Have lived here for 4 years and I love it. Sure some times the pool is closed for cleaning. The office management ladies are very nice and lenient. But I have to admit I have lived in 7 different buildings this is by far the best. Comes with storage unit, bike storage, and luxurious apartment. I live in the smallest apartment and I still find it bigger then most. All together 5 stars for sure!! I live in 1695 nice people, clean building.

I have been dealing with this management for one and a half year now as a contractor. I deal with hundreds of managements and buildings in Ottawa and Ontario. I'd say if my budget help me, I'd chose to live in this building or 1701. Perfect staff, perfect location, perfect maintenance and perfect tenants.

It's not a bad building. Great ladies in the office, nice maintenance guys. Overall clean and quiet place. Building is old though, so certain issues do crop up. Very thin walls and lots of hot water issues, especially fall-spring. Edit: Hot water issues have been resolved!

Construction on site everyday from early morning til late night 7days a week. Most profanity & yelling We have ever heard from a construction crew! Brooke Restorations has no respect for tenants living here whatsoever. Even the site manager admitted that no matter how many fines they get from Ottawa By-law...company has "deep pockets" were his words ! Very stressful environment for us long term model tenants. Playfair is and will be losing excellent tenants due to this toxic noise& daily negativity to a once-peaceful community !

We hate this building with a passion! If you wanna listen to construction from 8am-7pm everyday. Have your apartment wreaking of smoke (even if you don't smoke!). Not being able to enter or leave the parking lot because dump trucks are blocking the only lane. Having no green space to let your pets go outside. Having no control over the temperature, and many more horrible qualities, then this place might be for you!

I have so much to say about Playfair residences and their property management company G & S rental/regal management. We had the utter worst experience ever moving into this place. First we had plenty of issues with the apartment (Cracks, terrible balcony paint conditions and issues with the fans and cooling system) Management was unresponsive and would not pick up my calls but if I called from a different number they would pick up immediately. They would dodge and avoid my emails for weeks and they could never give concrete answers. Submit a work request and you won’t hear a peep from them for months. Issues never got fixed. Ladies working in the office are nice but they are useless. There is construction everyday from 7-5pm and it’s LOUD! I’m talking 4-6 men jackhammering all day. If you work from home then this is definitely not the place for you for at least another 4 years from the date of this review (they are moving very slowly) Units are small and in poor shape and come at high costs some going up to 1650$+++ with no electric included. You are unable to change the temperature in your apartment and sometimes it gets so hot in mid winter that you have all the windows open in your apartment just to be at a reasonable temperature. In the summer the ac doesn’t work. Good luck getting anyone to help you with it. There is notices constantly in the lobby and elevator areas apologizing for everything. They can’t get much right and this is property management it’s not hard. Construction workers sometimes illegally start working at 4-5am and the building will apologize for it but will turn a blind eye to it. I have talked to the other residents on my floor and they have all had similar issues with the management and they are quite frankly sick and tired of them. We are customers here and we get treated like second class citizens. I hope they will clean up their act. The other residents in the building are generally very nice and they are generally the older quite group. You will see a lot of old ladies walking there dogs. The area is beautiful as there’s one of the biggest city parks nearby and a bar and classic Ottawan shawarma place. The 48 comes right to the front door of the 1701 building and is very convenient as you can just get to Billings bridge for groceries. Great for low income families in that aspect. So in final summery I’d like to say the - managements terrible - building condition is deplorable - residents are generally nice - great location

I have been living at 1701 Kilborn for a year now, and can attest that this is a good place to live. It's quiet (as quiet as one can expect for an apartment complex), it has many facilities such as laundry rooms, a gym, and a swimming pool. The common areas are clean and inviting. The administration staff are very friendly and respond to complaints and questions promptly. The neighbourhood is amazing, and the building is a 3-minute walk from a small plaza with a grocery mart, restaurants, pharmacy, doctors's office... It is an old building, so it has issues that one can expect from an old building. For example, it takes about a week or so for the hearting to adjust from below zero to above zero conditions. I remember in October to November of 2020 there was a period where my apartment was quite hot, like 30 degrees C. I advise you to keep a fan around in case this happens. There were occasional mechanical issues with the fans that resulted in odd noises, but the maintenance staff usually do a sound job of addressing them. The pricing is pretty fair; I was living in a studio that had very low square footage and the price was just below the $1000 mark, but considering the going rates for rentals in this city, I think I can give them a pass on that one. Recommended for young professionals.

Pretty good building. Had some Rocky situations at the beggining due to a horrible neighbor, but was dealt with by the leasing office. Things have gotten better from the start. Overall, not a bad place to live.
