Sunrise Village is a community of homes in a 45+ strata controlled environment. 1 Small dog under 13" is allowed, per home, measured from the ground to their shoulder. Or 1 cat per home. Development started back in the middle 80's. Currently mostly a retirement community as the average age of residents is over 75. Manufactured homes are the majority of homes here. There are some mobile homes in the first phase of the development. There are 4 phases here. The other phases are actual manufactured homes with concrete foundations and a crawl space. There is a manager on site. The village is walled in. There is a clubhouse with pool and hot tub for residents only. Clubhouse hosts venues like Christmas dinners, social clubs and events. There is a recreational vehicle parking area, that you pay a yearly fee for, if you wanna store it. There is a waiting list, however. The land is leased, so you pay a monthly fee for the land you live on, along with the maintenance fees , all in one payment. Water, garbage and road maintenance is included in fee. From April to September there are water usage restrictions. You have to care for your own yard, including mowing of grass.Your fee depends on how big your yard is. Currently, the average fee is around $550/month. Close knit community, neighbors watch out for neighbors. Blockwatch program in place here. Great location. Close to stores and the hospital. There is a creek with a trail you can walk along within this village property. This property is owned and managed by The Cannery Group. Desirable area to live and one of the most desirable villages to live in as a retirement community. Approx. 600 people reside in this village. I believe there are 390 homes. There are certain rules and regulations you can and can't do here.You must sign a lease here. Rules are gone over with a new tennant before the lease is signed. Sundays are quiet days. No power tools, hammering or lawn cutting is not allowed on Sunday. No noise after 10pm. Very quiet here in the evenings. Currently , because of Covid, housing prices here have gone wild.
