★ ★ ★ ★ ★ Have been in the past with average experience. However, most recent visit has not been satisfactory. Ordered their house special with the expectation of having a bit of every type of meat in it including some beef balls, briskets and beef stomach etc. The pho soup only has beef slices. Will not visit again.

★ ★ ★ ★ ★ Wonderful! Fresh & deliciousness in every bite, and thoughtful touches by Pho Extreme staff and chef. Legacy restaurant right in the heartlands of Vancouver Downtown / City hall.
To be sure, firstly it’s been years since i had dined here. By no fault of theirs of course. Too long to explain. I am mentioning it for emphasis. The heart doesn’t lie, and it has memories stored in its cells for gosh sakes! And tonights Doordash pick up, was even more amazing then in the past remembrance ( i was a regular diner for over a decade)
I was shocked at when i was looking up the estimated time for travel on Google Maps. Before i left to pick up my take away, my eyes wandered over to the reviews. i was so floored by the negative ratings and comments. These low raters are being cheap and callous individuals with no sense of the hard work that goes into all of the food and logistics of a restaurant. Not to mention radical inflation, gas prices and an economic downturn with only the longest COViD wave maelstrom to boot.
No one is ripping you off?!!
And to say there is no value, is beyond ridiculous. It tastes sew gewwwwd!Everything is made from scratch, fresh, authentically and thoughtfully prepared and shared. It’s amazing. Go back to your MrNoodles if you yearn to only spend pennies [negatoro reviewer] people!

★ ★ ★ ★ ★ The broth of the Pho is very very good, no sauces needed just a little chilly!! Great that they are open 24 hours and the staff are really nice! Would suggest to anyone looking for some late night eats!

★ ★ ★ ★ ★ By far there are better places to eat. However, I am thankful to the cook, a really stand up guy.
As a business, I can’t give them more than a star. I have been here for a long time… but on a good note, the crowd can be really fun.
I’ll end my review with two words: Quality and Integrity. Two words that I can’t live without, and two words that’s missing from this place.

★ ★ ★ ★ ★ I ordered a vermicelli combo with nem nuong and cha gio and paid an extra $5.75 for "Grilled meat" and specified the lemongrass beef in the comments.
Instead of lemongrass beef, I got a lump of boiled gray beef that looked like they'd taken it out of someone's leftover pho. Worse still, the nem nuong were dried out and crunchy, nearly dehydrated. The spring rolls were surprisingly decent, but serving that beef is a crime against humanity so I can't give them better than one star in good conscience.

★ ★ ★ ★ ★ First time and last time . Ordered grilled chicken lemongrass with extra fried eggs +extra vegetables. Overall tasted little over average definitely not great . And definately lack of enough portion of food for 20$. A tiny piece of grilled chicken sized just like MCd's junior chicken patty?. Definately not returning.
3* to honor since it's open 24hrs.

★ ★ ★ ★ ★ AVOID - Pre covid/broadway construction, this place was perfect for a great bowl of Pho. Sadly it's lost its integrity and jacked up the prices. I left disappointed and wont return.
I ordered a small rare beef Pho (13) and a coke. The bowl was the size of a cereal bowl you have at home and I couldn't believe it. Poor beef quality and a very small amount of it too. Minimal fixings and the noodles were cooked hours before at best.. gummy soft. It was quite a disappointment. I get raising prices at a tough time but that was a rip off.. it was a child sized serving for 13 bucks.
I paid 19.50 after a 3 dollar tip for an over cooked snack at best. Never again.
