I recently bought a condo that is being managed by MF Property. Our previous Property Manager was good & was professional. No complaints about how the property is being handled, however a new Property Manager named Natalie Marconi was hired to manage our property and it was just a nightmare. She is the most ruthless, cold, not caring & very very unprofessional! She reacts without investigating & without enough knowledge of situations. She only replies to emails that she feels like to so if you’re email or call does not interest her, expect that you will not get any respond. I really hope that MF Property will assign her to a different location & provide us a new property manager.

Awful company. Garage door is completely broken at least once a month. Good luck getting anywhere because they'll take their sweet time to fix it too, and the most fun part? IF they answer the phone, they're genuinely the definition of useless and will only anger you more. Edit: They replied to me and asked me to email them wanting to seem like they're open and "responsive"! I received no response, but to be honest I didn't expect one either. Let's talk about a few more things while I'm here. You can hear the pipes from your upstairs neighbors anytime they decide they want to use the toilet. Feels like you're at the water park, only far less fun. Two years ago the property team came in (seemingly due to a complaint, as a city representative was there too) and claimed they were going to have it fixed. Nope, the water works are as prevalent and loud as ever. I have videos where you can hear the sheer force of the pipes. I have lost sleep multiple times due to this, but does MF Property care? You guessed it! Imagine my frustration when I have had to uber to work multiple times because I couldn't get my car out of the garage. I've ubered to appointments and meeting in other CITIES because MF (most frustrating) property managers are too busy or too egotistical to take my call. Obviously under normal (good) management I should be reimbursed for this, as the garage door shouldn't be breaking for no apparent reason as often as it does; however I didn't even bother asking as I have a better chance of walking to the moon than getting in contact with the property manager at MF Property. I have personally had to call the garage door company many, many times to the point where I am on a first name basis with the receptionist there. She is very nice but is always quite confused when I tell her I can't get in contact with my own property managers, as she should be receiving the call from them. I have witnessed cars slide down the garage ramp and into other cars / directly into the garage door, also cutting off access to or from the garage, because of a lack of salt in the winter. Imagine you have an emergency, and you're forced to be trapped in the garage due to MF Property negligence, this is not a situation you want to be in. It's a garage door, it has two jobs, OPEN AND CLOSE! I've lived in apartment buildings and condos my whole life and have NEVER seen one close to as mismanaged as MF Property Limited. Avoid at all costs. I have many more nightmare stories but will spare you the essay.

MF Property Management have been exceptional clients of ours (Abell Pest Control) for many years now. They are extremely professional and treat our staff with curtesy and respect. Although they were fairly responsive (and the receptionist was extremely helpful and kind) I had a very poor experience with the property manager, Dave Wilson. He was extremely rude over the phone, cutting me off multiple times. Made me feel as if I was genuinely stupid, and even ended up hanging up on me. Really disappointing to be treated that way when kindly and simply trying to ask questions and clarify property rules.

Our condo corporation has been with MF for 13 years now. The board is very pleased with how we have built a great working relationship with our property manager, Angelica. A great working relationship is so beneficial to the corporation and to owners. We can always depend on their professionalism when working on projects or helping owners with problems. We commend how much our corporation has been able to accomplish over the years. And a big thank you to Angelica, Sara, and all the other professionals who have made Our relationship so strong and beneficial over the years.

We live at the Barra on Queen in Kitchener. We've had a break in and theft from our "secure" storage locker. Still no response from the property manager. Unbelievably unprofessional and uncaring about the owners and residents who are now on edge from the ENDLESS security breaches and invasions of privacy. They have done nothing over 1.5 years to address the OBVIOUS security deficiencies. It should take more than a screwdriver to get into a condo building. Seriously.

Thank goodness this company was removed from managing the condo where I own a home in Guelph. I agree with all the comments about Dave Wilson's rudeness. I am glad I no longer have to interact with this man!. Not sure how he holds a job in this field, but look out- for any of you that still have MF Properties and Dave Wilson as your property Manager!!

Glad that I’m a tenant and not an owner, otherwise I’d be furious with exorbitant condo fees that you would be paying them to do absolutely nothing. I feel for my neighbours and owners whose property values have suffered due to their mismanagement. Unwilling to come up with actionable solutions for the legitimate problems and concerns of residents. For example: this door has been shattered and taped off for half a year now. How is this acceptable? Isn’t that a fire hazard? Common elements (like a party room) remain inaccessible to residents for over a year, but their staff seem more than welcome to use those privileges that are paid for by the condo fees. Really bad property managers. Literally anyone else could do better.
