T	Tyler Campbell-Doell on Google ★ ★ ★ ★ ★ Love the building and surrounding area, the renovations they have done over the past year look fantastic. The building manager Janelle has always been great to deal with and so helpful. Would recommend this building to anyone who is looking!
R	RMA RMA on Google ★ ★ ★ ★ ★ Young people have party every single day. Disrespectful tenants make so much noise at around 11-3 am. Even tiny small noise you can hear from all units around your unit. Hopefully tenants living in 812 would realize soon how much noise they make every day.
K	Kevin Gastelum on Google ★ ★ ★ ★ ★ So, I lived here for 2 years! I loved it soo much! The staff is super friendly, especially the maintenance guys. The office girls are great too, and the cleaning ladies are always nice to chat with. Things I didn't enjoy while living here were a couple of things. When I moved in they had said they would fix their garbage shoots in 6 months... Lived there for 2 years and its still being fixed. Due to the trash shoots not being fixed there are spills in the elevator and homeless ransacking the bins. Another big one was in the time I lived there it was almost always under construction. They blocked off your patio when they were water sealing them for almost 6 months, which isn't a big deal but they didn't compensate anyone at all for any for it. My apartment wasn't heated for the first 1.5 years because they forgot to turn it on when I had moved in. Never got compensated for that either, the water fountain is broken in the fitness room which kinda sucks but it's very small. Super quiet apartments though, you can barely hear the other people in the building, but the noise from 17th is pretty awful. Wouldn't suggest living here with a baby. Very pet-friendly building which is wicked, but be careful because some owners in the building aren't the greatest. Overall my experience here was awesome, and i'd recommend this place to any young person trying to live downtown. Special thanks to Janelle for everything she's done!
S	Stephanie Hodges on Google ★ ★ ★ ★ ★ Kristina and Janelle helped me through everything and made finishing up lease paperwork a breeze, they were so patient with me and all my questions it really reassured me that moving here was the right choice. The walls are well insulated so I don’t get noise from my neighbours, the lobby and the building amenities are always spotless, the location is amazing. I couldn’t recommend this place enough.
I	Izadyar Ghezelbash on Google ★ ★ ★ ★ ★ I have been living in this complex for a few months. Totally, I am satisfied of the professional functions of the management team: Janelle and Kristina. Maintenance team Chris and Nishan are so professional, friendly and reacts very quicky. What I don't like here is only it's toilet which is so low and small and we have a lot of issues on it. I think for a good building like Royal View it is worth to keep it's resident happy and satisfied by investing some few dollars to replace the toilet with a slightly bigger size. I hope this occurs soon. I love Royal View building and its responsive team members and all my good and polite units neighbors here in the building.

The apartment building is kept well and repairs are dealt with promptly once reported.. When my lease started it was on a holiday, although the office was closed on that day Janelle was great and came into the office and waited for me to arrive, she provided me with all the information I needed regarding the apartment and gave me the keys. The apartment is located in a great area in the beltline and convenient access to public transportation and shops. I am really I made the decision to move here.
J	James Smith on Google ★ ★ ★ ★ ★ We saw one unit in this building and it was not good. First let's start with the good things. The lady showing us the units was very nice and friendly. The building seems to be in a good shape, some renovations to the lobby and the floors had been done. It does not look like the 80s in there, However, they allow dogs in the building. The floor we were walking through towards the unit sounded like a dog shelter. There were at least three different dog barking at the same time. Now this maybe and exception but the unit we saw was exceptional disgusting. The previous tenant smoked in there for years. It smelled like an Irish pub in the 80s in there, the walls were yellow and some weird flaky brownish stuff was hanging down from the sealing. We were in there for 5 minutes and I had to put all my clothes in the laundry when I got home. So again this maybe an exception, but baffles me they would even present this unit to someone. There might be nice units in this building but the dog barking is an absolute no-no for me.

However, the two bedroom apartment that I saw was awful. the kitchen counter top was worn out and the ceiling was black due to the smoke which the old guy has lived there for 5 years and smoke inside the apartment. I can't tolerate the smoke when I was there however, the building is a dog friendly apartment so you can have a dog. The dogs were barking all the time when I was there. if you like quiet places, this place is not for you. For the price they charge, its not worthy.
