DON’T RENT, My son’s new winter clothes stolen from the laundry and the landlord didn’t take any action, this is not the first time and not only me who’s had this situation. the building had only one working elevator for the tenant and move in and out, so you should have to waiting for the elevator for long time. The worst building in Calgary. DON’T RENT

One elevator been out of commission since March and the other one has a high risk of you getting stuck inside it, skip floors, or never come at all. property management has poor communication/updates on status of the elevators. I'm very sympathetic for office staff. Has been an issue for years apparently and yet they blame the elevator company. No word on amenities reopening even though all of Alberta is open now?

The Birkenshaw in Calgary is going to be one the WORST options to rent from in the city. I’ve been here 2 months, fire trucks and EMS called several times. My car has been broken into 3 times, over $2000 in damages let alone the value of items stolen. The β€œsuites” are in absolutely awful condition, they lie. And the β€œproperty manager” Kailen Mulcahy is a joke, I called him with my concerns, and he dismissed everything. Since I am unable to walk away from my lease without sacrificing my damage deposit, or them willing to void my lease, I will make sure to all people looking for accommodations in this city, do not rent here. Find literally anywhere else

I lived in the Birkenshaw for 3-1/2 years and I was very unhappy there for at least the last two. Between constant elevator issues causing mobility challenged tenants and elderly people who live higher up to be effectively trapped in their units, security risks, poor building upkeep, and dishonest building management, this is not somewhere I would suggest living. Homestead let their only good employee go and kicked him out during the peak of the pandemic for a minor misunderstanding, and the building went even more downhill immediately. My review would be far to long to go into details with all the problems I’ve had at this building, so I’ll conclude by warning anyone reading this to stay as far away as possible from his run down building and this untrustworthy management company.

Apartment's floorplant is infantile, terrible management top to bottom, the elevators don't work, amenities not maintained properly, frequent visits from the police, very low security. The only positive is their accepting of big dogs. That's it. Can't wait to have both elevators working to book my move to someplace else, there's little possibility that it'll be worse than this place.

This building and its team was home to us for the past year and a half. If you are just price sensitive and looking for a place this is a great solution as their rental prices are better than anyone in downtown. But the staff from the building manager to the maintenance to the on property admin support have been extraordinary. They don't have concierge but everyone who works there knows every tenant. We're moving from Calgary which is the only reason we're leaving but we're looking to stay with Homestead (the Management Company) solely because of how much we've loved the Birkenshaw team.

Avoid at all costs. Terrible dishonest and disorganized management. Slow to fix issues, heat barely worked though winter months and needed to supplement with space heaters as they "did not believe there was an issue". Tennent before me was allowed to move out the day I moved in, little to no cleaning or repairs were done in the suite leaving me in a tough spot as i had no choice but to move into that suite that day. Believe me even though the price seems good it is absolutely not worth it in any way. Constantly there are people breaking into the building and using the stairways for drug use and to sleep in, which maybe wouldn't be too noticeable except you constantly need to take the stairs because the elevators are junk and broken.

Not a very good place to live. The only upside is that it is dog friendly, but I am sure there are much better dog friendly rentals at a comparable price. First off, the apartment I rented, had a very smelly closet, management said they could not change my rental unit, I complained about it the first day I got there. In addition, BOTH elevators often dont work, all the time!! Due to covid, I wanted to terminate my lease early and move home. I was initially told by management that there was no way out of my lease, however months later when I was speaking to one of the other building managers, they suggested I just sign some document and get out of my lease. At this point my lease was almost done. VERY dishonest on the management side of things. Overall, avoid this place at all costs.
