This is largely a review of the sales process, as opposed to a home build. (Though I will include third party information regarding a build at the end) We have spent the last month looking for a new build in Chestermere. We narrowed the builders down to two, and over the last 3 weeks have dealt extensively with both of these builders. The first builder (which shall go unnamed) was personable enough, but communication was scattered and they were not willing to negotiate whatsoever on the price. That was difficult for someone like me, who has a history of getting good deals and was on a strict budget. Broadview was perhaps even more pleasant to deal with. Their communication and willingness to work with us was, however, superior. Stephen, the representative was extremely thorough in every way, and worked VERY hard to find a way to get us our dream house while still maintaining a budget that was quite low for everything we wanted. Stephen provided us with plot plans, elevation drawings, details on finishings and basically everything we needed to know to make an informed purchase decision. Quite honestly, there is nothing more he could have done next to bringing the home down to an unprofitable level for his company, and that just isn't the way business works. We ended up selecting the "other" homebuilder, though doing so goes against my typically logical mind. I truly feel like making this decision may lead us to more headaches, and in fact, this "lesser" builder actually came in more expensive once you factor in Broadview's incentive programs, and after I finally got them to negotiate the price down a bit. The deciding factor was the fact that this other company provided us a lot which was noticeably larger than Broadview's for the same price. It certainly had nothing to do with the sales process, nor the quality of the home we expected Broadview to build for us, nor the price Broadview was willing to provide me and my thrifty mentality. In the end, I would highly recommend Broadview (and in particular, Stephen) if you are looking to build a quality home - especially if you are on a budget. We did a lot of shopping around, and you will be hard pressed to find a price:quality ratio any better. I know another review says that they are not the cheapest option, but do your own comparisons like we did and you might find otherwise. For us, they were extremely competitive.... especially when you consider their finishings are a cut above the "bargain" companies. I have a friend who built right across the street from where our house *would* have been. He said he was very happy through his own process as well. While there were issues that had to be rectified, I think that could be said of most any builder out there. In the end, he said he was very comfortable in his decision to build with Broadview.

I didn't want to write a bad review, my experience with broadview homes has been great overall. When we made the decision to purchase our first home, we had asked for additional outlets in specific rooms and were told that we can add them during our frame/electrical walk-through (sales told us this). The day of our walkthrough comes and we asked about adding outlets and were told we were suppose to add those with the sales team. Yadayada... so we contacted the sales manager we were working with and he completely denies telling us that we can add outlets during our walkthrough and claims he doesn't remember us asking! (unbelievable!) He then tells us if we want to add the outlets, WE would have to pay $200 for them to get the electrician to come back. This is not a big deal anymore, it was in the beginning because broadview made us feel were didn't make a selections in a timely manner. Now the reason that made me decide to write this review. We had told broad view to leave out the ensuite bath and walking closet doors out as we plan to install barn doors ourselves and asked to have the walls reinforced to install the barn door hardwares. During our walk-through, we saw that the wall was reinforced for the ensuite bath but not the closet. We took a photo to the reinforced wall for the ensuite bath for use as a reference but not the closet because it wasn't reinforced and we trusted that it would get done. I spent a good 2 hours measuring and mapping out where to install the hardware (i had temporarily screwed the ends of the hardware to studs to map screw hole and ensure it is level) only to find out the wall for the closet wasn't reinforced at all. For this, being my first home, Im not sure i would confidently recommend broadview to any of my friends and family.

Unhappy with my experience with Broadview Homes and would not recommend anyone to build their homes with this company. We’ve been living in our home in Evanston built by Broadview Homes in for less than a year, coming up to the 1 year mark in 2 weeks. Ever since we had possession of our home we have had many on-going problems with the new home, they are still occurring as we speak. We have had to book off work many times to get these problems addressed. And I rarely ever write reviews, but this one incident has irked me enough to write a negative review. (Not to mention we have had problems after problems, not just the one that I will be mentioning below) So, our one year is coming up and we now are starting to notice yellow discoloration on our ceilings on all levels in our home in many different locations. We contact Broadview to have this assessed, they sent Rob to check the issue twice. During the first assessment he indicated that he couldn’t see the yellow discoloration and that it could just be a cause of shadowing (Please note, I did take pictures of a few areas with yellow discoloration before he came for the assessment and you can clearly see it is due to moisture). The second time around, he returned and told us the only solution he could provide us was to paint over the discolored areas, and so he did. This doesn’t solve the problem, it is hiding the problem. I felt dissatisfied with his solution, I decided to contact Broadview Homes β€˜Service & Warranty Administrator’, Ann, we’ve dealt with her before for other problems we have had. I emailed her with the pictures that I had taken and told her my concerns. She wanted to send Rob back a third time and I told her my thoughts on his assessments and what I believe could be the problem to the ceilings discoloration; moisture, condensation, poor building envelope and/or leaking pipes. She emailed me back disregarding anything that I said about moisture damage and wanted to send Rob back a third time for another assessment. In many of my emails back and forth to her, I had reiterated myself with my concerns of damage caused by moisture and also requesting someone specializing in building envelope issues and it was disregarded again. And in one of the following emails Ann also stated β€œYour home is covered under the Building Envelope with Alberta New Home Warranty for 5 Years and Broadview gives you an additional 2 Years.” The Building Envelope with Alberta New Home Warranty for 5 years is not responsible for these issues just yet, because I am still within my 1 year warranty as it still has not been fully 1 year of my possession date. Broadview Homes is still responsible for these issues. This shows me that Broadview will do anything to shrug you off until you just give up on trying to fix the problem. They will give you a short term solution, as they tried doing with me by painting over top the discoloring to mask it. The discoloring will definitely return because the source of the leak and/or moisture was not resolved. We want a long term solution not short term. Please note we have taken a lot of time off work to have many problems in our home fixed because Broadview Homes couldn’t have them resolved correctly the first time and at this point it is a problem. Scheduled appointments are usually delayed as someone from Broadview ends is usually late. They are quick to respond but will not give you a proper long term solution, be aware. The negative google reviews prior to mine are true from my experience, as we have had the same issues. (Home possession in Dec of 2018)

Very disappointed with the quality of materials, and workmanship from hired trades people. We have lived in our new home for less than 2 years, and have so many deficiencies (of course after the 1 year builder warranty is up). From peeling kitchen cabinets, broken taps and toilets, peeling grout in shower, etc. Not the quality of material or workmanship I would expect for $700k! Paired with a warranty rep from the builder who said he would look into things, and then was never heard from again. I will no longer recommend Broadview Homes to anyone looking to build a house.

Our experience with Broadview has been incredible! They have been hardworking and kind throughout the entire process. Jeff is knowledgeable, helpful, responsive, and very easy to work with. Broadview has made the purchase of our first home a wonderful experience. Absolutely beautiful specs and our experience with the companies that Broadview works with (ie. Trail Appliances) has also been great. Good people will find good people to work with and that is very clear with Broadview homes.

We purchased a home with promises of a possession date of November 2021 , as of the second week of July there was nothing started on the house and all we got were excuses so we opted out as they could not give us a revised date of completion therefore we would have nowhere to live We are seniors living on a fixed income and Bruce the area manager made us pay the company $7500. To break the contract for a home that they never even had taken permits for . For a company of that size I would have thought they should of handled our dilemma with a little more professionalism m as it was they who failed the commitment not us . So buyers beware Bruce is ruthless I would not ever recommend Broadview homes

I bought a house with Broadview in Ravenswood! The experience was great as they allowed me to fully customize my plan. I even added an upper deck off the master to get a mountain view! I would highly recommend Broadview Homes!
