Not having read the reviews, I was about to recommend the property du to its location. The rental office did not show any interest. How many work days are OK to wait?

I love this building!! The Heathview has beautiful apartments and amazing amenities. Everyone is very personable and friendly, which made my move less stressful and easy.

Last year (in 2017) we were orginally looking to downsize to a downtown Toronto condo, but having sold our long-time home, we couldn’t find what we were looking for within our time frame. With a looming closing date on the sale of our home, we decided to rent. However, we absolutely did not want to rent someone else’s condo. We remembered reading about Heathview in the Toronto Star. To summarize, we made an appointment, saw 3 units, chose 1, and 3 weeks later moved in. Almost exactly one year later, we have been been thrilled with every aspect of it. We now have no interest in buying. For us, renting in a luxury rental building in a fantastic neighbourhood (Forest Hill Village, Cedarvale Park, St. Michael’s College) gives us everything we were hoping for in downsizing. Our suite is small, but well-designed, bright and beautifully equipped. Magnificent building amenities, 24 concierge (almost like in a hotel), live-in-superintendent, on-site property management office with a staff of 3, super-fast elevators, bright parking garage with extra large parking spaces. Best of all, all of this with no home -owner chores and responsibilities. Three other really nice things about Heathview are 1) it attracts a cross-section of age-groups (there are town-houses), it is extremely pet-friendly and 3) it is well-managed. Morguard has a rigorous process of approving new tenants and then enforces building rules in a respectful, yet effective, manner.

TLDR: It's a nice building but there are a number of issues with management. Probably better than most buildings, but they really need to fix some problems. Pros: nice building, good amenities, some nice units, great location (close to subway, building staff promptly addresses maintenance requests Cons: - poorly enforced rules (residents leave personal soiled items outside their doors) - no parking spots available - cheap / poorly working appliances in units - cleaning before move-in was unsatisfactory (appliances not cleaned out, debris left everywhere) - unprofessional / disorganized leasing staff, - Concierges are constantly confused by their own job and cannot be relied upon to report package deliveries or send packages out. Plus they let anyone into the building indiscriminately and aren't friendly. - Deliveries / maintenance requests / parking passes are all done with pen and paper - No WiFi provided in common areas - Bike room doesn't have automatic doors - Recurring maintenance problems - Unresponsive / difficult to reach building staff - They post flyers advertising fitness classes but don't give instructions on where they are and how to get more information. - Would be nice if they provided a website for residents to communicate with each other (e.g. some kind of online forum). For the premium one pays to live in this "luxury" building, one would expect them to provide a truly polished experience. Unfortunately, totally not the case. I sincerely hope they fix these problems, but given they've been around for a few years already, I'm not keeping my hopes up.

This is a wonderful place to live. Everyone here is so friendly. The staff is amazing. Management always tries to help if there is a problem and always gets back to you. It’s near a subway and shopping between Spadina Road and St. Clair which makes it very convenient. I’ve been here for about four years and I’m extremely happy to live in such a great place.

Some very good staff, but management is a complete joke. They don`t return calls or emails I am surprised that a Morguard property is this poorly run. After meeting with property management, their response to some concerns has been very good and I feel they are listening and responding to my concerns. Also, the in- house staff here is excellent !

I've been living here for three years and love it! The staff are always super responsive and helpful. It's very clean and maintained and the location is fantastic, close to the village and the subway station. nicest of any of the buildings in the area for sure.

Heathview is a first-class multi-residential facility. My wife and I moved there in 2016, spent the last 5 years of our lives there, and had our first child. The building quality itself is high, the amenities are generous and well maintained. Morguard is a fantastic owner/manager; their staff are friendly and accommodating. The two buildings have an eclectic tenant mix: Older People, Young Families, and even some Young Couples/Singles. Overall a GREAT vibe to this place and quite enjoyed living there.
