C	Collin Ferris on Google ★ ★ ★ ★ ★ If you're thinking of moving here, don't! The property on Valleywoods is extremely poorly maintained and managed! Countless people fall in the winter due to icy walkways and stairs. Uneven pavement, broken hand rails, cracked and uneven stairs and walkways, lack of light, and zero commonsense! They care only about your money and NOTHING ELSE! I unfortunately fell down their icy stairs and suffered many injuries. Lots of tenants have fallen and injured themselves here. Dont let it happen to you!

The rooms are falling apart and take months for them to come in and repair it. But here's the funny thing. They expect you to leave you to leave your apartment for a few days. What a damn joke then couple weeks later same problem happens. It's a never ending cycle. They are very corrupted

Yet there is no definitive list of what I, as the tenant, can/can't have on MY balcony. 5 days notice and eviction notices are being sent. WOW. Every balcony on this property has "items".

All they care is their money, building is destroyed and they dot even fix it, they do the minimum to keep you living, if you have a problem they will give you a workaround instead of really fix the problem. We have problems on our corridor, sink, bath some and other tenants. all they do is the minimum to keep us here. I would strongly recommend to you find a better building managed by any other company to live.

B	Baran Cem Demir on Google ★ ★ ★ ★ ★ I live in 165 Barrington Ave. and recently someone did break into my pickup truck and stole around 2k worth of construction tools. They also broke the tonneau cover and this happened right in front of the security camera. This also had happened at least 5-6 times to the other tenants as well and nobody is doing anything about it. Instead of hiring a security guy, they prefer telling me ''do not leave anything important in your car'' so I should carry all those heavy tools to home with me everyday after work? And take it back to the car at 6am in the morning? Why do we pay for the parking spot then? Unbelievable!

When I came to visit she said rooms are open you can go upstairs on room and have a look by yourself. Hopeless management.
D	David K on Google ★ ★ ★ ★ ★ I live at 1 Fountainhead Road. Ranee has harassed me for the last 5 years to try and force me to move out. Even after receiving an order from the Landlord and Tenant Board telling them to stop, their harassment continues. When I asked for help, the local property manager told me that, "You are the problem." They victim blamed. When I persisted, people higher up the food chain at Ranee told me that, "The landlord and tenant board won't do anything to help you." They used this excuse to do nothing. Staff at different levels of Ranee know that they are breaking the law. They don't care at all. During the Covid 19 pandemic of 2020 people had to stay home, so they couldn't work. Ranee continued to hand out rent increases during this time. Their April 27 2020 letter read in part, "Rent payment should be a priority for any individual. If no payment is received we will be forced to file an application for eviction." They were completely tone deaf to the pandemic and the effect it had on renters. Ranee Management is owned by the wealthy Zolty family. They own massive amounts of real estate, including 30 buildings and 7,000 units across the GTA. If Ranee Management is such an awful company, it is because Zolty wants it to be this way. Their company motto should be, 'Sit down. Shut up. Pay your rent.'
