I was one of the first clients of this company years ago. The work they have done 7 years ago is standing the test of time. We had very few issues and the they provide is above and beyond what is provided by Tarion.

Excellent builder. Great renovations. They gutted and rebuilt my whole house. What I remember most was how impressed the Town inspector was when he said that it was builders like this that made his job easy. My personal experience was extremey positive as well. Mr. DeSousa was most importantly helpful in improving the old design of my home and making both money saving and positive recommendations. Furthermore, he started the project on the day he forecast, and finished 2 days early on a 5 month project. He said to me the only way he would be unable to complete the project on time was if I couldn't make the necessary product selections on timecas required. We kept up our responsibilities and so did he. Highly recommended!

I bought their recent church conversion project. Avoid this builder if you don't want to deal with low quality, things not delivered as contractually signed, and sub-par customer service. There is no after sales customer service, and the homes are poor in quality. Their services appear to be contracted off to third-party companies which makes them appear more experienced. The home comes dramatically different from what was advertised, and when the differences are brought up we were pointed to the agreement that waives our rights to any claims. The home came with a large number of defects both large and small (includes a bathroom flood, leaked window, missing parts, damaged pieces, among other things). The quality of materials are also sub-par. When issues are raised, I am told that some are expected issues while others would be resolved but no timeframe is given, or if given, typically missed. When issues are fixed, more are caused due to negligence and lack of planning. The builder is just starting out from doing one-off custom homes and has lots to learn with larger scale developments. They are also reluctant to come up with a plan to communicate and resolve issues. Buyer beware. I am a buyer currently in my 8th month, and still dealing with issues in my unit and trying to get a plan from the builder to resolve them with no success. Update (December 2019): - The builder has demonstrated accountability and has slowly come in to rectify the issues after multiple follow-ups and reviews - Some of the trades have been mutually accepted to be of low quality, and the builder agrees they will no longer consider them for future projects - Some issues cannot be dealt with and will have to come to a mutual agreement - There are remaining items that the builder has promised to provide an answer to in January 2020 - Moving this from 1 to 3 stars to reflect the willingness to look after the remaining issues Update (February 2020): - Following the update from December, the builder has now gone silent and unresponsive, after several follow-ups - Changing stars back to 1 - The project is going through a performance audit so that there is someone facilitating the process of making sure the owners get what was signed off in the contract, and which meets code

Buyers beware. These builders are absolutely incompetent, terrible at communicating and completely remove themselves of any responsibility or fault when the project goes wrong. I would never recommend anyone buy or work with them. The lack of communication for delays is unacceptable. I do not understand how they can look at you directly tell you lies about when they can truly get something done and then turn around and not deliver. Choose another builder and save yourself 1.5 years and multiple preventable headaches
