Nice building. Is across the street from Oliver Place with On The Rocks and Shoppers Drug Mart

Deteriorated over the past 5 years not as Executive as it used to be. Run down a little. Poor Management and board, concerned about themselves than residents.

Our relatives and friends, both living there for many years, said a resident found a cockroach yesterday inside the building but they told us management CORE real estate group manager Britany wont send pest company until "next week" some time at earliest if it was the managers own house would they wait so long? This happened around yesterday Friday September 10, 2021 at around 12:40 PM with many calls to Core real estate management and office so it was business hours. Most buildings would have someone out right away...Also, Regular problems with unsheltered  always break in garbage gates to camp over the years and to go in bulding. Friends and us have units there for rent and all.  Things are fixed after fact then unsheltered people cut the gates again to get things like bottles or sleep out there until more residents complain then it is fixed again. Could be a nicer and safer building. Security not number one for the many years we have been here. Lots recurring problems and no long term fixes. Every time a complains made usually no response from manager or board - not great etiquette in board practices, useless as they leave to CORE management - and then the voard and Management both ignore people who complain.. The board for more than last 4 years do not answer residents consistently, do not care about secure place, have no long term fix, things breaking down slow replace or repair. Fast to demand money but not fast to follow up or give more than just quick fixing then problems happens again. The homeless know where to camp out - at this place!! Board more concern with people dogs peeing or pooping on the new lawn than on people who live here!. Big issues, neverending, regular high fee increases.hard to sell in market and conditions.

We were thinking of purchasing one of the current units for sale as we work in the area and know people renting. We were recently given data from February 2022 shared to residents by the board president Chris Kennet: • ...our boilers, cooling towers, HVAC, and water booster pumps are approaching the 15- year mark, and it’s time to start planning and sourcing equipment that balances quality, cost, efficiency and government rebate potential - to give owners the best value for their investment and be prepared when the time comes to replace. •In 2018, our reserve fund was under $100k, and substantially underfunded....Since then, we have increased the reserve to $385k, but we still have further to go to get on track with our reserve fund.... We trust what we read because he is an engineer. We were also told by our realtor that Serenity just had 3 fee increases in the past 5 years and another just last month, as well many 'special assessments' and more owner assessments coming to pay for the things outlined above and many more items. It would be nice to purchase but it seems like we would be picking up the tab over the next few years as things seem to be breaking down... We also hear they have a problem with drunk people sleeping in the lobby area and trespassing....our realtor suggested we try The Illuminada or The Pearl on Jasper Ave 119th as they are close to work and the River Valley, and have better security and things not falling apart!
