For the first 77 years, Smith Agency focused strictly on renting and managing apartment buildings, expanding to include condominium management in 1987. Originally owned and operated by the Smith family, the company has grown to include other owners as well. Smith Agency is a member of the Professional Property Managers Association (PPMA) and the Canadian Condominium Institute (CCI).

You have to be a certain kind of horrible to have such a low google review score out of 105 reviews!! Clearly the owners don't care about the business. Unless its signing a new lease or collecting rent. The Smith Agency office is pretty useless. Nobody looks healthy or that they take pride in their work there either. I am grossed out giving Smith Agency my money. Honestly its been a pretty disapointing experience so far. Recently installed hidden surveillance in the apartment out of a huge lack of trust with these people.

I've been renting with Smith Agency for over 10 yrs and they've always been quick for repairs, my building is clean and quiet, I've never had any issues when repairs are needed. During this Pandemic they've been more accommodating and understanding of financial hardships some renters had to endure since the start of this pandemic. If you're up front and honest with them they do try to work with you, I've witnessed too many people come in and get abusive with the office staff because they do not understand that you're attitude will dictate how your interaction will turn out as well, at the end of the day they are people too and are not there for you to yell and scream at. highly recommend them.

Smith Agencies is completely unprofessional. During the approval process they requested a new document everyday some that didn’t even make sense. I have good credit and could prove 3x the rent with rental references yet they asked for a monthly budget and a copy to see how much money I had in my savings account. Both which no agency has ever asked for. They were rude on the phone, barely replied to emails and stated they didn’t want to rent to me because I am not from Winnipeg. I am from Brandon and had already viewed the apartment in person so I could not see how that would be of concern. After a week they finally informed me they had rented the apartment to someone else. But we’re kind enough to send me a list of every other apartment that was available (most not in the same area, similar price, number of rooms etc) as if my less than pleasant experience the past week would make me want to continue.

They don’t update their websites. It shows suites abilities on their site even after they rent a suite 2 weeks ago. I visited their couple of apartments calling to caretaker after they posted and I applied after viewing those suites as the first viewer . But they will rent a random person who doesn’t even visit those apartments and talk with caretakers. I lost my valuable time visiting their suites like a month. Poor professional

My girlfriend and I were looking for apartment to live and start a small family. I submitted the application and all the necessary documents they required. I asked few questions about the unit, such as if flooring is carpet and if not, can they install carpet, if they have 2 bedroom apartments, they would let me know... They rejected my application even though my girlfriend and I work full time for about $14/hr between 30hrs to 40hrs and I added my dad as my co-signer because they asked me to since it is my first time renting an apartment and we actively seeking jobs despite the pandemic. I know I have too many questions and often times I may sound bossy when writing an email. Reason for this too many questions is you want to pick right place for you to live without a headache and live in peace, so you want to know all the info such as do and don'ts and so on . I asked the person who informed me that her manager revoke my application as to why my application is being denied and they did not provide any details about it. You could also tell the way they writing an email that they are so unprofessional and make your application process difficulty. I inquired many landlords, manager and so on about renting a place. They were all professional, kind and helpful except this one even though I have too many questions and I kind of act a bossy . I don't recommend Smith Agency Ltd based on my experienced. I have no problem following their rules or small things but the fact that they cannot tell me why am I being reject is completely unacceptable. We don't have any police record or we don't owe anything to anybody or any company. So yeah just stay away from the company, majority of the reviews should tell you something. Good luck on looking for a place to live y'all.

Calling them Easter Monday I received no answer and it went to voice mail. I assumed they were closed as it was a holiday. I understood that meant my rent would be late and I would have to pay the fees on my next available day to come in. I then received a call from their office where the lady I spoke with immediately raised her voice and started threatening me with eviction. I tried explaining my situation but she did not care. Mind you, I've never missed any payments. This was a matter of my schedule at work not matching up. Coming in Friday I again explained the situation and how I felt they were very rude for no reason. The customer rep I spoke with told me that rent is due and they were open so there's nothing they can do. I really just wanted someone to acknowledge they did not handle my situation with professionalism but again was treated like I was a problem that needed to get lost. I never went in there asking for charges off or a free pass. After paying my rent and late charges which I had no problem with as I understood it was my responsibility seeing my conversation was getting no where I left. While waiting in the lobby area for my taxi I could hear the employees making fun and laughing at me. This again was grossly unprofessional and extremely embarrassing for me. I am pretty sure they thought I had left but to make fun of someone so loudly you can hear them through the covid glass protector and up a flight of stairs it so overboard. Also no one in the office was wearing masks when they have signs posted all over masks are mandatory. Due to this experience I will no longer recommend this company to any friends which I had been doing before and I will not renew my lease again. This is not the type of company that I want to receive money from me anymore. It's unfortunate that they feel the need to treat people as though we are below them when we are really all just people living from day to day. I never treated them with any Karen vibes, I've worked customer service many years and I know how that feels. We are at a shortage of people treating people the way they want to be treated I guess :(

The Smith Agency it seems is headed up by Mrs. WOOD. I asked her for information as to who owned it and who her supervisor was. She would not disclose. Mrs. WOOD it seems runs the whole agency. Mrs. Wood as she would only identify as, was very rude & arrogant. She is denying qualified applicants from subletting apartments. She denied my application at first without merrit. I had to call her to see why and ask her to review it again. She was nasty to deal with. She breached privacy when looking into our application. We were approved for the suite however I withdrew our application as I did not want to deal with Mrs. WOOD. You would think the Smith Agency would like to be better represented. I would never recommend this rental agency.

People working here has no etiquettes on how to deal with the customers. The lady on the front desk is so rude. I go there once every month to pay rent and she talks rudely and has ZERO LEVEL OF MANNERS. Her patience level is zero and she doesn’t even listen to the whole issue and is always in rush. This place needs a good staff. I dont even understand why she is hired. All she do is talk rudely.
