Husband and me found the HAPPY HOUR!!! 2 for $4+.
So far this place is better than the Teaespressu cz all their gels are all softer and if stored it doesn't go stale and harden.
Too pricey but good. It might not be healthy of course.
Bought brown sugar. My husband sipped the first half and when I got to it there was not much left.

โ โ โ โ โ Really good bubble tea at comparable prices to other places. The space is really clean and bright, and has a cool mix of modern and traditional decor. Staff arenโt friendly but arenโt rude either.
Seating is pretty limited and theyโre basically just low riding stools with some table space. Cool thing is that you get to see the bubbles being made in this huge iron pot which is fun. Drinks came quite quickly and the space is pretty open to hangout if you wanted to.
Definitely check out their classic brown sugar bubble tea - instagram worthy indeed!

โ โ โ โ โ Another new store! First time here, their signature brown sugar pearl got the great taste of brown sugar & chewy which I like. I ordered red tea latte, not bad but Iโd prefer a more strong taste of tea flavor. Great environment, bright and clean. Some parking spots are just outside on the road, pretty convenient.

โ โ โ โ โ One of my favourite bubble tea places. Very yummy chewy pearls that I believe are house made.They have dairy free options which is always a bonus. Staff here is fast and location isnโt very busy so I normally get my bubble tea within minutes :D

โ โ โ โ โ Iโve been a few XFT locations in the lower mainland, this one is by far the best. Friendly staff, quick service and quality drinks every time.
Aside from the consistent quality, I have to say, they have the best mango drink/slush. Iโve order many times either in stores or via Uber, never had one weird tasting or powdery mango-flavoured drinks like other bubble tea stores.
Area of improvement: hot beverages, would be nice to get them in paper cups and have them slightly warmer.
