Where to begin? Hoping the issues improve. Water pressure - BAD Hot Water - Not Consistent For buildings that are only 7 months old they are not luxury. We will not go on about the cosmetic defects but there are many. You sign a 13 month lease. Rent prices vary there is no set amount. There are 14 of us tenants (more but 14 have come forward) in the one building that have voiced our concerns numerous times since moving in Oct-Dec 2021 to Feb 2022. The property management company does not respond to text messages or phone calls they tell you to use their rent cafe to put in your request which again does not get resolved. The first property manager quit after having enough of all the complaints from tenants. The 2nd manager does not respond at all. The call button at front door did not work for months so you were always missing parcel delivery and had to go pick up at UPS and go downstairs to let people in. There was a flood in the building and the lobby after 6 months just got put back together and they put some small furniture in lobby. Some suites showers were not properly installed which caused water leaking into suites below. The water pressure issues have been from the start when all of us moved in they kept telling is different stories including all the plumbers that worked here. The last we heard was a booster pump is being installed well not sure when this is happening as the pressure still is horrible. Hot water was never consistent and lack of it. Heat was another concern in the winter months especially for all corner units. The parkade was an issue to begin with but besides needing a clean sweep it is ok now. Just know which stall you have for they have yet to issue parking tags as they promised since Dec 2021. The daycare in the 811 building makes it difficult for the people on the east side to enjoy sitting outside during the day as the kids play area is outside on the east. The westside you will cook in your suite even with the air conditioning on which barely keeps the suite cool. There is no concrete in this building. You can hear people through walls and in hallways. The 2nd floor especially very hot. No insulation on outer walls and a pinging banging sound due to the improper way the outside vents were installed. Toilets take forever to fill and are never up half way in the toilet bowl. The kitchen sink tap has minimal pressure and some said they bought their own taps after moving in as it did help somewhat. The building was prefab and it shows as most suites do not have paint just a primer, drywall seams is very noticeable, balcony doors peeling of paint, no stoppers on doors, howling wind under doors and on sides as the doors were not installed properly. The deadbolts were not installed correctly and some could not lock their doors. None of our suites were cleaned when we all moved into them we had to clean our suites of all the dry wall dust and mess left behind from the built. The leasing company made these buildings sound like luxury condos well there is no luxury the stainless steel appliances are bottom of the line, fridges are not consistent with holding the temperatures a couple of tenants had freezing issues with theirs. Cheap windows installed. Dryers not properly wired at the start. Garbage and recycle always overflowing due to not just the people, contractors but people that drive into the parking lot and dump their stuff. Animals are allowed in the buildings and some have big dogs. For what you pay for this so called luxury apartment I would suggest renting elsewhere as there are still ongoing issues. But hey if you want a liquor store, cannabis, medical and pharmacy, day care, pizza and East Indian rest in the main levels of these buildings than this is the place for you

So disappointed in this “new” apartment. ALL THE APPLIANCES ARE BROKEN OR MALFUNCTIONING within a month’s use… tried doing a maintenance request via rent cafe, tried calling and emailing, I got the chance to talk to two property managers now but none of my issues have been fixed. I have been emailing with Cassie Sturge, told me they’ll update me within the next day… it’s been a month of waiting and NOTHING. Terrible management. Can’t get a hold of anyone that can actually do something. IT WAS A MISTAKE TO RENT HERE AND I WISH I CAN JUST MOVE AGAIN WITHOUT ANY PENALTIES.

Horrible water pressure, takes 3.33 min to fill toilet. Takes 33.3 min to shower, bad pressure, fix this problem and I'll give it 5 star rating!

Horrible management by ICM. Buzzer systems are not working since last 2 month. No response from manager and very rude customer service team. Takes forever to fix any kind of maintenance issue. No hot water in the building since last 2 months.. Grr!! I had been renting since long time but I would say this is the worst management I have ever been through. Boardwalk is way better than these people

I’m so frustrated, two months here now and it takes 4.20 min to fill toilet bowl. So slow, especially when you need to flush twice. The intercom has never worked, I’m forced to take elevator down and let guests in. Everything in regards to plumbing, water pressure and intercom is a nightmare. Do not rent here, I’m scared to use my real name as I’m scared the building manager will punish me for speaking out. Do not rent here until they decide to actually fix the problems, not just pretend to care and fix nothing for two months and counting. DO NOT RENT HERE! OVERPRICED GARBAGE!
