★ ★ ★ ★ ★ Contstant wind pushing through the condo door creating an annoying whistle noise. In addition your guests would need to pay for parking. Walls are super thin, we hear our neighbours all the time. Only one good thing, the view if you're facing east but the rest is garbage.

★ ★ ★ ★ ★ I lived in this condo for one full year, leasing a one bedroom condo unit at about mid-rise level. Please see below for pros and cons
Pros:
-Awesome gym
-Property manager (Howard) is very friendly
-Very friendly concierges
-SUPER SUPER convenient location...you're literally a 2 min walk from Sheppard subway station and withing walking distance of the epicenter of uptown Toronto
Cons:
- many of the other residents are awful, esp the foreign students and workers
-the building elevators were often out of service....I didn't mind climbing the stairs but I recall many a time seeing a pregnant woman waiting on end to get up
-constant fire alarms and fire drills
-no visitor parking
-poorly insulated such that windy winters sounded like hurricane season in the islands
-most of the unit owners (including my Korean landlady) are deplorable people, scammers basically

★ ★ ★ ★ ★ 88 Sheppard is an amazingly well managed condo. It is always clean and well maintained. My favourite part of the building is the outdoor water feature which makes it seem as if the ground floor units are fronting on a body of water - very cool. The staff is always very helpful. Diana, the manager there is a super smart cookie, well spoken, very friendly and approachable. You will love living at 88.

★ ★ ★ ★ ★ Have friend lives here. The security can't buzz the door open for guest, and they don't offer free guest parking pass. There's a paid parking lot.

★ ★ ★ ★ ★ The location is quite but very convenient. The water fountain is beautiful and calming. Staffs are friendly and helpful. I like the place. Just like other reviews, visitors need to pay. What else u can do?
