I don’t know what’s all with the negative reviews. I have had nothing but positive experience with them! They don’t always answer the phone but are very quick with emails.

This is the worst building iv ever been in! Mice!, Loud!, theres leaks in the roof and always matance to be done and there never clean when they leavel, people let anyone in! The caretaker screws with you tell you leave he goes throw garbage and is rude.. there is nothing good to say about this place! And by the end of it all I left and I owed them for the clean up and I cleaned my space..

My extended family has dealt with Linden Property management for years. They are extremely unprofessional in managing 1840 Henderson Hwy. They allow a condo owner at this building to self appoint themselves as caretaker of the building and boss people around as if he is in fact the caretaker. They allow him to do as he pleases, make up rules, and harass the other condo owners. An example of the previous statement that has happened recently - My parents own a unit in this building that is currently being rented out. The tenant had a moving company move some furniture into the elevator to take up to their unit. During the process a light bulb was broken in the elevator. The previously mentioned self appointed caretaker was furious and called the elevator company to come replace a lightbulb. The company then issued a $500 bill to my parents. Linden property management allowed all this to happen as they never assess anything themselves. This isn’t right and people need to know about this type of β€œmanagement practice”. I could give many more stories of this ridiculous system. Basically they want to save as much as possible to pocket the management fee and allow this person to be the self appointed caretaker of the building, make decisions on behalf of Linden Property management... anything to ensure they never have to come out basically! Side note - their office is apparently permanently closed due to covid-19 even though Manitoba is moving on to phase 3. Their emergency line nobody answered, I left a voicemail and nobody has called me back. **edit - Sep 24, 2020** - Your reply is not only inaccurate, but also tardy and unprofessional. My father was re-imbursed by the furniture company that felt they should help out, regardless of the fact that another condo owner should not have the authority to call the elevator company when they are NOT in any way in charge of maintenance whatsoever. This has been happening for years and your horrible response is a clear indication of why your overall google rating is so low. Furthermore, this company approached my father and asked him to have me remove this review. How ridiculous and proof of the bullying that is encouraged in this organization. Figure out a proper system and stop allowing other condo owners to bully people living in the units. This has been going on long enough, I’ve spent 4 years living here in the past, I know the ridiculous practices allowed here. I will not change my review until a plan is put forward to have proper chain of command setup at this condo unit, and that condo owner (who they seem to be buddies with) is barred from berating and bullying other condo owners. That’s it!! I’m not asking much here!!

Out of all the agencies I’ve rented from for over 10 years, Linden Real Estate was the only negative experience I’ve had. The building itself was a fair bit older, so frequent maintenance was required (understandable). However, the maintenance was always scheduled during regular business hours and this agency threatens to charge its tenants a fee if they are not home when they need access to your unit. Therefore, if you work during the day you will need to book off several days or arrange for someone to be in your unit to avoid these potential fees. Aside from this inconvenience, the main reason for the low rating for this agency is my interaction with a woman named Robyn. Robyn proved to be disrespectful, avoidant (no return calls/emails) and lacking in compassion on many occasions. In one particular incident, the heat in my unit stopped working for a week and when I called to have it fixed, her response was that it was not the company’s fault and she refused to believe that it wasn’t working (not sure what motive I would have to lie about a heating issue). So I decided to call the emergency maintenance line myself and once the technician came, he confirmed that the radiators in my unit were not working and thankfully, was able to fix the problem. All in all, I would strongly advise against renting from this agency. There are a few employees I have encountered, Brandee, Allain and Valerie who were all kind, timely and respectful but unfortunately, the actions of one individual overshadowed the positive aspects.

Worst company ever. I think they have worse management than Armour Management. I've read a few reviews on this place and I will not rent from this place and the very narrow minded responses from this management makes it worse.

So me and my brother were trying to rent a place we both had great rental, personal, and work references, we also offered them first and last month's rent on top of damage deposit. We were applying for the 80 Carriage. They said that we need $6000 each in order to get approved! So $12,000 before we could move in. HOW UNREASONABLE TO ASK A SINGLE MOM AND HER BROTHER FOR $12,000 BEFORE MOVING IN. You guys could've had some amazing tenants taking that suite but you chose to be greedy and money hungry over giving two young adults a chance. Good job ?? *Edit to their reply* We were turned down because we didn't have the $12,000 dollars to put down. ??‍♀️ but they can try to lie and say otherwise.

I loved the place I lived in-the price was great, the caretaker was sweet and helpful. The move out inspection left a very poor taste in my mouth-they charged me for carpet cleaning, although we paid for the carpets to be cleaned and the caretaker said they were in great condition. Their reasoning (directly from the caretakers mouth during move out inspection) was Covid sanitizing-I believe this was a very unfair charge. Why should I, the tenant, have to eat the cost for an additional carpet cleaning from my deposit when Covid sanitizing between tenants is outside of my control & ultimately not my responsibility? I would not recommend the management company as I believe this practice was unfair at best and greedy at worst, although the unit itself was wonderful & exceeded expectations in terms of layout and style.

Great property manager! I have both lived in a condo that they were the property manager for and hired them to manage a rental property that I owned. They are responsive and take action to correct issues while communicating all possible options to find the best cost-effective solution. Would highly recommend their services.
