Really bad cockroach infestation! Avoid this building at all costs - they constantly send out notices telling people that there are lots of bugs in the building. When you tell them you see roaches, they do nothing, they don't arrange for treatments. Terrible, incompetent management. As per their memorandum: "To: All Tenants of the Maples Re: Tenant Due Diligence and Pest Issues In the last two years, there has been an increase in pests throughout the complex. It is crucial that you come forward if you feel you might have a pest issue." Yet you submit a work order telling them that you have cockraoches and they don't even respond. City badly needs to intervene to force management to do something.

I recently called to inquire about a unit and the Leasing Agent seemed to have incredible issues with anger management. I asked a few simple questions and by the end of the call I was in tears while he impatiently answered my questions. I’m not even a current tenant! Just a prospective one. I hope you know you’re chasing potential tenants away with your demeaning and impatient attitude! Maybe get a different agent.

lived here for one year now. haven't seen any bed bugs, roaches, or pests. not sure what these other reviews are on about. generally, maintenance requests are handled very fast via online submission. no issue with management so far. if you're looking for a condo experience at apartment prices, you're not gonna find it here(or any where in GTA). if you're looking for a decent place to live in a good location, this could work

I love this place! Building is downtown and near all things you need. Grocery stores at your door step. Building is clean and very safe. Management is friendly and always there when you have a question or need an assistance.

I've been living here for 5 months now and I've had the greatest experience so far. Ideal location, great amenities, no bugs and affordable rent for downtown. Management is very friendly and attentive to any issues. I would easily submit any maintenance request online and they would get back to me within 2-3 days. Overall near perfect experience.

Tried to rent here and the person who responded to my emails and calls was awful. Took way to long to respond and spoke over me the entire phone call.

I've never shared a review before, however I feel like it's necessary for my experience trying to view an apartment at 20 Carlton / 25 Wood Street. I had the worst experience viewing an apartment at 25 Wood Street. Neil was unprofessional and pushy throughout the entire process. During each phone call, he continuously spoke over me, while also interrupting everything I was asking a question or talking. When I got to the apartment viewing, he was upset that I was 10 minutes early for the viewing and he said, word for word "well I haven't even had lunch yet" (it was 3:30pm, and not my problem). He asked me to sit in the lobby, and then while I was sitting in the lobby, a homeless person came in, kicked me off the bench I was sitting on, and then started smoking crack in the building's lobby. I told Neil about this, and he replied "Well why didn't you tell him to leave?", implying it was my job to control the building's security? Lastly, he told me the unit I was viewing was at 20 Carlton Street, however he brought me 25 Wood Street and showed me a tiny apartment. I was not interested mainly because I've seen the apartments in 20 Carlton Street last year and I was interested in viewing one of those. After my experience with Neil, I will never be viewing another apartment at this building again. I'd absolutely hate having to deal with this person on an ongoing basis.

20 Carlton is the building you want. The Maples is a complex of buildings spanning across Carlton to Wood Street. The Carlton street building is excellent with zero pest issues and quick response for any maintenance requests. I put in a maintenance request for the fridge and had a brand new fridge in less than an hour. Other maintenance requests are answered in a timely fashion within 24-48 hours. Building has a good vibe with respectful neighbours and friendly, attentive staff. Great amenities with pool, gym and roof top common Terrance with running track. Central A/C and heat. The sound proofing between units could be a bit better (it’s not awful and normal level sounds can’t be heard but loud sounds like raised voices/laughter/louder music can be heard in a muffled sort of way). The building faces a very busy street corner of downtown Toronto so I would recommend thick curtains to reduce sound. As long as you have both sliding doors to balcony closed and good curtains it’s not unbearable. Excellent location for all manner of shopping and directly on the subway line. Building staff A+, amenities A, location A+, cleanliness A, maintenance A+ , Sound proofing B, Pest control A+ no pests ever!.. this building is usually wait listed as it is hard to find a building of this quality and location for the price. Balconies recently renovated. Their is a reason this building is waitlisted with lower turnover. 4.5/5 ⭐️
