I've been living here for almost a year now and have been impressed, because the reviews had me worried. - They are mostly very responsive whenever I've had issues with my unit. I only had to follow up a couple of times once, and I think there was a change in superintendents at the time. - I never hear my neighbours in their units, only when they're in the hallway, so the sound insulation has been fine for me. - There was a big problem with packages being stolen, but the person has been evicted, and I haven't had an issue since. - In the current climate, I think the rent is extremely fair! They have been upfront that the rent will increase yearly by a legal amount. - Yes, the laundry room can be dirty, but not disgusting by any means. - Regarding notices to enter for servicing the apartment, it has never been less than 24 hours. This is not the first or the second building I've lived in that says they will enter between 8 am and 4 pm. It's hard to know the exact time they'll enter if the superintendent is busy or if they're servicing the entire building! I do understand the frustration of the time period for showings being 8 am to 4 pm and think they should be more precise in those cases.

Do not rent here. Horrible apartments they call β€˜luxury’. Outrageous rent for what they are and you get no amenities. Laundry room sucks. Parking sucks with little to no parking. One visitor parking space and they ticket you if you need to stop there to drop groceries or something. Unbelievable. Yet there’s always people parked at visitors who won’t get ticketed because they probably know the super intendant or something. When it’s time for showings they’ll put a β€˜24 hour notice’ that will tell you they need to enter the apartment from 8am-5pm...nice window lol so basically you never know when they’ll just pop in when you’re in the shower. And they have barged in multiple times. Also the notice is sometimes not even 24 hours as required by LAW.

Lived there for a year in a bachelor. The space was 250sqft and they were charging $1,000/month for this tiny apartment! I left when they notified me of a rent increase above the allowable limit stated by the province. I also echo other reviews about poor management, 8-hour windows for apartment showings - they rarely knocked when doing showings, simply showing themselves in with very little care for residents. The place markets itself as luxury apartments - there is absolutely zero amenities, service and management was very poor throughout my year stay.

I fell in love with this building almost a year ago because the rent included: a bed, unlimited internet, a TV, walking distance to the University of Ottawa, close to a Starbucks...all the things a university student needed! Fast forward to March, 2020. A pandemic is declared in Ontario. Student moves back home, Dad looses his job because of COVID-19, the government asks landlords for rent relief. I contacted head office, requesting assistance, however they cite: you signed a one year lease - you are responsible until the end of the term, we also have obligations, basically too bad, so sad! June, 2020 - We receive a notice that the rent will be increased at the end of this lease! Really District Realty? I overlooked the following items at the beginning of this tenancy because i was truly pleased with this property: locks are not changed when a tenant departs. In fact, we found several sets of keys to the unit we rented in various cupboards/drawers, they did not follow their own policy of signing off on a move-in check list, work orders had to be resent to have work completed. I am so disappointed with the management at District Realty that I could not, in good conscience, recommend renting from them!

The sound insulation is the worst I've seen in my life, you can hear the neighbours snoring at night, it's like if you were living with them. The laundry room is always dirty, and you can feel the building is old. As if it weren't enough the packages you order are always stolen, because anyone from outside can enter the mailing room. Also there is often a rotten fish smell in the corridors.
