North 49 Home Inspections Ltd. David Bier

We had our acreage inspected by North 49 within 12hours I had a full report on deficiencies Which I would not of noticed. Lots of pictures with all details.

David is a fantastic home inspector, very knowledgeable. I would highly recommend him to anyone looking to get a home inspection done.

We used David Bier for a home inspection in 2018 when he was independent with his own Buyer’s Choice franchise. As first-time home buyers, we took a recommendation from our realtor at face value. This was our first mistake. When we arrived at the home for the inspection, David had already started working without us. He stopped briefly to say hello and did not explain the process, what he was doing, or ask us if we have any questions. He was running around the house testing multiple things at once, seemingly trying to get the inspection done as quickly as possible. We assumed this was normal but it’s not. Mr. Bier’s report was lengthy but unfortunately, his work wasn’t thorough. He missed a major foundation issue that arose when we went to sell, though his report said the house had no foundation issues. We went back to look at the MLS listing photos from 2018 and the foundation issues were visible from the photos of the unfinished basement. As first-time home buyers, we assumed that if there was an issue, the home inspector we were paying would have notified us. Fast forward to 2021, we sold at a major loss. I went back to David, now with North 49, to share the photos and ask for a refund and he was defensive and denied missing an issue. After I shared photos, he claimed that he cannot catch everything and doesn’t move any objects, rugs or anything in the home to explore issues that are partly visible. He refused to provide a refund or even apologize. He seems to be one of those inspectors that are in the work for the money and not in the best interest of the client so we recommend avoiding him entirely or it will cost you. We will be sure to conduct due diligence on our next home inspector to ensure we find one that actually has a lengthy background in home inspections, unlike David.

Cannot say enough good things about this company. The two inspectors (Kyle and Tim) arrived early and performed much of the exterior inspection prior to my arrival. They were thorough, forthcoming, and detailed in their evaluations and explanations. I learned a great deal and felt quite grateful and comfortable with their findings and additional advice. I would highly recommend their business. Making the appointment was easy, they were almost immediately responsive (especially being called on a Sunday, late afternoon!), and they even very quickly responded to an unrelated inquiry I had for a friend's foundation problem.
