Div south is absolutely terrible.. hard to get ahold of, billing and payment is as inconvenient as possible.. condo fees increase several times a year

I absolutely love this management company for my rental. We have been with Diversified for 3 years and they have taken such good care of us and our rental needs. We have had a few managers that directly deal with our contract and all of them have been so helpful and responsive, especially Diana! This is a company that really cares. We are so lucky to have found Diversified Management Southern.

Caution to any future condo owner. Avoid purchasing a condo managed by this company. I have lived in our townhouse for 2.5 years and have had the worst experience with this company, specifically Tristan Johnston. Early spring of this year, I was watering our grass and front garden bed from a community tap line, a line that is intended for grass and plants by tenants and owners. Our neighbours next to us reported a leak in their basement, and within the same evening, the community tap line’s water was cut off. This was in April. We reported the issue in April and were told the line was damaged. We have chased the repair for this tap line for 6 months. It has yet to be repaired. At no point did Diversified Management take the initiative to inform us of any delays for the repair, continuously ignored our emails and phone calls, and kept us in the dark for 6 months. There is little to no professionalism from this team. We continued to chase the repair and had no response from Tristan for months. Tristan finally replied and shared that she had the info for the unit who controlled the water valve and would organize a repair. Months passed without repair. We then chased again, and were given the phone number to the repair company Prevent Mechanical in June to organize the repair ourselves, however Tristan would still not share which unit had the water valve, preventing us from scheduling the repair. I then connected Prevent Mechanical and Tristan via email asking for this info to be shared. Prevent Mechanical and Tristan confirmed that info was shared and scheduled a repair. The repairman that arrived on site, was not given that info, was ill equipped to complete the repair, and charged for a service he could not complete, on the condo owners dime. Today, I was asked by Tristan, if the water valve was in my own unit..... confirming that September, 4 months later, she continues to be negligent and ill informed, and has made little to no effort in supporting this repair. The entire landscaping of our unit, and grass areas surrounding us have died in what has been one of Calgary's hottest summers. No offer to compensate for the loss of landscaping expense, no apology, and still no repair scheduled. I made a formal complaint and was passed onto Gordon Seib who took a call, agreed at how terrible the experience was, and guaranteed he would personally look into the issue, and get back to me within a week. 3 weeks later I called and left a voicemail and email, chasing the repair. He then shared false information that Prevent Mechanical had visited the neighbouring unit which contained the water valve, and were now ready to complete the repair on ours, and to call and schedule the repair with Prevent Mechanical. I did exactly that, and found out Prevent Mechanical has not been to our Condo complex since their last visit in June and still do not have the water valve unit information. Addition: Today I was contacted by Tristan who shared that some of the delays were due to Condo Board approval issues, and I am glad to now have the information, but it does not excuse the lack of professionalism, capability, and care from this team. There were more than 15 emails, and numerous calls over 6 months, all opportunities for Tristan to respond back with an explanation or an update. They have asked me to remove this review and I have refused. It is only fair for other condo owners to know exactly what the experience is like when working with this team.

Worst management in all of calgary. Thousands of dollars payed monthly by tenants and they cannot have 1 operating elevator. Absolute joke when there is seniors living 4 floors up and are expected to walk the stairs everyday and they do nothing but say excuses as to why they haven't worked for 3 years. I don't know why anyone would want to rent here when the worst condo in Calgary even has a functioning elevator.

Alex Bilinski has been told multiple times about power sources being out in the outdoor parking lot at Willow Court Green, and she doesn’t care. After two years she has done nothing but laugh off our concerns. We are not able to keep our car warm in the winter, which is an issue in Calgary, where temperatures drop in the winter. Do not trust this company and don’t purchase a unit in any building β€œmanaged” by this company. Global News or CBC should investigate.

This is posted on behalf of the board of directors of The Highlands of Valley Ridge. Last spring we entered into a lengthy contract extension with DMS for a valid reason -- they simply are the best in their field, the recognized aces in the City of Calgary for what they do. As testimony to that, I can name at least seven people among us tonight --- the members of your outgoing Board of Directors -- who believe we're fortunate to be professionally associated with them.

I have lived in our condominium (HPE) for 10 years now and this company had been managing it when I moved in here in 2011. We have had 3 different property managers over the years. I must say the service deteriorated in the last 3 years. I'm not sure if our Board of Directors performs poor job or the management company. Everything takes long time to fix in the complex from simple tasks like refreshing paint on the garbage door (Update: It was done a month later since publishing this review in June) to restoring lawn destroyed during replacement of decks. The decks were completed in June and the lawn was not reseeded until August due to repair of the irrigation system. Even then after two months of repairs and waiting several sprinklers did not work and they had to fix it again. It took a month last year to figure out our front lawn was not watered at all and another month to adjust/replace sprinkler nozzles. It's possible they select contractors like Elite Landscaping who cannot make quality job from the beginning. Almost always you have to follow up a week or two later if the issue is taken care of. The front downspout extensions are in poor condition for many units and nobody cares no matter how many times you write about it in emails. It took over a month to prevent one owner to stop using guest parking lot during night hours after sending multiple emails and pictures of the offense. On the other hand they quick enough to reply by email or send you a warning letter if you take initiative and care about your own unit.
