In our humble opinion, the absolute worst property management company we have ever worked with, embarrassingly incompetent and morally bankrupt. We had the unfortunate experience of dealing with Kristi and Jen, start to finish the ball was dropped so badly, it resulted in the Alberta Courts recently finding numerous serious substantial breaches of the RTA. The owners of the home were ordered to pay the tenant from their own pocket as GIL had left both the tenants and the landlord in such an unprecedented legal mess that it would have made far more sense for the landlord to manage the properties himself. Jen and Kristi’s concerning lack of common sense, people skills, their inability to carry out even the most basic duties of a management contract and their concerning deficiency in landlord tenant laws resulted in yet another judgment against GIL in the Court of the Queen’s Bench. Their unique ability to constantly instigate problems with tenants is truly astonishing. The circus at GIL seems to be haphazardly led by Kristi Henriksen , which is at best a liability. At worst, a half dozen lawsuits waiting to happen. Based off our opinion and experience with them: >>>- Tenants: file an application with the RTDS online in order to get your damage deposit back. >>>- Landlords: having a neglectfully unmanaged property will leave you in far worse shape financially, legally and morally than doing it the right way, the first time, with the right company. Bottom Line- Brutally incompetent. Unprofessional, disgraceful, dishonest conduct unbecoming of middle aged women, who should at their age, in the very least, be able to conduct themselves in a somewhat reasonable way. Really embarrassing.

BELIEVE ALL THE NEGATIVE REVIEWS. I didn't believe it at first and paid the price after dealing with these crooks. The negative reviews are all true. GIL Property Management and Sales Ltd are scammers to the nth degree. They will do everything to keep your money (ie. damage deposit) and do everything to charge you more than 3-4x for repairs and find stuff to repair. DO NOT conduct business with them unless you want to throw away your hard earned money. Run far away. Every single one of them employed are not trustworthy, say one thing, do another.

I had very bad experience during my move out. As per the move out inspection, Kristi Director, said that i will be getting full refund. After my move out and all paperwork, Claiming something is not clean, totally does not make sense. As per the official move out report, I should be receiving full refund. If GIL is not following the move out report, What is the purpose of move out and move in inspection? I am not concerned for money but concerned about the process in GIL.? I don't recommend

My Girlfriend and I have been renting from Gil management for about 6 years, and we have nothing but good things to say about the experience. Whenever we have an issue with anything building related, Rudy has been unbelievably good. The drier died the other day, and he was so above and beyond, it was sorted out in a few days. This is only one of a handful of positive experiences with Rudy and his team. I have never had such a good relationship with a rental agency before, and I recommend Gil to anyone who wants low drama and high quality service.

We have used GIL Property Management to manage a rental property since 2006. They have a fantastic team, who respond quickly to our requests and provide an excellent service. We especially appreciated their regular notices for all our annual service requirements (lawn, furnace, etc). When we finally decided to sell our property, Kristi and her team helped us list and sell the house quickly and for good value. They provided us with good advice along the way and were able to help with all the final details needed before handing over the keys to the new owner. Thanks to everyone at GIL!

I have a bad experience with this company. When I moved out they charged too much cleaning fee. While we were tenants we really tried to keep the house clean, and when we moved out some things didn't get cleaned up, but most of them were clean. I cleaned for move-out and took pictures most of the house after cleaning. They really unreasonably charged $504 for cleaning just above the refrigerator, between the stoves, the window sills, the walls, and the top of the kitchen cabinets. it was just 2bedroom condominium. The cleaning company they hired was charging $40 per hour for 12 hours. I also acknowledged the part we didn't clean and asked for some negotiating, but they didn't even respond to my email in the end. I've seen reviews of this company. They have a lot of really bad reviews about deposits. Perhaps they are all true. If you are a tenant of this company, please consider my review. It is said that the purpose of the company's existence is to profits, but it seems that it is not a good thing to pursue such unreasonable profits. I was so sad and angry at that time.
