The manager Lisa is SCARILY passive about increasing drug and security issues in Wolseley area condo building. No measures to increase security have been taken. Even after over a half dozen actual break and enters and thefts. When calling to mediate a resolution Lisa has become upset on three occasions and hung up the phone... If I did that at my job I’d most definitely get fired. Problem suite even had a guest over, locked guest out of suite, guest lit a fire in the hall... three fire trucks came. Five minutes after the fire trucks leave the guest is trying to kick in problem suites door, then police come. Needles in the hall, every storage locker robbed TWICE ON DIFFERENT DAYS, bike room robbed, mailboxes robbed more times than can count (still no properly secured mailboxes in building), two not cheap strollers stolen. Back and front exterior doors continually broken open or even TAPED open almost daily! Have everything documented including pictures and am now forced to go through RTB. —Numerous calls to police have been made and they continue to come out but still the property management does nothing. VERY SCARY! —Not renting a condo. Have rallied with several other owners and tenants renting. —Owners response to the review is indicative of how the management communicates and manages the property. Sadly they are dismissive and are firm believers in the “it’s somebody’s else problem” attitude.

As a contractor of Imperial Properties, it has always been a pleasure dealing with Albert and team. From our experience with them, they treat their contractors well and we can only say good things about our experiences.

(Don't know how to give them 0 stars). "Luxury" as a subjective wording lays only in their fabulous minds. Poorly made dwellings is more of an experience we got there. Nails hurting your toes in floors and stairs. Plastic beautification to fix after every storm. Dishwasher quickly and not properly connected to the Hydro network... Poor support coming from students working at the show room next to the apartments, not really willing to help you. A failing online ticket system, no quick support (e.g. within 2 weeks!) coming to repair the conditioning system on winter time, or the dishwasher when it fails... They give your deposit back one month after we moved out after we called them every day to get it back. However, they are very quick to threaten you to tow your vehicle. My neighbor got an petition for an annoying dog while all her family was out on Christmas holiday... You can be targeted by adjusters one year after your moved out because they cleaned the apartment you left... after you cleaned it out, and your rental unit condition report is OK. So, definitely, don't believe their amazing "TV" offer, and turn your way back. This is neither luxury, rather a soft version of hell, or a good management there, but headaches are guaranteed. EDIT: Thank you for your prompt and kind response. But in the meantime, I have received from this company an intimidating email asking me to withdraw my review: "Dear Guillaume, It came to our attention that you have made a defamatory review about Imperial Properties on Google. [...] We request that you immediately remove your online review. [...]"

If my experience is any sign of how they deal with their tenants DO NOT MOVE IN HERE. I called and booked a viewing of 66 Furby for June 25th at 9:30 am. I arrived at 9:20 and waited until 9:45. I then called and the receptionist asking if someone were on their way. She then said she would call the maintenance man to give me a walk threw and I said unfortunately I couldn’t because I had to work at 11. Then she told me that the property manager actually handed in the wrong key so it wouldn’t work anyways and she had called in sick but didn’t think to call me. So we rescheduled for June 26th (today) at 10am. I show up at 9:50am wait until 10:10 and give them another call. She transfers me to the property manager where the line is busy. I recall 3 times and the receptionist had started ignoring my calls so I decided to come home and I will NOT be moving into any of their properties in the future. The lack of customer service and organization is absolutely appalling. Can’t give a 0 rating so I guess 1 star will do.

Our experience as owners of a townhouse that is Managed by Imperial Properties is really based on the relationship we have developed with Property Manager Albert - his work ethic - professionalism and commitment to ensuring things get done and resolved are excellent!! He goes beyond the call of duty often to resolve issues.

We have had a great experience living in our condo complex that is managed by Imperial Properties. One suggestion and change we'd like to see is that the garage where the garbage and recycling is kept is maintained better. More times than not both recycling and garbage bins are overflowing and the garage is filthy.

Imperial Properties has managed our Condo Building since 2012. They have continued to improve the quality of their services and these past 2 years in particular, I am impressed with their professionalism and Team. Imperial takes good and immediate care of our communal property. Imperial will respond quickly in matters of concern and emergencies (ie Condo plumbing issues). Condo board meeting's have run smoothly. Imperial works with us to ensure Condo issues are resolved and provides important information to do so. Thank you!

The worst experience I've had trying to rent a property. The agent doing the walk around was knowledgeable and pleasant but the office people not incredibly helpful or understanding. Takes forever to return a text. Apparently takes way longer to refund a security deposit than it does for them to accept it. And after days of jumping through hoops to give them literally all of my information my application was declined due to, proven by me, false credit information. Even though my score is higher than the required 600... they are the worst. Gave false hope to a single mom during a pandemic. The worst.
