This building has BED BUGS. The management cheaps out on treatment and won't pay for a proper heat treatment that will actually solve the problem. DONT live here it's a recurring problem. It's not a matter of if you get them it's just a matter of when.

I've lived in Lord Dufferin Apartment for a year, and absolutely love this building. The apartment is a good size place for Toronto. I was able to fit everything I owned comfortably into it (including my king size bed!). The staff at Lord Dufferin (Mario and Abner) are wonderful! They always assist me quickly when I call or email them with something. And they do so with a smile on their face. Additionally, they are very good at letting residents know if they need to turn anything off to be fixed. I always receive paper notification prior to anything happening. The pool is a wonderful feature on the hot summer months. They have a lifeguard on duty every day for safety. Nothing beats the view! I receive positive comments from friends and family everytime they visit. I'm able to see the water and the city from the balcony and I spent a good deal of time sitting out relaxing on here. Never had an issue with bugs or rodents. Not once. Place is very clean and classy. If you are looking for a place to live in Toronto I would seriously consider Lord Dufferin Apartments.

Best place to live in if you love waking up to find no hot water! It's like a game of roulette; you never know when you'll get hot water. They used cheap contractors for the finishing and now everything is falling apart. Also, the place came with a fridge, dishwasher and stove. I've had to change the fridge 2 times over the past 1.5 years and about to go on my third. Why do I still tolerate this? The location is convenient with easy access to shops and restaurants. There is also a bus station opposite to the building that goes all the way to Dufferin station. However, the problems keep accumulating and my patience is being tested. Will certainly be looking at other housing options in the near future.

We live on this building for more than 9 years we love the location as it is walking distance to pretty much everything but we have to move out as we can no longer afford the high rental fee that goes up every year. We've endure the bugs, yes they have roaches and bed bugs and not to mention the homeless that managed to sneak in the building despit of the security guard. But the most unacceptable part was they overcharged us for our rent and they never refund the money 3 months after including the pub key cost. We keep on requesting it but they are just ignoring us. The management became greedy that even the best building supetentdent this building had had left.

Lived here for about a year, in the last two months we found bed bugs. We lived on the 8th floor by the way. We contacted the area manager and building staff ASAP and they were prompt to respond with a "We'll have someone over on this date...". However, when that date came no one was sent, so I emailed to further inquire why and what happened. The area manager replies within the hour with a later date. So I provided a picture of the allergic reaction my girlfriend had from the bed bug bites, and she sympathized and acknowledged how serious the situation was. Having no choice, I waited for the "rescheduled" date for the exterminator to come. The date comes and yet again no one is sent.... around this time though, I was close to my move out date and all my furniture was infested with bed bugs. I replied to the Timbercreek area manager, with the current building staff CC’ed on the email and this time no one replied… Clearly the Timbercreek manager and staff knew no one was going to be sent for the extermination, they were just buying time until I moved out. I feel bad for the others on the 8th floor who might’ve also been infested… It’s absolutely disgusting the lengths some people will go to in order to save some money. Finally, we moved out and had to throw out all the furniture. This building is absolute garbage and managed by complete scum bags. DO NOT RENT!!!! P.S: The parking garage underground is also total garbage, the tightest and most impossible spots to get into. They rent out parking spots to people who are visiting during the summer for CNE, we witnessed many people trying to get in and out of these tight parking spots and scratching their cars. Parkers beware!!

Living and dealing with Timbercreek Communities was the biggest mistake I've made. Before signing the lease, I asked the management company at least 10 times if they have a pest issue because reviews online stated that they, in fact, have a huge issue. I was assured up and down that there is no issue and that my place was treated before I even move in. The unit itself was in decent condition and I has asked a few people in the building who seemed to think it was a thing of the past. That was not accurate. This building has a massive bed bug problem and from what I've heard from other people, they also have a big cockroach problem. After letting them know about the issue, they did bring in someone to treat the unit within the week, however, I told multiple Timbercreek employees that the issue is not contained to one unit as I saw the IN THE HALLWAY. They told me it was an isolated incident and left me feeling really confused as to how this would happen to me. That same night, I met several other people who were also preparing their units for bed bug treatment, and those units were nowhere near mine. After the treatment, there was no sign of bed bugs slowing down and the unit became uninhabitable. The Regional Property manager, Marc, assured me the treatment will be done every 2 weeks. So I decided to move out right away but paid for Sept rent ($1700) even though I'm not living there, but because I wanted my furniture treated twice before I moved out (one month = 2 treatments). But in classic Timbercreek style, they have postponed the treatment to make it 3 weeks away, ensuring they only need to pay for one more treatment while my furniture remains in the unit. I write this, not to scold and complain but to look out for others. I am 28 years old, a clean and respectable tenant. And because I chose to live at Timbercreek my whole life feels as if it is in shambles right now. I would HIGHLY encourage everyone to avoid this property management company at all cost.

I have lived in this building for four years and the management, rental costs for what it is (a pest infested, old run down building) is a joke. I have had so many roach issues with my unit, and I have gotten the place treated numerous times, yet they still come back because there are obviously other units that also have them. It got to a point before the pandemic where I was too embarrassed to invite guests over because of the roach issue. Management just seems to hire the cheapest companies they can find to fix or solve what ever problems they have in the building. Very mismanaged. Would never recommend this place to anyone and can’t wait to be moving out soon.

Cockroach problem 11th floor! We saw one or two in the first year but after our neighbour moved out in our third year, we noticed a bunch of cockroaches all over the apartment. Two sprays and they still didn’t go away so we had to move. Wouldn’t recommend them.
