Accora Village - Ottawa Apartment Rentals

I have been living in accora for about 3 years. I moved 6 months ago from one if their apartment to another for bigger space. I have a problem of ventilation in my apartment. I have complained more than 20 times. Whever someone cooks from downstairs their smoke and smell comes to my apartment. All they have done is to come, check and saying that there isn't a problem. I talked to building manager avout 10 times. She sent their so called technician and all he said was I don't see any problems. They are trying to say that it is our imagination. I asked to call contractor but no response from building manager. They just care about rent nothing else.

I have lived at Accora village since June of 2021. The staff at Accora have all been very good. The leasing agent I dealt was very helpful and prompt, the building staff are friendly, and every service request I have opened has been addressed in a timely manner. They have great programs at the Accora Centre, a nice gym, pool, and the apartments are recently renovated. However, there has been one issue that has completely overshadowed an otherwise positive experience. I usually only like to leave good feedback online and am loath to leave negative reviews about places as it is very easy to complain on the internet, but in this case I think it is good to let prospective tenants know about issues they may face when living here. Accora Village is presented as smoke free properties, but this could not be further from the truth. There are tenants that have been here since before the units were smoke free, and are therefore grandfathered into being allowed to smoke as much as they want in their units. Shortly after moving in, my wife and I realized our neighbor is one such unit. Because of this, our hallway and apartment is constantly filled with second hand smoke. This is not a whiff here and there, as soon as one steps off the elevator it smells as if the whole floor has been a smoking environment for the last 30 years, and there is a constant tinge of cigarettes in our apartment. It is for this reason that I give a one star review. Air quality has such an impact on quality of life, not to mention the health impact of constantly being exposed to second hand smoke. It is especially grinding given that one of Accora's advertising slogans is "Get the fresh air that you need at Accora". Any action taken by Accora is simply nullified by the amount of smoke. I was recently asked by a friend looking for a place to live in Ottawa if I would recomend living at Accora and I told them not to pursue leasing here for this reason. I would make the same recommendation to you. If you must live here and if smoking bothers you, stay away from the second floor of the Orion, and the eighth floor of the Cobalt.

I feel bad for whoever plan on moving to their “ ambassador “ building. This place is infested with cockroaches and need to be burn down . Worst mistake I made was doing a virtual tour due to COVID and not inspecting this place in person before signing my lease Every 2 weeks you have to empty your cupboards / closets for spraying that does NOT resolve the issues The staff come in as they please without notice, no privacy Cockroaches everywhere from your unit to the garbage chute , hallways and laundry room . Literally crawl on you while you sleep Phone calls and emails get ignored Today I finally move out and I couldn’t be happier to get out of this stressful situation Accora village please do better

As a new resident at Accora, I have to send a shoutout to the staff. Every interaction has been fantastic and although we had a couple of issues with our unit shortly after moving in, everything was acted upon quickly. Thanks again Accora, we are looking forward to our time here and enjoying everything that Accora Village and the location has to offer.

We rented a Garden Home from Accora for about 2 years. Overall good experience, and definitely better than our experiences with Paramount and Minto; central air was key during heat waves (though the unit in the backyard is not maintained, and broke down due to excess dust; had we known, we'd have taken care of it ourselves). They also have a lot of community activities, and as military, we got free Platinum memberships for activities and the gym. Spacious/clean unit, usually quick turnaround on maintenance requests. Same frustrations as others with changes to maintenance days; often they would change without notice, and we would have to continuously re-arrange our schedules. Biggest complaint no longer effects me, however their increase in rental pricing is ridiculous. We were paying $1700ish/month for our place not even 3 years ago, and now that same unit is over $2100. They charge over $1300-1900/month for *bachelor* apartments in some buildings. How anyone can afford to live there now is beyond me, but I'd recommend a Garden Home over an apartment if you want the best value (central air, dishwasher, washer/dryer and most have finished basements).

We have lived in a 2 bed apartment in the Opal building for 1 year now. Shortly after moving in in February of 2021 our ceiling started to leak in 2 different places (we are on the top floor of the building), in our office and coming through our bathroom light fixture which is concerning (electricity + water, yikes). I was told it would not be an issue that stands unresolved for multiple days. WELL it finally got “fixed” in September. Whoever they had come to fix the holes in the ceiling did an awful job, did not match paint colour properly, slathered on layer upon layer of plaster, left my bathroom covered in dust and paint and took 4 days to complete the work. They had assured us that the issue with the leaky roof had been resolved and it would not be an issue again. It is now March 2022 and both our leaks are back in full force. Maybe before putting some paint and pretty flooring in units and raising rent to over $1700/month for a 2 bed apartment you should replace/fix major structural issues such as a bad roof. It is also apparent that the windows are terrible, winter wind can be felt coming through them (even the ones that can’t possibly open), we have our heat set to over 25°C and it is still freezing in our main living area. Do better Accora.

Not very good experience lately. There are a pest infection problem in every building of Accora, dealing with it since last year. You will have to mostly go outside every month due to pest treatment, and you will have to stay outside for 3-4 hours. No matter how clean you keep the house, there are always going to be messy neighbors. They threatened that they are going to call by-law if I refuse one more pest treatment. I work from home, where I am supposed to work in this winter? Also, people will be parking in your space if you are not careful.

I have been a resident at the Accora Village for over 10 years now and I absolutely enjoy living in their apartments and highly recommend them. Their apartments are spacious, clean, and has lots of storage. Accora Village is surrounded by the Bayshore Mall which is a bonus to everyone living there and there is a lot of activities as well that residents can access and enjoy them at the facility. The only reason why I didn't give them a 5 Star is because I just hope that they could renovate the apartments that residents are living in at the moment rather than only do so when they leave the apartment. I believe current residents deserve to be upgraded as well.
