I keep leaving messages with their hotline. Impossible to get hold of anyone. Front desk is meant to be a concierge but outsourced to a security firm - they have no clue about anything. Still waiting for a call back. Worst customer service ever!

Pros The apartments are nice, and the security guards and staff are extremely friendly. The location is super close to high park which is great if you have a dog or like hiking. There is a small off leash area just outside the building which is great for giving your dog a quick play time if you want a quick break from work. Amenities have been closed due to covid but I'm sure they're lovely. Cons This building has no rent control. I will update this review when the rent is increased so you guys are aware of what to expect One thing that is super annoying is the elevator system, it's backed up a lot during the evening with about a 5-10 min line forming. What adds to the issue is that the stairs only lead out of the building, so you can't take them to go up to your unit from the lobby if there is a big line for the elevator. The fire alarms were extremely annoying but it seems like they're all fixed now so that's great. However it would have been nice for management to give out even a small gift card as compensation for the constant disturbances, especially as many people were working from home at the time. Update: The fire alarms continue to be a frequent annoyance. Testing is taking a really long time and constantly a distraction during work hours. I'm changing my rating from 3 stars to 2 as a result

[update after a year] overall a great building compared to others in downtown core. We had an elevator for a month with no communication which brought longer wait time but it could be much worse. The management is getting much better at answering maintenance inquiries and amenities are clean. The jacuzzi is still down after never being used... 15 min to 20 min wait time for the phone line is still not acceptable. But except that, I would recommend to live here! [early 2020] It's a new construction. Advanced compared to other tower built in the 2010s. They invest in the long term. Except some communication problems with management at the beginning. It's overall a good place to rent. High park is definitely one of the best areas in Toronto. Amenities are closed for now but the rent remains the same which is a bit annoying. And false alarms... Every week... Until one day there is a real one but no one go out because of false alarm fatigue...

I booked a virtual tour for the Livmore High Park building. No details were provided to me prior to the virtual tour regarding how the tour would be completed - no videoconference link provided. No prices for floor plans were posted on the building's site. The agent, Constance, called me at my appointment time. When I told her my budget (max $2200 for a 2 bedroom), she actually laughed at me and said she had no units available for that price. This virtual tour was an immense waste of my time and my partner's time. We both re-arranged our work schedules to attend this "tour" which was all of 30 seconds.

I DO NOT recommend this place. I booked a virtual appointment at the Livmore High Park building, and so far it has been the worst experience. All the information is by phone. The agent Constance Kuper is very rude and impatient. I asked normal questions about the building and it seemed like I was bothering her that I asked questions. She answered me quickly as if she wanted to hang up on me. They make you feel stupid and poor.

The building is fairly new and it's well run by the Management. I like that there is a 24 hr concierge service so it’s good to know that safety is a top priority here. Although there can be constant Elevator and Fire alarm interruptions but I think it’s improving. But then it’s good to know that they take this seriously so you know that the fire alarms are up and running well. You are not allowed to smoke in the balcony and if you want to you can only smoke few feet away from the building which I don’t mind at all since I’m a non smoker and can’t stand people smoking and throwing cigarette butts off the balcony which could lead to serious fire hazards. But due to their strict code I’ve not seen anyone do that which is a plus. If they see anyone I think they do check up on that so anyone looking for non smoking will love it here. Lol I like that the staff, mangers and superintendents are very helpful and whenever I needed to fix something they are very quick with that and last time I had a bathroom mirror that needed to be fixed and they replaced it after about 2 months. Although it did take long which I guess they need to improve in terms of time but I like the fact that they took the steps to replace it and did a fantastic job. But more improvement with getting back in timely manner would be appreciated. Perfectly located near the subway. Walking distance to the Junction and Bloor West Village and a bit further walk to Roncesvalles village. Beautiful grounds and residents are friendly and considerate. Great building which is well run. Great staff especially Snow since she was very helpful during the time i was adjusting to the new building when i moved in. Also Contance was a pleasure to work with she was very efficent/helpful and helped me get the process done quickly. I'd definitely recommend her she's amazing. The staff keep the building meticulous. Friendly neighbors.

I used to live at 55 Quebec and since I have moved for 50 High Park, I have realized how GWL doesn't care about its tenants. I moved in on April 1st and on my first day I complained about a noise coming from my closet, like something continuously hitting the drywall. The maintenance guy came there three times and he never accessed the drywall, where the noise is coming from. After not solving the issue, surprisingly he told my wife that noises like that could be normal. I complained again and I was told that I had to wait for a service date from the contractors. Last week, I got notification letter in my door saying they would enter in my unit on March 25th. We removed wardrobe and clothes from the closet and nobody showed up. After that, all my emails are being ignored, I don't know if GWL is recognizing there is an issue in my bedroom and whether they will fix it or not. Unfortunately, I can't post all the videos showing how annoying is that noise. The place that we are supposed to relax is actually a truly torture to stay there.

I have been living at The Livmore High Park building for over a year. It has been a great experience for me. I have received great Customer Service from Staff at all levels of the organization. Recently, I contacted the Maintenance Department to report what I thought was a serious issue in my apartment. The Livmore High Park far exceeded my expectations. They went out of their way to help me, including hiring experts and making arrangements to move us temporarily to another Suite while they took care of the problem. However, it turned out there was nothing wrong. It was all due to side effects from my new medication. Their handling of the situation and the eagerness to help me was very much appreciated
