James (building manager) is super helpful and will solve any issue in a couple of minutes. He is regularly improving the building and recently installed new (and very bright) lights outside, which make me feel very safe. Excellent location, very close to U of A campus and walking distance to grocery stores.

I lived here for 3 years and had a good experience, especially when James took over as landlord. Problems were taken care of quickly. Nights were usually quiet. I had no trouble getting my full security deposit back. Would move here again.

I think it's a great place for students and for those that work in the hospital or university especially during the winter since it's within walking distance. For over a year, there were several issues before management changed, but under James' management the place has turned out to be quite a pleasant place (In addition to cleaning and decorating the exterior during the summer, adding exterior lights, and even improving security at the entrance). James is a genuine individual, very friendly and caring person. He is always there when you need help or encounter any problem.

I really like this place to live. James is very kind and responsible manager. He always listens to me very friendly and willing to help. This building is near the university, especially the medical centers where I have to go every day, just 5 min to walk. The bus and LRT station is too close. I like that pets are not allowed in this building. I have never seen or heard about pests in this apartment. My unit is warm through the winter. However, I should note that the building is old, and the sound of a door or wall can sometimes be annoying. Overall, I am very positive about the current managing team at Garneau Bay Apartments. This is the first place I have rented, so I can't compare it to other places. But I have heard horror stories of pest and mechanical problems in other apartments, and I am glad I have not experienced those problems here. The manager is a nice guy, and I prefer to stay here for the rest of my study.

The new management is great and has taken lots of steps to secure the building. James (the building manager) is kind and attentive and has gone above and beyond, one of the best building managers out there. We also loved the underground parking, especially in the winter. Close to the university and train station (Health Sciences), around the corner from Sepp's pizza and ACE coffee and other bakeries. Can't beat the location! But it is an older building so there were plumbing issues and things like that but they are always resolved quickly.

I have lived here since 2014 and have noticed a huge improvement in the building. The new property manager James is very approachable and it is obvious he cares not only about the building but about the tenants as well. In recent weeks the building has had new outside lighting installed which makes the street feel a lot more safe! It's nice to see that management continues to make upgrades and care about the safety of the residents.

I lived here since 2017 and my experience improved a lot since the new building manager, James, took over this place. He is friendly and gets things done quickly. There was an emergency with my apartment in the middle of the night and he dealt with it immediately. He also added exterior lights to make the building more safe, made himself the point of contact for delivery if the tenant is unavailable, etc. A sincere thanks to James.

Note: I wrote a review over a year ago under the name tgerry. I no longer have access to that Google account so I can't update there, but find that review for some more information about the building and the building manager prior to the current one. I lived here for a few years, and my experience living here was a lot better since the new building manager (James) took over. James really increased the security of the building, which was my biggest concern. My mail was never stolen after he took over, and I break-ins were a lot less common. He is also around the building quite a bit, and is responsive with taking care of any issues/concerns. He actually seems to care and deals with issues, unlike the old manager. Move out inspection went smoothly as well. I've lived some places where they nickel and dime you for everything possible to try and profit off of the move out inspection - not the case with James! There is underground parking, and it's a very reasonable price ($60 at the time of writing this). Guest parking is basically non existent though. All street parking is either 10 minutes or 2 hours, and it's almost always full with people who park in the area to walk to the university/hospital. So if you drive, plan on renting a parking stall here because you won't be able to park anywhere on the street. The building has seen a few upgrades (mainly lighting and security related) and the management is much better now. However, I'd still put it at 4 stars because the building is very old. Admittedly, the price is reasonable given how expensive everything in the area is, but the interior is very dated.
