WORST management ever. Ever since Louis-François Trépanier took management over almost 5 years ago, the building went from RICHES to RAGS He has an excuse for EVERYTHING and has improved NOTHING. DO NOT LISTEN to the rental agents. MOST of them lie. The location is beautiful and when i first moved it it was regal and calm.It was the reason why i signed but 6 month later the nightmare started. Now almost 5 years later, we are STILL under construction with ZERO end date in sight. I can go on with a LONG list of grievances . DO NOT rent any apartments from ALFID they do not care about tenants.

If there was an option for 0 then that would be my rating! Worst management of any building ever! All positive reviews are fake! I’ve lived here for a while sadly and there are a panoply of cringeworthy, mind blowing stories that would probably close down the building or lead to the arrest of some of the personnel there. The problem is that there are mostly students there that are taken advantage of and that won’t speak up. Boycott Le Parc!!!!

This is the worst apartment building that I have ever lived in. I lived in the building for two years in two different apartments and was woken up at 6am every day because of the never-ending construction. Two months after moving in, the building was torn apart and tenants were left living with noise, dust, debris, and hazardous materials in the hallways and common spaces. I was shocked that I was not informed of these plans before the lease was signed. Additionally, the top floor of the building was full of disrespectful tenants who had loud parties on weeknights and weekends until 4am. I had to call the police over 20 times in two years, and the building management, Ranaa specially, refused to address the problem. She promised she would "evict them" and yet more and more similar tenants moved in over the course of two years. Finally, my apartment was entered into illegally several times to do work that was not required by emergency. One of such times, an employee entered the apartment against my shouting not to while I was asleep in my bed. I will also never forget about the time a water pipe burst and flooded my entire apartment with burning hot water - an event that would have killed my dog if I hadn't been home and that damaged my furniture, not to mention, the floors were never repaired. Do yourself a favour and do not move here.

If there was an option for 0 stars I would have selected it. The apartment management is utterly indifferent to their tenets. They are mostly incompetent and lack professionalism. With the sole exception of the daytime doorman, the rest of them are rude, indifferent and not helpful at all. They let anyone into the building without verifying that they actually live there. They don't appear to be very happy with their jobs which is perhaps why they always appear to be in a bad mood. Management will turn your heat on late in the wintertime regardless of your pleas and those of the other tenants. It was 11 degree Celsius in my apartment before the heat came on last year. I called the provincial rental board but they were slow to react and by the time they did the management turned on the heat. Of course, the opposite is true in the summer. They'll delay turning on your air-conditioning until the temperature in the unit is sufficient to cook an egg on the floor. The building is under constant renovation, but don't be fooled into believing that will in any way benefit your apartment. Most of the work is related to the lobby and hallways. There were several interruptions to the water supply in the apartments over the last few years and the hot water was compromised on at least 15 recorded occasions. For some reason this keeps occurring in the morning when you'd be getting ready for work. They will demand you furnish a deposit for your apartment key, in spite of the fact that that practice is prohibited by the Quebec Civil Code (trust me, they don't care). Furthermore, the staff will use their key to access your apartment whenever they deem it necessary. If you do live here, you'd be smart to install a second lock. If you catch them in the act, they will falsely claim they sent you an email advising you that they needed access, but trust me, you wont find any such email sitting in your inbox. If you do have an issue with your unit, don't expect any prompt action by the building staff. They will tell you over and over that they will remedy your problem but they simply don't do it. The practice here is to make endless promises to carry out work but they never actually follow through. The laundry room is constantly flooding and sometimes more than half of the machines are out of order. You'll have to dry your clothes more than once in order to get them dry. The machines that do work are not very good. Be prepared to argue with the office to get your money back when the machine fails you ...and it will. There are better apartment options in the area than this one. Trust me, avoid this place. I've lived in a few buildings in downtown Montreal and they were all good experiences. This is my first negative review of an apartment building. I moved here because I was looking for more space and there were a few 2-bedroom units available. I am pleased to be ending my lease with this wretched building this year. I took the time to write this review not out of any anger I may harbor toward the building management. It wouldn't matter to them what I write here anyways. This is my effort to help others to avoid the disappointment and anger that have characterized my time here. We all work hard for our money and it shouldn't be wasted on a place like this. Best of luck.

I've been living here for 36 years this September. Moved in because it's minutes from Concordia and McGill. I never looked back. It's just the epitome of comfort, convenience, security, and good living. Two pools, gym, doorman, convenience store. Near the museum, metro Peel, night life, Place Des Arts, cinemas, shopping malls, and everything in between, yet, a little up from Sherbrooke, so, just far enough from traffic, and steps from Mount-Royal park on the other side Very clean, well maintained. And a great interior garden. I feel like I am so privileged. Soon, we'll have the electric train steps away too. Don't search any further. LE PARC is where you want to live, or where you want your kids studying in Downtown Montreal to be.

Alyssa Perez helped us to lease an apartment here. She was great in finding out our needs and picking the perfect fit for us. The whole staff has been friendly and helpful at every turn. Maintenance requests are responded to immediately and professionally. I've genuinely never had a better leasing experience

The doorman is very wired in this building, being super aggressive to me that totally ruins my day on several occasions. Now I just simply avoid interactions with him.

If I could give this place a negative star I would. I lived there for 5 years and never have I experienced such a terrible and rude management staff. Ranna the leasing agent seems to believe that yelling at tenants is the best way to resolve and issue. Don’t be fooled by her fake smile, if you say something she doesn’t like she will yell at you. RUN !!! As a whole the building was beautiful before I moved in and then they turned it into a cold, loud building that has loud ugly walls that assault your eyes. Beware the air quality and FLOODING !!! In 5 years my place flooded 3x and it’s a high rise ... good luck getting them to pay for any damages or even apologize. I highly recommend you avoid this place. Any positive review you read was paid for . TALK to the tenants and you will get the truth .
