damage that occurred(shout out matt). Management hosts delightful community events from bringing in food trucks in the summer, to donuts and coffee in the winter. My partner and I own pets and the treat our furr babies like family - even going as far to hosting events just for the dogs! Have I mentioned the amenities? Gym, pool, sauna, hot tub, bbq, outdoor fire pit… community members are respectful and treat the amenities with care. Making it a nice experience to enjoy what’s available to us. Anika, Darren, Matt, George and the rest of the management team, thank you for making living here so enjoyable!

This is a fantastic building with a superior location downtown. And such a wonderful concept for a building. Making it feel like a home not just a rental condo. I have been talking a lot with Jessa and she has been a huge source of information and so helpful. I highly recommend her. And highly recommend the building.

I've lived at The James at Harbout Towers for just over two months now & I couldn't be happier. The management team is outstanding. Darren, Anika, and Jessa do an incredible job of keeping things running smoothly, keep us informed of what's happening in the building, and are genuinely personable and approachable. The building is kept in top shape, and is always immaculately clean even with it being pet friendly. There's a beautiful sense of community here that I haven't experienced before in a rental property. I honestly can't say enough good things about this place!

Darren and Anika at the James are welcoming and professional. They worked patiently with us to manage the timing and details of our move. Darren even provided a rolling cart to make moving things easier. The suite was spotless. We're happy to have them as managers and neighbors at the James. We do feel it is a warm community there.

I've lived in a few different apartment buildings in Victoria and I like this one the best so far! I mostly appreciate how the community laundry room has special washer/dryers that are dedicated no pets as I have a cat allergy. I'm also loving having a dedicated parcel receiving room so I don't have to walk to the post office every time I order amazon. The amenities have been nice and clean and not super busy. I'm actually quite happy with the amount of contact I receive, mostly emails, from building management. I feel informed but not like they are all in my business like I've experienced at another building. If you can get in here, it's definitely worth it in my opinion.

The James is a wonderful place to live at. The management is very proactive in addressing the concerns. The amenities (swimming pool, fitness room etc) are great. The neighborhood makes it one of the best places to live in Victoria- proximity to beautiful inner harbor, parliament building, fisherman's wharf and Ogden point. The Legislature Terminal and Capital City Bus Station are just a pleasant walk away- easy to catch direct buses to anywhere in Victoria, ferry terminals, Vancouver Island etc. Overall, a very beautiful and clean place to call a home :)
