Very rude and unprofessional. I inquired for an OVERPRICED apartment they have listed in one of the more low grade areas of Sudbury, that I can afford very easily and because of my situation I was shut down abruptly and told it was no longer available, not even given a chance to view it. when I clearly see it is still for rent. Sometimes life kicks you down and trying to rent from these people just kicks you down harder.

THINK TWICE BEFORE CHOOSING RSPM Since we moved in we haven't had screens in any of our windows. They said we'd get some. Multiple times upon multiple requests. 1yr later still no screens. Bedroom door had a rather large hole made in it upon moving in. But wasn't there during our viewing. The day they handed us our keys and we saw the the bedroom door ( now with hole) they said they'd replace door within a week. 1 year later and having brought it up to landlords multiple times. No new hole-less door still. On site laundry that was part of our lease was removed within 3 months after we moved in. RSPM has failed to lower our rent or provide apartment sized washer (I asked landlord Tennant board that if laundry on site was part of lease the landlords, are they legally obligated to compensate tenants for laundry costs or buy an apartment sized washer) answer is :yes. which they've failed to do to this day costing me upwards of 80$ a month for bussing and several hours out of my weeks for transportation ect highly inconveniencing me. Staircases have broken resulting in Tennant injuries in the past and left unfixed for months with nothing but a sign placed stating "watch your step broken stair" Rock solid has installed key pad locks on doors or building to "ensure tenants feel safe" by creating a "safe building". But key pad batteries die every 2 weeks resulting in having been locked outside in freezing weather several times. Maintenance requests have been made to have the entire lock replaced as its not normal to have the batteries die almost biweekly. Yet batteries just keep getting replaced and tenants keep getting locked out the building. This has happened easily 5 times though out this winter. Windows with locks that were said to be replaced have simply been drilled shut. They also installed a lockbox with all of the units keys which I showed them was such a cheap and bad lockbox that anyone could get into it with their fingers, no tools needed. The lockbox was of Dollarama quality. I kid you not when I say the lockbox that contained all units keys was about as strong as a children's toy lockbox. (I'd like to add add the lockbox has surprisingly been removed since I proved its ineffectiveness.) (don't get any smart ideas.) Our bathroom ceiling was falling due to flooding from higher apartments. It took 2 months to finish a job tey said they'd be done by the end of the week. Maintenence / inspection has walked into our unit without knocking or any email or letter or Tennant portal notice twice. Failure to give notice several other times for maintenance showing up. Either maintenance not showing when they are scheduled or showing up randomly when not scheduled. Both has happened on multiple occasions. As for the contractors that they hire they're all Rock Solid property contractors and they all play this game of coming back 4 times a week for a month straight to finish a 1 hour drywall and mudding job. Rock solids words are slick and professional sounding but don't be fooled. These people ANYTHING BUT professional. They play the we have no idea what you're talking about but we are genuinely concerned card when they are not. Actions have spoken louder than their words on over a dozen occasions I can think of. I expect to even see rock-solid respond to this review in a seemingly professional and concerned response like : " hello this is Rock Solid property oh, it's very unfortunate that you feel this way and we are definitely concerned about these issues. if you could please contact us about these as soon as possible we will do our best to resolve these issues but we haven't received any word of these issues" ? All of the negative reviews I've read here seem very consistent with what I've experienced with rock solid in the past year. AGAIN, Think twice before renting from RSPM

: The following are the lies rspm wants you to believe surrounding their responce to RG's (Tennant) previous google review as seen here in the reviews section.... BATHROOM CEILING REPAIR DELAYS A DIRECT RESULT OF TENANT NON-COMPLIANCE. (This is actually far from the truth and honetly sad and unprofessional way to handle/respond to a perfectly reasonable tenant by attempting to dismiss them as a "reckless" as stated in RSPM's previous responce to Mr. RG.) The tenant reported a leak, all proper steps and measure were taken promptly to ensure the repair. (again false, RG has been at home for every scheduled repair ever since Feb 2021 without fail) This was met with the lack of cooperation from the tenants to allow the technicians from MOULD CLEAN to start the work required at the set date/time that was prescheduled and notice delivered in paper form in the tenant’s mailbox. ( false, RG can confirm that RG was in unit for mold removal every time.) This resulted in the Landlord having to pay additional fees for the reschedule. (convenient excuse but false, again not RG's fault. he is always home for scheduled repairs / inspections) Rene will argue that he didn’t receive notice, this was already found to be faulty when conversation with tenant was had about the reschedule. false,we aren't the only tenants to not receive notices and have people walk in from rspm. This is a pattern for rspm) RSPM advised the tenant that paper notice was delivered to their mailbox (as per RTA guidelines) 24 hours prior, the tenant’s argument was that he does not check his mailbox every day. Rene has since asked for electronic notices and we have been plenty accommodating. ( false, RG checks his mailbox 3x a day, daily like clockwork. And RG has asked for physical notices in mailbox rather than digital several times as sometimes the system just doesn't send it and it's "not your fault" as you guys have sais in the past.) To address the LAUNDRY- The fire department deemed the laundry facilities non-compliant with current code when they attended a call from Rene reporting a missing smoke detector in his unit. The solution for this could have been as simple as a phone call/email/text/maintenance ticket through his Tenant Portal. Instead the tenant lied to the fire department in an attempt to have the landlord charged. ( false, there was no smoke /Co detectors upon moving in and RG did call RSPM about. Nothing was done for a week so fire dept was called by another concerned erson and you were charged for it by Sudbury fire, period. Fire chief was embarrassed by rspms lack of safety considerations/accommodations.. There was nothing in the whole building not a detector or fire extinguisher til fire chief made them get one As for the WINDOW SCREENS, we are hesitant to replace the screen because the tenant has used the window to gain entry into his unit on multiple occasions.( false. Tennant entered through a window ONCE 1 week ago that was already broken and never repaired by rspm for 1yr. And notified rspm asap due to being stranded outside in - 30 degree weather that emergency entry was required due to failure to change locks by rspm screens in unit window have been missing since arrival in Feb 2021) (ordering a lock... For 3 months? The entirety of winter? You know there's a home hardware 5 blocks away right? Actions speak louder than words. This is what you call a slumlord) Since arrival in Feb 2021 and every single issue has been mishandled by rspm. Not half, not some here and there. All....) the pattern is that of rock solid playing innocent. That's the pattern you gitta watch with RSPM (as of this being posted it has been over 24hrs since and nothing... No notice of entry has been given and window isn't fixed and neither is the lock on door. It has been 3 days today and I'd bet it's not done by next week either. I REPEAT SLUM LORD'S Rspm)

The company has the property listing on its website and it is super helpful to select the desired property. I have had a great experience renting an apartment through Rock Solid Property Management. The staff is highly cooperative and super helpful in the process of filling out the application. I highly recommend the Rock Solid Property Management to tenants for efficient quality and service.

Rock solid property management has done a wonderful job with our unit! We had a few problems when we moved in and they were super quick to get it fixed! Also a plus is they have an app where you can submit your maintenance requests, and any general inquiries. Everyone I’ve spoken to has been very nice! If you’re looking for a new apartment to rent I’d 100% recommend contacting them to see what they have! (They also have their listings on their website!)

Rock Solid Property Management has been managing my rental property and I am more than impressed. Even through very difficult moments of burst pipes and slow insurance dealing, this management company was enthusiastically involved and committed to seeing the process occur as quickly and as efficiently as they could, and may I say that the management team was emphatically committed to keeping the whole process running smoothly between the frustrating moments with the tenants, myself and insurance company. I have been owning the real estate properties for the last thirty years and I can proudly claim that Rock Solid Property Management has been the best option.
