Tarjan Place by Pointe of View is large and is located in the Downtown West End, right on 6th Ave. There are no amenities to speak of however there is good value here and the units show pretty nicely for the most part.

Carlos, the building manager with Lenyx corp is difficult to work with. A pipe broke in my unit mid April. They broke into my unit and quickly moved my things and started the drying process. Luckily, I was travelling and the building management had full access for over two weeks, yet nothing was done beyond the drying. When I finally spoke to Carlos, he did not know what I was talking about and refused to give me any further information about the unit as I am only the tenant. He is extremely unhelpful and if you can avoid a building managed by Carlos Giovanazzi, I highly suggest it. I have heard similar issues with units and Carlos' management skills, or lack thereof.

My apartment is spacious with lots of light and clean. Ryan from Ripple was very helpful and detail oriented. He helped me with the showing and leasing. The building is in downtown west, very close to Kirby train station:

EVERYTHING YOU NEED TO KNOW ABOUT LIVING HERE: β€’ Ive never waited more than a few moments for the elevator and I’m up and down all day long β€” all my friends who live in the newer buildings downtown wait for 5 minutes at a time for their elevators. My move in was also so easy and smooth! β€’ the front desk concierge is so sweet and has an amazing memory and knack for management. You can ensure all your packages will be safe, your parking stalls checked, and your phone/email will be updated of any upcoming or notable building events/maintenance. They even track your visitor parking usage for you, which is 4 spots a month for up to 48 hours in each spot. β€’ I’ve also noticed that most late nights that I’ve come home, security is there at the front desk so I feel really safe. β€’ I have yet to hear another person in this building while inside my unit. (I’m also between floors with people above and below me) It’s extremely quiet. (Obviously on the balcony you hear people and city sounds, dogs etc) β€’ the views from all sides of the building are amazing. Choose depending on the lighting you prefer most. β€’ I personally rent from an owner/landlord so I can’t say anything about any management companies for renting. β€’ when you move in, try to on a weekday, or else you’ll pay a non-refundable security fee of $150. There will be a $200 refundable fee for every move and you get the elevators for 3 hours. Unless you don’t have a lot of stuff, you’ll want to hire someone to get it done in one trip within the three hours. β€’ the proximity to the river/Kensington/Eau Claire is unbeatable and personally is my preferred side of the city. β€’ this building is on the free train line of Kerby Station making it so easy to get everywhere. β€’ the parking / visitor parking is secured. β€’ the west end area seems very safe and more family oriented on the side of which this building is located. β€’ clinic, liquor store, co op, numerous restaurants nearby. β€’ there is AC in the hallways and common area which personally I find makes my unit cool despite not having in-unit AC here. β€’ haven’t lived here in winter yet so I can’t speak to the heat but I will update this review when winter comes. β€’ building elevators are secured, you can buzz your guests/deliveries into the lobby and the visitor parkade, but you must come down and retrieve them from these areas as the elevator requires a fob. At first I didn’t like this but now I feel really safe because obviously it’s keeping out everyone you don’t want.

I recommend that you probably should NOT buy here!!! Don't be fooled. There's a reason this is one of the best priced locations in Downtown West. That said, if you like your water being turned off every Wednesday, this building is for you! Note that I moved out of this building in 2021. I'm updating my review as it appears the original was hidden. It's entirely possible that some of this may have changed in the time since. The Good: - The price. This building both rents and sells at a bargain. You'd be hard pressed to get anything close in the West End of downtown. - The concierge: The front desk here has always been awesome. Sara might well be the best reason to live or own in this building. She's attentive, focused, and passionate. Frankly, the building is lucky to have her The Bad: - The Maintenance: All maintenance is handled by a single contractor who doesn't seem to adequately address anything other than paint. This is a major issue for reasons that will quickly become evident. - The plumbing: The original contractors did very poor work on this building. As I mentioned in my intro, the water is turned off very nearly weekly for entire days, and it's routine for entire stacks of condos to suffer serious water damage from leaks - The leaks: There are serious issues with leaks in this building. I suspect there are unaddressed building envelope problems that continue to manifest in massive water leaks through the exterior walls - The elevators: Holy are these bad. Tarjan has ~300 units. Often, 2 of the 3 elevators are down, meaning long lines to go up and down and sardine-packed elevators - The amenities: I hope you enjoy broken gym equipment, because this building tends to have that in spades - Short-Term Rentals: There are an absolutely absurd number of short-term rental units (e.g. airbnb) in this building, meaning the occupants turn over very often - The community: While things are getting better with a number of new restaurants nearby, downtown west more or less dies at 6pm, with none of the life found in places like the East Village or Kensington. Most of the problems here are fixable, though they all would require a focused and attentive effort from the Board. History doesn't give me a great deal of confidence there, given there aren't a lot of owner-occupying members on the board To be blunt, the concierge earns the entire 1 star, with nothing being given to the building.

The building is in a nice location and our landlord is great. Unfortunately the building seems to be needing maintenance ALL the time. We have had our water shut off from 9am-5pm at least once a month (about 10-12 times since living here for 9 months) which is a huge inconvenience. There is also almost always one of the three elevators not working. You need a lot of patience to live in this building. Editing this review because the water shut downs are becoming more frequent.. Save yourself the trouble and don’t move here.
